Let's be fair from the beginning. This is a very good value hotel trying very hard. Most of what it does is excellent in every way, I guess that money does not allow them to do the rest. so, wonderful, well trained positive happy staff make you feel most welcome and try their very best. This is everywhere. Excellent public rooms , well furnished and contemporary set a nice look. Outstanding food , really top quality ingredients, well cooked and beautifully presented with ample portions and fresh veg, lots of choice too. Someone is trying so hard.
There isn't a pool so again the hotel tries hard, arranging a free spa trip for you into a delightful apartment hotel. Stunningly good.
The bedrooms it is true have seen better days but life is a balance, pay more for your stay and I am sure the management would love to do them up.
It's a hotel trying very hard, knows its market and makes you feel special.

Thank you for your very lovely review. You have identified that we are good value and that the team try very hard to please our guests, this is exactly what we want to be - A good value hotel with a pleasant, friendly and professional team.

I will ensure all the team get to see your feedback. Particularly our chef who will be over the moon to have his food named as "outstanding"

We are rapidly increasing our refurbishment program of the bedrooms, and have refurbished 8 rooms this year, and more in the pipeline. We accept this is an ongoing process and hope that half the hotel will have been done by this time next year.

The spa is truly fantastic, a great retreat after a long walk to relax.

I hope that we will see you again and thank you again for your comments.

Had 4 nights here from the 23rd sept never been before had a fab time loved it. The apartment was ideal as we had our two dogs with us , we had a couple of breakfasts in the hotel food was excellent and exceptional value for money , just a 15 min walk into Keswick , loved the walk around the lake. And the grounds of the hotel . Staff all very friendly as we're the guests had a fab break and converted into walking now so much so bought boots and jacket in Keswick were every other shop is a out door shop so lots of bargains

Faultless in every way. 'Classic double room' for only £79 was superb value.
Staff were v. good, furnishings excellent, every facility available, scrupulously clean, warm and comfortable. Lovely location, and very convenient for our trip to The Theatre by the Lake in Keswick. Quiet,well maintained gardens. Would not hesitate to come back again.

Room Tip: Rooms on garden side, to avoid totally any traffic noise

Stayed for a weekend break on a £99 per person deal, Dinner, Bed and Breakfast. We were allowed to take our small dog for a nominal fee which was a bonus. Room was clean but could do with an update but did not put us off from returning. Food was very good and we had no complaints in the choice on offer.
Grounds are very nice down to the Lake and a lovely walk - small village location but within easy reach of Keswick. Would recommend this hotel.

Room Tip: If travelling with a pet the ground floor Rooms are usually allocated.

stayed here at the end of august,Had a great relaxing break the hotel was true to previous reports.We were lucky enough to be allocated a lake view room that had been refurbished overlooking the gardens,i feel the opinions of others about their stay might reflect the quality of their room !!.our room was large well equipped with a large bathroom.The public areas down stairs are quite modern,clean and comfortable.The conservatory area is a warm and pleasant place to relax with a drink from the nearby bar,all overlooking a nice garden area,its a short walk down to the lake side.
We enjoyed one evening meal in the restaurant,the meal was of good quality and ample portions at a fair price,the restaurant area is pleasant and your breakfast is served here also.
Staff throughout the hotel were helpful and pleasant at all times especially in reception,and in the restaurant.
breakfast was adequate with varied choice but moderate portions served for you ,not buffet style.One gripe was the coffee pots for two ,filled to the brim so that they dribble as you pour your drinks, both mornings !!.
Now the bad news ,at checkout we were billed for one evening of our stay TWICE for the same evening ,ALSO even though we only ate one evening meal in the restaurant we were billed for that meal TWICE ,even though i had paid for this meal already at the bar on the the evening!!!.
MY ADVICE TO GUESTS pay for your meals and services as you go by cash,keep your receipts to hand and don't authorise hotel charges to your pre registered card,
This hotel appears to have clientel of older people who i feel aren't so vigilant and are probably more trusting,Our experience took the shine off what was otherwise a great stay and i would not hesitate to stay here again or recommend the hotel,just excercise a little caution.

Room Tip: ask for a refurbished room if possible,lake views are very good.

Great location ,ideal for exploring Northern lakes. Hotel is situated near to lake edge but is misleading as it is a path with tall trees and grass etc you can barely see the lake . Restaurant staff were excellent,efficient and very friendly, reception staff were polite but not over welcoming. The room was ok although very dated in decor. The bed was horrendously uncomfortable resulted in both of us coming home from holiday with bad backs. The bathroom was in serious need of updating ; cracked sink, broken floor tiles,black grout and sealant ,flaky paint ,rusty radiator and filthy taps. The hotel had a very tired old feel to it , with the exception of the bar and dining room which have been refurbished.

We stayed here on the August bank holiday and were very impressed. The location is excellent, it's a short walk to the lake or 15 minutes into Keswick. The grounds are very tranquil and there is loads of space in the lounge area for taking it easy. The room was clean and decorated in a modern style. The bathroom was very spacious and also clean. Breakfast is great with a good menu choice, the staff were very prompt and curteous. Overall this is a very nice place to stay and we would definitely come back
