If you are looking for a 'real' Hawaiian experience away from the tourist traps of Waikiki, Pat's is a good place to stay. You will have a chance to experience the local flavour and people, who are very friendly. Our unit was great, but the gym was completely rusted out and unuseable, and the sauna was under repair. Great beach, almost completely deserted. Half hour to the north shore, 45 minutes to Honolulu. It is noticeably cooler than Honolulu (8-10 degrees) and much rainier, but it is very lush and tropical. The Ko'olau Mountains are gorgeous. Beware of the 5 AM roosters waking you up. If you expect luxury, don't stay here. If you wanta real native Hawaiian experience and don't mind getting up early, it's for you. Definitely in the affordable category.

I'm a little late in my review but let me tell you we had a great time. We stayed in unit #715 which was very clean and updated. The bedroom was huge and the view of the ocean was fantastic from the 7th floor. The entrance side had fantastic views of the mountains. I would recommend one of the upper units. There is some noise from the highway but we didn't mind.
The building is very secure. The elevator is key activated and there is all night security. Most of the residents were retired so expect it to be quiet.
We loved the area too. There are a couple of grocery stores pretty close. We saved a lot of money prepping our own breakfast and such. It's great coming in after a long day and raiding the fridge.
We really didn't feel like we were missing anything by not staying at some of the more popular areas. They are not that far of a drive away. The week we stayed there was a very strong breeze all day and all night that kept us off the beach in front of Pat's.
I also enjoyed a nice jog every morning on Kamehameha Hwy. I really feel that this would be the area for an extended stay in the future.
Do your research when choosing a unit here. All units are different.

We spent 4 wonderful days here before going on to Maui (our main destination), wanting to relax after 12 hours on airplanes before hopping on another. We stayed at Sunrise Beach Cottage, which is one of three 4-unit "cottages" behind the main hotel/condo.

The owners have painted the place in bright yellows & aquas and it is decorated with artwork from local artists; the back faces the beach; at night the sound of waves lulls you to sleep...Speaking of sleep, one of my most important requirements at any lodging is a comfortable bed, which this place definitely has!

The unit has everything you might need in the way of kitchen and bathroom requirements--a lot of thought and care have been put into the furnishings. The owners also included a notebook with menus from local eateries and information on places to visit.

Honolulu is about a 30 minute drive away, depending on the traffic. The whole of Kamehameha Highway is unbelievably gorgeous, with dramatic green-clad mountains on one side and the beach-lined blue Pacific on the other.

Except for the occasional cars pulling in and out of the parking lot, you'd never know there was a condo building behind you. The sounds of ocean and wind blowing through palm leaves cushions you from most noise. My husband and I are middle aged and, at home, we sleep with a white-noise machine, as we're both light sleepers. We did not need it once the whole time we were there.

There's also cable TV, a DVD player, a lot of books and some games and we had a WiFi connection (yes, we brought our computers--pathetic, I know!).

We plan on staying there again on our next trip to the Islands.

We stayed in #415 on the fourth floor, which was very comfy and roomy and looks much better than the pix on the website. Well stocked kitchen, and the most comfortable beds in Oahu! Beautiful lanai and the ocean is right there! We were apprehensive, but in the end loved this place and (there were four of us) and made some wonderful memories, even tho' the weather wasn't the best as it was very windy in Feb. 09. What a great place to launch from --to explore all the northern areas, and go to the Polynesian cultural centre (we rented a car), see the Walilea Falls, etc. This accomodation is very good; loved the pix of old Hawaii on the walls, and the general furniture feels so Islandish. In the bedroom the only downside was the noisy traffic which I heard, but my husband didn't, and the rooster that crows around 4:00 am every morning.If you need it quiet, stay in the living room, and give the lovely bedroom (with fans) to someone who doesn't notice noise. The ocean is warmer than the pool, but if you stay in summer, it will change I'm sure. Great place!

Personally, my husband and I had a wonderful time staying in a rented condo at Pat's at Punal'uu on Oahu. The accomodations inside the condo we reneted were more than fine for the 2 of us and it was nicer than I expected for the price. The furniture was not brand new, as anyone who would use new furniture in a beach rental would be insane, but the place was very nice and liveable. I would have been more than happy to live there for a month. The unite we rented is no longer being rented, but there are many great rental units available. The only downside to the condo we rented was that the bedroom window opens up to the street side, so you do hear the very light noise of the street outside at night rather than the surf, but we were always so exhausted from our daily activities, we would fall alseep right away.

The kitchen was nicely renovated and they had everything you could possible need to cook a nice meal. The appliances were brand new, the bedroom (more of an alcove) was small but the bed was very comfy and it was nice having all the beach items (chairs, boogie boards, etc...) at our disposal. They had a 4 or 5 drawer standing dresser and a closet to hand up our clothes. There was shampoo, conditioner a hairdryer (I left my curling iron there) and the shower had great water pressure with great hot water. There was some mid rust on some metal aread in the bathroom, but it was not due to age, but rather due to the mositure in the air. Overall I would rate the accomodations an 8 out of 10.

The renovations of the complex were ongoing at the time, but were not an issue with us. We were gone most of the day anyway, but the days we were out on the beach, we did barely noticed any construction noise. There was the occasional noise of a sander or saw from where other units are being renovated, but the noise was not annoying by any means. The front of the building had been repainted and they were in the process of refacing and painting the back side of the building. The view from the balcomy was lovely, but there were ropes from the scaffolding below , but it by no means ruined our view. I would suggest checking with the person you rent from to see if the renovations have been finished.

Just as an FYI, my husband and I aren't trashy people, so it's not like we have low standards or anything, but this is a great place for the price and the views can't be beat. We even were able to watch the migration of the Humpback whales from the balcony of our condo. It was a memorable sight. Snorkeling off of the beach (it's only waist to chest deep for at least 200 to 300 feet offshore) I saw a sea turtle, many fish and a sting ray. It was cool!

The beach is beautiful and the water was nice and calm. Reef shoes are essential as the area can be rocky in places (smooth coral) but it is like there most places in hawaii. My husband and I left reef shoes at the condo for future guests,.

The location is great, as it is away from the hustle and bustle of the city and there are many lovely places in the surrounding areas. i hope I can be of further assistance to any of you others who may be looking at this property...

My husband and I have already booked a penthouse unit for our May 2009 trip and we are VERY excited to be going back to Pats at Punal'uu!
