Modern and clean B & B at the edge of Wokingham town centre. Nothing flash, but good, clean and quiet guest house with friendly breakfast service.
I would say perfect for business or relaxed holiday travel. Rooms are en suite with flat screen TV. Didn't try the wifi but apparently that is available as well.

I've been working in the area and staying away at a few different B&B's and I'm glad I stayed here just the 1 night. It really was just ok .... had all the basics you'd expect for £59 ... but there were a few downsides.

The greeting was distinctly ok (not unfriendly), the décor was very dated, the room was cramped (2 single beds and not a lot else), the bathroom was cold and almost bare (no shelf to put anything on). The breakfast was good but served by a gentleman who was very familiar with other people staying there (clearly regulars) but was almost dismissive of me (a potential regular).

In summary .... just ok. And I'll be spending my money elsewhere (and I've stayed in many better for the same or less in the Wokingham area).

Maybe I've got higher expectations than the other reviewers but I would not rush back to stay here. I was pretty much told to stay here for 3 nights by work and it is not a place I would have chosen to stay myself.

Upon arrival, the chap let me in and didn't even ask my name or take any details. He said "your room is down 'ere". He opened the door, gave me the keys and left me to it. The room I stayed in was down the back of the house and I was not able to pick up the wifi on my iPhone or iPad. I could get it from near the front door and that's it.

People are seemingly excited by having tea and coffee facilities in their room. I expect this as standard. If I was to stay somewhere without these basic facilities, then I'd get the F out of there immediately. The decor was very dated in the room and it was like something out of the 1970s. There was no shelf in the shower to put the soap down on. It's the little convenient things that seem to have been overlooked by the owners.

Breakfast was ok and was served with a grunt by the man. I never saw the woman once, which is not really relevant, but other reviewers have called her friendly and welcoming.

I toyed with giving it 2/5, but went for 3/5 as there were no major problems, just some minor inconveniences and old fashioned decor. The location is good, as it is a short walk into town, near the train station and has it's own little car park out front.

Room Tip: Insist on one the wi-fi reaches

Beautiful rooms and excellent hosts. We stay often as we have family in the area. It really is a home from home with a yummy breakfast! Just ask local landlord, Del, for recommendations on good pubs and grub, he'll be happy to oblige xxx

Had an excellent stay here, this really is an example of how a guest house should be. The rooms are clean and tidy, the beds are comfortable, the breakfast is very good indeed and the couple who run the place really make you feel welcome. I would highly recommend this guest house to anyone, my only regret being that I couldn't stay here longer.

My parents were visiting from America, and stayed at Wokingham Guest House on their previous trips here in 2008 and 2009. This latest visit didn't disappoint, and they were once again absolutely delighted with their accommodation and Linda and Derrick's wonderful hospitality.

I live in Spain now with my Philippina partner and we returned to the UK for a wedding in July. I wanted to show her a traditional English Guest House (as we have always stayed in hotels) and I could not have chosen better. She loved the "English" feel.

The room was clean and of good size. All the usual "Guest House" extras were in place such as coffee, tea and TV. Good internet connection in the room to boot. Breakfast was exactly what was expected and there was nothing we could complain about.

In short, it is a wonderful Guest House and deserves this write up completely.
