“I couldn't WAIT to review this B&B”

From the moment we arrived to the day we departed, this was the best time of our 2 week trip to Italy. Giampiero actually drove to Orvieto to help us find his B&B (we were terribly lost)! After arriving on the "farm", we were thrilled to have chosen this place. The rose garden, the canopy ivy covered patio, the chickens next door, the beautiful pool, and the incredibly manicured property. We loved everything about his place. The food was the most exceptional quality and taste. We took a cooking class and only wished that every recipe Paolo creates was in the cook book! Met the kindest people staying while we were there, one of whom has been coming for 10 years. The beds, the pillows, the A/C, the food, the people, the grounds, the laundry facility.....it was all exactly top notch. We made friends there and definitely will return to this B&B! You MUST try their Lemoncello!

The hosts of this beautiful agriturismo were pleasant and spoke good English. The food and drink in the evenings was very good. The rooms were large, had good en suites and were well furnished. There was plenty of space to relax in the lounges or around the pool. It was possible to buy paninis, beer and wine off the hosts for an afternoon drink.
Unfortunately dogs are allowed in the dining room which does not suit British and American taste and there was no fridge in the rooms if you needed a cold drink in the night!

We were adviced to stay at this place by friends. The general impression is very good but there are some "downsides" which depends on each person if you think it is a downside. So the facts:

- We stayed for 100 euro a night, 2 persons this includes he city tax.
- Diner is served every evening for eur 37,50 including wine, water, coffee and limonciello and grappa as much as you can handle!! You will eat on one big table with the other guests. Hint: bring a shot glass from your own region to this place. You will understand it after the first night of diner.
- Diner is good, but not outstanding, maybe a little bit pricey, on the other hand, all your drinks are coffered so eat and drink as much as you can.
- pets are allowed and it is a bit noisy so you can hear maybe the dogs tripling around.
- ask for an espresso at the breakfast, no problem! And the eggs will be made for you how you like them best.
- the pool is relaxing and big enough
- the garden is wonderful
- the staff is very very very helpful and friendly.

If you have a change we suggest not to skip this place!

Dear guest,thanks for you comment.
Regarding the price of the dinner, which you consider a bit expensive I'd really like to underline that the products we use in our kitchen come for the most part from our farm, and as yourself have seen drinks during and after the meal are served with great generosity!
In light of all this you might consider that the price is reasonable.
Being and agriturism we are "pet-friendly", but we will consider to limit the access of animals in public areas in order to not disturb the quiet of our guests.

I would agree with the last few reviews that the ambience at the place is great and the owners couldn't be more helpful and kind. I was truly looking forward to the convivial atmosphere around the table and we did meet many like-minded travellers, but the pasta was too al dente for my liking and hence the night's sleep was ruined. The bed was not that comfortable and the room at the top of the stairs was spacious and quiet but lugging suitcases up there and down was a bit of a nuisance. The shower was fine but a bit tight and so I did not dare drop the soap. Parking and wifi was included but all in all, I found the room rate a bit pricey compared to similar places in Italy, but the dinner rate very fair and a must if staying there. The breakfast was very good, although a commercial toaster would not be a backward step. The hosts helped with day trips and finding other places to stay in Italy. They are obviously passionate about their business with attractive brochures and even a poster given as a parting gift.

Upon the recommendation of my in-laws (who had been to Locanda Rosati several years ago and loved it), my husband and I recently stayed there for the finally night of our Italian anniversary trip. We found the property and our stay to be just as magical as they had promised us.

Locanda Rosati is a family-owned agriturismo and the owners could not have been more helpful or accommodating. They were warm and friendly as they greeted us and showed us to our room; and then they provided us with several random items we needed, including an iron and packing tape (to secure a box of wine and olive oil we were transporting back home).

We stayed in the cat room (each room is designated with animal rather than a number), which we found to be quite spacious (although slightly dark). The bed was the softest and most comfortable out of the five hotels at which we stayed over the course of our trip. The bathroom was clean, with modern fixtures and eco-friendly bath products. Our only complaint was that the door of the shower stall was not well sealed, so every time we showered a fairly significant amount of water leaked onto the floor.

The grounds of Locanda Rosati are beautiful, with many picnic tables, benches, and areas for sitting outside and enjoying a book, glass or wine, or just the peaceful surroundings. The location is great as well, only about a 10-15 minute drive to Orvieto. We headed directly to Fiucimo Airport outside of Rome from Locanda Rosati and the trip took us about an hour and a half at "rush hour."

However, the best part of staying at Locanda Rosati was absolutely the group dinner. Offered every night for about 35 euros, having dinner at Locanda Rosati is a must if you are staying there. Hosted by the gregarious and affable Giampiero, one of the owners, the food and company were wonderful. The food was plentiful and served in four courses -- antipasto, pasta, entree, and dessert -- with plenty of local Umbrian wines, limoncello, and grappa. We had many delicious meals while in Italy, but dinner at Locanda Rosati was one of our favorites.

We are only sorry that we only had one night at Locanda Rosati.

we cannot go to Italy without visiting Locanda Rosati. Everything is wonderful. Accomodations are fantastic, food is so very memorable and the staff makes you feel at home. Nothing in Italy compares to this wonderful place.

After a wonderful transatlantic, we hoped our first stop in Umbria would live up to all expectations. YES....ABSOLUTELY! Our room over looked the gardens, was large with a spacious bath, lots of storage and beamed ceilings. At night we enjoyed the 'social hour' with fellow guests from around the world in one of the two lovely living rooms. Inside or out there is plenty of space to relax. Dinner was presented in a beautiful room with a large fireplace, stone walls and a true countryside feeling. The menu highlighted local cuisine and was served family style. We dined 3 nights and each evening meal was different and oh so good. Wines and sparkling water flowed, smiles and laughter followed with stories from Giampiero our host. Lemoncello and Grappa were served with desert. Plenty of parking, a perfect location to explore Umbria and most of Tuscany, delightful staff and excellent cuisine(Thank you Paulo) Locanda Rosati was hard to leave. We will be back!

Room Tip: Ask for the Raccoon room, best gelato in San Gimi.
