My wife and i stayed in this hotel for a weekend in June. Overall it is indeed a small luxury hotel. But what it has with the Wow factor there are lots of things that fall throughthe cracks. The service is ok, not great, not bad. Outside of pre-set hours getting a drink or a decent snack isnt easy. There is a fantastic rooftop pool with an incredible view of the beachfront and coastline, but the bar was always closed so having a cocktail meant moving mountains. On the other hand, Giovanni at reception gave great tips on local restaurants. Overall probably the best hotel in Viareggio and maybe in high season the service/services are better.

Room Tip: The room with a sea viewis nice but the balcony is small. Overall worth the extra bit.

After reading some other reviews on this hotel i realize that the room makes a big difference- and unfortunatly i was given a horrible room to start with (after specifically asking about the quality of the room at check-in and being told it was nice, and big) and upon complaining, given an even smaller room with the only improvement that it didnt smell AS bad as the first, and there was more light. Do not believe what their website indicates as ""Alpine Hills view", the view on the lower levels is of a wall, or of another building where you can see the neighbors laundry hanging in reach. We were very unhappy with the room(s) provided, and with the way it was dealt with by the staff when we very clearly explained that we were not happy and tried to find a solution. Upon checking out they explained that the hotel was fully booked, but the way the whole situation was handled was not what you would expect from a supposid five star property and the room we were given was three star at best. Parking is another problem because although they do have a parking lot (i am not sure of the charges associated with parking here) it was booked during our stay and we had to pay a 10 euro daily parking fee for parking on the street near the hotel. Keep this in mind if you are planning on staying more than a weekend because that adds up.

On the positive note, the spa is very nice, professional staff, pleasant rooms, great mood lighting. The pool is nice as well and if you plan on staying in viareggio the location is very good, in front of the beach.

Room Tip: Insist on a sea view room on a higher floor

We had a fifth floor deluxe room as we wanted something a bit special and it didnt dissapoint. A short walk along the corridor to the roof swimming pool which was simply stunning. The breakfasts were excellent, some Prossecco followed by freshly squeesed Orange juice and all that you would expect from a hotel of this quality. As there were so many local resteraunts we did not eat in the Hotel and cannot comment on the evening meals.
The views from the 5th floor were probably the best in Viareggio. The staff on the reception desk were excellent and between them catered for all languages as far as we could tell.
There were some building works directly across from the hotel on the front, but in all honesty they didnt detract from our stay and should be finnished soon.

Room Tip: You probably have to be in the 4th floor or above to get the best of the sea views from the front ro...

Our room was in the front with a fantastic view overlooking the beach. The room, while not as large as some in our group was very comfortable, clean and up-to-date. Our meals were not as grand as the hotel but were very good and the setting on the covered patio was terrific. If it is all about the location, this hotel has it.

We have stayed in the for 3 nights. It’s a really nice place: it’s well located, great food, Super hospitable stuff, Swimming pool almost on the roof and super sea view. Hotel has its own beach, due to the season (Mid May) we did not use it. Breakfast buffet offered a good variety of all you nortmally have for breakfast plus station with a fresh squid juice + Prosecco. Stuff was really super friendly and helpful. Hotel is clean, rooms are very nice decorated.
Our aim was to visit places around ( Pisa, Lucca, Therme, etc.) and we wouldn’t find place better. It’s the best hotel on the coast down there.
It was one of the rare cases when we couldn’t find anything to complain about. It was just GREAT: we ve seen families as well as couples. With a pleasure we suggest it to anyone who wants to enjoy his vacation/days off.

I think this hotel needs to be fuller to have some atmosphere. Its beautiful reception rooms were nearly always empty and it feels a bit like a mausoleum.
Bedrooms (we had an impero on 4th floor) are a little stark for my taste but beds were v. comfortable.
Service, particularly from the friendly reception desk was always exemplary. Breakfasts, the only meal we took were ok. I ordered fried eggs one day which were quite unpleasant but there is a decent selection on the buffet table and service is generally very quick.
The dinner buffet looked fine but we ate out each night.
The rooftop pool spa is v. attractive but too shallow and it was a shame that one could not order drinks in May although there is a bar.
Prices in the minibar were almost comically expensive. The shower cubicle is spacious but the actual water pressure is a bit disappointing.
I find the Italian beach scene rather too regimented with hundreds of beach clubs and very little access or view to the beach itself which is very attractive.
The hotel offers free use of bikes which is highly recommended as one can cyle along the promenade for miles and miles or through the beautiful forests and it is totally flat.
Overall I would recommend this hotel, all the essentials one expects from a hotel in this price bracket are present and if an italian beach holiday is what you are looking for and you have deep pockets then you can rely on this hotel.

we hv just returned from a week at this so called luxury hotel.we had a colonial room which had a broken shower ,side and the hardest bed we ever slept in ,if you could actually get into bed as it so high.there is no swimming pool on the roof --as it only knee deep !!!.the resturant on the ground floor is clossed and the only food available is at the gourmet resuturant at 35 euros /course !!!!.breakfast buffet was adequate but quality of food very poor with out of life fruit ---black bananas a speciality .thank goodness for front desk staffwho were fantastic.the general manager refused to show himself !!!!
