The cottage is in a lovely location for seeing all areas of north Norfolk. It is excellent for the Coastal path which you can walk for miles in either direction. There is a great Coastal hopper bus service which runs half hourly to bring you back as well, alleviating the need for doubling back on yourself. Wells is around 6 miles away and plenty of other small villages nearby, the Sandringham estate is around 35 minutes drive away. Plenty of pubs with excellent food and beverages in the vicinity, the only thing i would point out is that you do have to drive to get anywhere, shops etc are all 5 miles away, there is a pub within walking distance but thats it, perfect if like us you want to escape the crowds. The cottage itself is lovely, spotless on arrival and although dog friendly (we don't have one) does not smell of dog and is spotless, it has everything you need, ample kitchen equipment, towels and we were luck enough to have a welcome bottle of wine and cake which we thought was a lovely touch, price wise we felt it was competitive with other accommodation in the area and would definitely recommend it to friends and family.
Just back from a relaxing week at Sage Cottage. It was perfectly placed to explore the North Norfolk coast, with it's excellent beaches and great walks. The cottage was well equipped and had everything we needed. Local pub had excellent food and great atmosphere.

We all loved the cottage so much. Perfect place, perfect house, perfect size. Couldn't have wished for better. We had everything we needed and more! Place was so much bigger than expected and was perfect for a family of 4. It's like a tardis (bigger on the inside than the outside). Our pugs loved it and was great to find somewhere doggy friendly. We will 100% go back in the future and wished we could have stayed for longer!!
We have just returned from a 3 night stay at Sage Cottage which is a great location for exploring the north Norfolk coast. Unfortunately we were a little disappointed with the accommodation, it was a good size and had parking but it could have done with a good clean. I had to wash the crockery and cutlery in the kitchen before use and the kitchen generally needed wiping down before we could use it. The work surfaces were greasy. The bed linen was clean and fresh and the bathroom was clean although the shower needs some attention. A nice cottage but just needs some maintenance, including trimming the bushes around the front door.
We had a lovely stay at Sage cottage the week after Easter. It's a great location for walking and exploring the north Norfolk coastal. Great place to stay if you have a dog. Accommodation was clean and comfortable for our family of 3 plus a cockapoo. Lovely pub down the road called the Hero too.
The location is right on the coastal bus route as well so great if you want to do a one way walk and get a ride back home.

We had a great few days here at Sage Cottage. Perfect for our family of four plus a small dog. The local pub is superb and it's a two minute walk to the water and a beautiful 20 minute walk to the beach. We will be definitely be staying at Sage Cottage again.
The cottage has a spacious, modern living area with a good TV and a lovely log burner. The kitchen is compact but very well equipped. The spotlessly clean bathroom has a full size shower cubicle with a powerful shower, plenty of thick white towels were supplied. Both bedrooms have comfortable beds with good quality linen and plenty of storage/hanging space. There is also hanging space and room for storage in the entrance hall. It is ideally situated for exploring the area either on foot, or by car and there are interesting places within easy travelling distance.
