My family and I stayed at Locanda Rosati for 4 nights during our 18 day visit to Italy. The pictures don't deceive -- the home is beautiful, the rooms clean and spacious, and the grounds well landscaped. We frequently walked the property and smelled a bouquet from various shrubs wafting in the air. Apricots were ripe for picking during our visit. The pool was a welcome relief during the heat wave. (There are beach towlels for rent if your forget to bring your own). Our room was divine and well appointed. It was near the kitchen so we heard (and smelled!!) dinner preparations each evening, but it was only during the afternoon hours. There is air conditioning, but evenings were cool and we chose to open the windows each night. There is a washing machine and dryer onsite, but I would advise against planning to do laundry here. The machines are very slow and the staff uses them for their own purposes.

A few comments about the location: a car is a must. It's too far from the train station to walk and calling a cab daily would be inconvenient. Also, there is a long winding road to reach Locanda Rosati and not much in the area within walking distance. When we arrived at the train station, we plugged the address into our GPS and wound up (as another reviewer) at some crazy location with a long, white stone precarious driveway. Fortunately, a handsome passerby helped my stranded family find our way to the right location. It would be wise to have a hard copy of a street map before venturing out. With a car, everything is fairly convenient.

We had two meals at Locanda Rosati. We found dinners to be plentiful and delicious. Think Tuscan farm food and you will not be disappointed. There is plenty for everyone. There also seemed to be an endless supply of red and white wine for everyone. Giampero does indeed join guests for meals and he is interesting to listen to. If you prefer not to interact with others, this is not the place for you. We met people from the states, Germany and Canada. Conversation was mostly very convivial, though at times the language barrier does make it a challenge.

We used Locanda Rosati as a base and visited Assisi, Siena, Civita, and Orvieto. If I were to stay here again, I would spend more time exploring Orvieto and the surrounding countryside. Giampero has wonderful ideas on how to spend your time doing non-touristy things. He knows the area well and is very passionate about it.

My last comment is in regard to the "agri" part of this place. I had hoped to see more farming or products that Locanda Rosati produces, but I wasn't aware of them.

Room Tip: There are no bad rooms here.

The reviews are spot on. The place is beautiful, relaxing, and a gastronomical treat. The dinners are to die for--not only for the food, but for the company as well. The location, grounds, and pool are a wonderful retreat from the hustle and bustle of the big cities (loved the big cities, too). Orvieto is a gem as is the entire area. Giampiero, Paolo, Cristiana, and the rest of the staff are like family and so accommodating--they make the whole experience unforgettable and the reason we will one day return...for a much longer visit.

Room Tip: We had a triple--plenty of room with a wonderful bathroom and A/C.

My wife, 11 year old son, and I travelled through Italy in June. For four days during our 22 day trip we stayed at Locanda Rosati. And it was everything we'd hoped, and more. Firstly, it was scorching hot while we stayed there, so LR's pool was a godsend, and our (large) room's A/C was also very much appreciated. Second, we really enjoyed the two dinners we ate at LR. Meeting new people and sharing travel stories over wonderful food (gnocchi, risotto, Guinea Hen, beef in wine sauce, salad, desserts, etc.), and drink (local white or red wine, grappa, and, yum, limoncello) was a blast. Third, the many things to do (we had a car) within 100K gave us plenty to fill our days. Assisi, Sienna, Orvieto, Civita, Montelpulciano, and here's a tip for something out of the ordinary - Fasso Bianco - natural warm water baths among stunning calcium formations is just an hour away. Lastly, Giampierro, our host, who clearly loves his country, and his hotel, and wants to share it with everyone, made us feel very welcome, comfortable, and taken care of. Highly recommended!

The other reviewers weren't lying: what a wonderful place to stay! Beautiful gardens, wonderful pool, luxurious and great atmosphere. The owner treats you like royalty. Our room was large and very comfortable; there was no airco but we didn't need it; the thick walls keep the place cool. Dinner was served in the old cellars. All guests were seated at a long table and the meal was perfect: the full Italian monty with some of the best food I've had in a long time. Wine came from their own domain and was spectacular. Good thing we didn't have to drive.... you can use Orvieto as an excuse to stay here!
