Location: excellent, in my opinion because its situated on a quiet rocky coast with a view of the crashing waves against it. Its really soothing to hear also. If you are looking for a convenient location close to town, then it is not a good location. The location is up a windy and rather dangerous road situated between the two main towns.

Transportation: ?. We used a motorbike so I honestly do not know how their tranportation system is. I only heard from other reviews that they will pick you up from the airport and bring you here with complimentary water and towel, But don't quote me on it. If you are confident with driving a motorbike, do that instead. It will save you a lot of time and money especially if you're on a time crunch to do things. They do have a shuttle to go to town and back from the hotel but again, we used a motorbike so I don't know how this service is. I assume you have to hop on on a prescheduled time which is really not that desirable if you want to do things on your time line. If you have a little more money, why not take the taxi? I warn you though you may have to climb a steep hill about 100 meters to get to the main road to catch one. But my suggestion is to rent a car or a motorbike. If you're coming from the ferry boat, you can rent a motorbike right by the pier by the travel agencies lined up on the street. That way when you leave by the ferry you can just return it by the pier again. Motorbike rental is usually 250 baht for 24 hours, but we bargained it down to 200 baht. If you rent for a 4-5 days you can bargain even lower! There are motorbike taxis and regular pick up style shuttle busses, I highly do not recommend taking those because they just shove you in with other tourists and its quite a long and uncomfortable journey to the hotel. It takes about 45 minutes to an hour to get from ferry station to the hotel depending on your transportation. I Don't know from how long from the airport. As far as ferry station pickup from the hotel service I'm pretty sure it does not exist. Check with them first maybe.

Appearance: very good. The rooms are all more like individual homes situated in a right position so everybody virtually has a view of the ocean. The individual homes(rooms) are not the newest looking, but when you step inside, its spacious and cozy feeling. I suggest you get a room closest to the ocean, then you can watch the waves clashing against the rocks right from your jacuzzi window uninterrupted! The area is surrounded by peace and quiet, the little beach(if you can even call it that) has flowers and big leaves scattered all over the place which fall gracefully from the trees.

Services: Ok. The price for being in a quiet location is a rather sleepy staff. But Its much better than staff who's always in a panic mode to do things. we did not communicate with the staff too much except for checkin and checkout, Which went smoothly. Overall they were nice people just doing their jobs, thats what I got from them. Nothing special.

Room overall: very good. When it comes to rooms, we all need admit it really comes down to what kind of rooms you're used to having. And its really up to the individuals to decide. With that said, in my opinion, it was excellent! Clean and spacious, with a master switch to pretty much all the lights and temperature control all on one devise by the bed. Floors, walls, and ceilings are clean, but with occasional spider webs in the corners, but the ceiling is so high you won't be bothered too much about it. There are huge windows that completely cover the wall where the view is. The Jacuzzi was in its own little section where you go past the toilets and stone steps surrounded by pebbles. There is a big window next to the jacuzzi also looking out to the sea! The bed is comfortable and king sized, with curtains surrounding the bed (mainly for style). The sheets are clean and thick. There is a Tube TV with only local channels, but there is a dvd player so you can go buy the cheap dvd's from town, and before you go to bed pop one in and enjoy your movie night by the ocean. The wifi was not existent. Where we stayed it wasn't working but maybe different in other locations around the complex. We stayed in the room closest to the beach. The air conditioner was good but needed some time to cool the room. The bathroom door is better kept shut because it will cool the room much faster that way, its almost impossible to keep the bathroom cool anyways. Other little things like coffee/maker, hairdryer and towels are all existent. There is a couch also which is nice to have if you have guests over. Do follow the instructions carefully when operating the Jacuzzi because we had a little confusion using it.

Food: good. In my opinion it was excellent because I'm not very picky with what I get. But others may disagree. The breakfast is complimentary situated where you get a nice view of the ocean from the top of a hill. you may need to do some stairs climbing depending on where your room is. The breakfast is a buffet style with things like, bacon, eggs to order, ham, sausage, hash browns, pastries, bread, butter, veggies, yogurt, cereal, milk, juice, ex. Basically usual things are there. The overall quality of the food are good. Not excellent but definitely tasty in my opinion. The staff however did not seem to like their jobs, but maybe we caught them at the wrong time. But if you're looking for the basics, you will be pleased to see all the choices. If you're looking for 5star food, you will be disappointed. It depends on you.

