It is a charming place and a charming town. As a travel pro for DM vacation I rate hotels based on their category and hold them to that and their promises. I thankfully upgraded for a small amount to a superior room. Otherwise it would be a very small room. The bed and items in the hotel are fine.

There are some small concerns. The shower (no bath) was so small that an old style telephone booth would have been a luxury. I am not an oversized person but I do not like having to Foch the edges of a shower. They only provided on bar of soap so you had to keep on switching it between the sink and the shower. A bit of a hassle if you forget the bar once you entered the shower.

The breakfast room was very nice and interesting. The breakfast was lacking. One type of cold eggs each day and a very limited offer of items. Not a full breakfast for sure. Coffee they will make for you but it is small cups so it is a bit of a hassle to have to keep asking the one staff member to do it when they have many other duties. They did seem happy to do it.

The staff was very nice, everyone of them. A big positive. Do not get a room off the Mai street. The cars going by all night on the stone road will keep you up.

The Internet had a very good signal.

Room Tip: Keep away from the street side rooms.

Orvieto is one of the best hill towns in Italy. It is literally perched up in the sky. Palazzo Piccolomini is a good choice for a hotel if you are driving a car. (If traveling by train, you'll want to stay on the other side of town.) To drive up to Orvieto you literally wind around the back of the hill. This hotel supplies you with excellent driving directions. Once at the hotel, they park your car for you. You won't need the car again during your stay because you can walk to everything. The hotel is in an old palazzo. The lobby and common areas are very stylish. The rooms have a simple, contemporary, stylish look that is a signature Italian mix of modern and ancient. The price is moderate. As everywhere in Italy, breakfast is included in the price of the room. The breakfast food is quite good and friendly staff will make you a lovely fresh cappuccino. The breakfast room, however, is in the lower level (well, yes, basement) of this old building. It is nice and clean, but I found it to be gloomy. This hotel would get five stars from me if they could find a way to move the breakfast room up to the main floor of the hotel.

Great little hotel with a superb staff who are very helpful. If you're expecting the kind of experience you get at chain high end hotels you may be disappointed as this is an old European town with the kind of buildings you should expect. We thoroughly enjoyed this hotel, the location and especially the staff!

We enjoyed this hotel. The staff made great restaurant suggestions, the room was nice and simple but well-decorated. It was about a 10 minute walk to the funicular. The breakfast was good and they offered many options, but they played some depressing music both mornings we were there. (I know that sounds a little silly.) I would go back again.

Room Tip: Room 311 was a corner room.

We arrived late and frazzled to the hotel, wanting to drop off luggage before returning our rental car. The staff were courteous, professional, and extremely helpful. The ground floor room was large, quiet, and had an intriguing view of a tiny piazza. The complementary breakfast was delicious - and featured fresh eggs and whole wheat toast! Such a nice change from the other hotel-provided breakfasts of yogurt and cornetto. We hope to return soon as Orvieto was so very charming and interesting.

Room Tip: Most of the rooms are quite small. After seeing my very tall husband, the staff recommended a ground...

Very helpful staff. We stayed in this hotel for 2 nights. Room was across from the hotel in what seems like an apartment building with hotel suites inside. Our suite had a big common room attached to it that was great to relax in. Breakfast good for being included. Hotel is located walking distance to all.

Room Tip: Did not see any of the rooms in the main building. Stayed in Ranieri suite which I would book again.

We found our booking at the Palazzo Piccolomini through European Destinations. The building was renovated into a modern and very comfortable hotel. We had a double bedroom in the corner on the third floor, facing out to the street but very quiet. There was a delicious breakfast served downstairs each morning, and there was a bar open in the early evening where coffee and drinks were served. If you have a car, there is a private lot available for parking. The staff was friendly and very helpful. We loved this hilltop town and our stay at this hotel. We had meals at two good restaurants; "La Palomba", mentioned in Rick Steves' guidebook, was a small, comfortable place with great food, where it seemed local people went. I'd suggest a reservation- we were there at 7:30PM when they opened and were lucky to get the one table free in the main room. The other, "Ristorante Piazza del Popolo" had excellent food but only two couples dining at 8PM. Look for it. The chef deserves to have more people there.
