The room was clean and tidy and the staff were very welcoming and friendly. Sorry, but these are the only positives !

What didn't we like?
The decor was scruffy, and the whole hotel clearly in need of re-decoration. After checking-in, we went to our room, only to discover that the toilet did not flush at all, and the operating mechanism badly in need of repair. We did wonder how the cleaner could have possibly done the job properly without water, and why the room was offered at all. The second room had a working toilet, but the basin tap only produced a dribble. This was the only other room available, so we had to take it. Having travelled 400 miles we decided to eat at the hotel. The evening meal was poor in the extreme, with every appearance of re-heated meat, and canned vegetables. The word "restaurant" should be removed from the description of the hotel. We retired for the night, but were disturbed by hoards of elephants walking about on the floor above. The hotel does not seem to have been purpose-built, but converted from a large house. The sound-proofing between rooms and floors is totally inadequate. The following morning it was 2 degrees C outside, but despite this there was no heating at all. There was no heating appliance in the en-suite, and an electric fire in the room did not switch on. We had breakfast (an extra). The choice was good, but the coffee was tepid. The staff did their best to make fresh, but this did not improve the temperature at all. We concluded that the coffee machine was faulty. When we checked-out we were over-charged for breakfast despite the lower price being agreed weeks beforehand when confirming the booking. All in all this was a very disappointing experience. How the high prices are justified we can not imagine, and we will make a point of avoiding Balladins hotels in future.

Booked this hotel on booking.com as it had good reviews, should have checked trip advisor!
On arrival, the staffed disappeared, the room stunk of cigarettes, the Velux window came apart in my hand, the light switch fell off the wall, exposing bare wires, the extra long beds, simply were not. "The view" was of a concrete wall and the local traveller site. Shower was pathetic, and God alone knows what made the stains on the carpet. The door opposite ours had been kicked open with the battered lock hanging out of it.

Smelly tatty knackered expensive ***t hole. AVOID AVOID AVOID.

Room Tip: Look somewhere else.

This hotel was in a convenient place for a one-night stop and the rooms were clean and comfortable enough for our requirements - don't expect too much for the cost and you won't be disappointed. Six of us were visiting war grave sites and memorials so we were well-placed for Arras and the surrounding area, before traveling through to Belgium.

There's a decent restaurant within a few minutes walk of the hotel - Le Peche Gourmand - where we all had a very enjoyable meal and drinks.

Breakfast at the hotel was a help-yourself buffet and was plentiful but nothing to write home about. Accept this place for what it is - a cheap hotel for an overnight stay.

They ran out of beer, food, plates, loo roll and bowls. If you need beer outside of meal timings, the kebab van 100m down the road sells beer but a tramp lives there. Food looked and tasted like cat sick.

The staff shut up the seating area at night by putting shutters down across the whole area. No night manager or anyone to assist. Just glad there wasn't a fire...

Shocking. Poor rooms, poor service and poor facilities. Arrived here during a battlefield tour with 30 others and within the first drink (beer) they ran out of both beer and glasses. The starter was different and the main course was looking like a budgie breast covered in some sort of sauce with chips, defiantly not al a carte. Cooked by greasy Joe and dished out by Scrooge. The rooms are bordering on unclean and it looks like some if them were designed for one person but had a second bed rammed in to make it 2 person. Probably more room in a decent tent but obviously not as comfy. One of the party asked for more bread and the look of disgust given by the waiter you'd have thought he asked for his car keys and the use of his car for the night. A stern "non" let us know there wasn't any more bread to be had. Wine was brought out in 2 small jugs and a smaller flower vase with no top for us. None of us on my table are good experts or hotel inspectors but a basic standard is expected and should be delivered. Would I rush back here to stay? NON!

The Booking site I used had a "average" recommendation for this place, and we stayed here 2nd week of Sept, 2013. Location is in what appears to be an industrial neighbourhood off main roads. Our room was not clean, the shower was very "scuzzy" and many of the rooms on our floor were not in use, the doors were open, door latches and strike plates were taped up with "duct-tape!... looked like abandoned rooms. There is a front desk attendant, but something is very wrong with this motel and I would not return.

Room Tip: Inspect before you pay and prepare yourself should you need to pick an alternative motel.

My four star review is based on my expectations and not on the quality of the Balladins Confort Arras, which is a no frills budget hotel. I needed a place to stay at short notice, with a late arrival and an early departure and so a five star location was unnecessary. Arriving at 1 am, I found the hotel easily and collected my key from a machine outside the front door, which was a simple process. The room, was en-suite and, as I expected, it was basic, but clean and comfortable with the bonus of decent wifi. I didn't stay for breakfast, so cannot comment on the food, but the receptionist was pleasant and helpful. Easy access to the city centre and all the major routes made this a good choice of hotel. The other reviewers should have been more mindful of the adage that you get what you pay for and at £40 ish for the stay, that's exactly what I got. Beware the onset of the Great War centenaries, because prices of hotels in this area are likely to rocket.