Overall: 9/10. Based on my experience and my given time that I was there. It was definitely a good price for value. I honestly did not expect much more than a normal room. But the ocean and the rocks just made my stay that much more enjoyable. If you're a couple, Perfect, book it! If you're looking for a social experience, you maybe in the wrong place. I hope this review helped everybody out :)

Reserve the hotel based on the agency. The view is nice in the beginning. But after few days, u will feel all the views are the same. The location is not close to any other night markets or hot spots. There is no shuttle too.. Above all this bad conditions, the worst is their service attitude. I think they lost their smile and enthusiasm long time ago. U may ask urself why they don't like most of the other people u met in Thailand. In the end of the days, I will serious suggest u not to go this hotels. If ur agency suggest u to go with big discount, u will not want to save a little money to lost ur good mood

Room smelled of mold and had definite water damage in the shower ceiling, most likely due to poor ventilation. The towels have even picked up the smell of mold. Smell of sewage floats around outside. Lots of steep stairs, which doesnt bother me but could be problematic for others. Very negative impression, especially having to pay for 3nights upfront.

Room Tip: Always look at rooms and grounds before paying

By far our best holiday destination ever. Very quit with private villas dotted all over the hill amongst thick jungle ensuring privacy and intimacy. Spectacular views, excellent service, magnificent pools, beach side dinning. We loved evey minute and will return as soon as we can

1.The drainage hole of the shower room is blocking.
So water cannot drain.
2.The room is so small.
3.The lock of the balcony’s door is broken.
4.The thermos is broken too.
I should not want to go again.

upon arrival the view was stunning--we were then taken too our rooms/bungalows down below with an old double cab shocks gone-along the route old palm trees and rubbish in black bags and stuff lying all over the place underneath other rooms--rooms are old,bedding dates back to 1920 or earlier,bathrooms are dirty and smelly--view from the top below on the rooffs of the other bungalows is terrible rubbish lying on every roof down below--my wife and the other couple walked up to the pool area and bar to try and get something cold to drink while i tried to manage to get us another hotel via our travel operator back home--some bottles of drink at the pool bar is standing on a wall in the sun with labels already discolored from the sun,the fridge single door pepsi is empty with some old tree branches and leaves lying next to the sink and tap where u wash glasses--no staff member around,no towels,no umbrellas set up no pool bar available--so off we go the the lobby reception area where i went to complain the the rooms are old,bedding is terrible and i got told by the lady manager that booked us is"yes we know it is old and terrible"after i complained that we are not happy with the accomodation--we then tried to get something to drink from the main lobby bar but could not as there was nothing in the main lobby bar fridge except half used tomato sauce bottles and other stuff--dirtry mopps and brooms standing in plain sight next to the bar against the bar chairs--we walked across to the next place next door where we could buy some cold drinks as there was nothing to buy at the hotel lobby bar--so we sat out side waiting for directions from our travel agent back home next to more dirty mopps and brooms and broken wooden dust bins and this all forms part of reception--this was nearly the end of our 20thwedding ann.trip as my wife refused to stay and eat anything here--we think health inspectors should close the place down permanently--we then found baan haad gham on chaweng beach where we spent the next 4 nights in luxury clean and affordable accomodation

We've been a frequent visitors to Koh Samui and recently we've always picked this little gem of a resort along the east coast of the island. If you are looking for a hotel in the middle of action, then this is not for you. But if you are looking for a quiet hotel conveniently located in between different parts of the island, then like us you'd love this location.

Almost all of the rooms and the bathrooms have stunning sea view. The rooms are basic but nice. The swimming pool and deck is a great place to unwind after a long day running around the island. Breakfast is a bit disappointing so we always just go out and try out one of the many local noddle shops along the roads.

The hotel staffs are very friendly and helpful. They clearly remember us by our 3rd stay and we can now demand to have the same room every time we go!
