I booked this hotel from internet. I was looking for buget hotel near Venice. Very good location 20 min to Venice from hotel. No good breakfast, some ready made cake and coffee. not very clean but ok (average). I stay 2 nights and I enjoyed because I spend most of the time in outside.

Good position with bus stop to Venice and also airport. Supermarket very near, also town centre with market. Very friendly helpful staff who speak good English.. Room small but very clean. We were on 4th floor so quiet.

As other reviews state poor continental breakfast, rooms not very modern, showers very small, check for mosquitoes before you switch off the light (remember mosquitoes like to live around water and this is Venice therefore not the fault of the hotel.) On the upside the bedding and towels was spotlessly clean, and the management allowed us into our room at 10.45 am. With regards to transport from the airport to the hotel even if you have to wait over 40 mins be patient and wait and catch the ACTV no. 15 bus that stops approx. 50m from the hotel and costs 6 euro you can pay on the bus or you can pre purchase tickets at the ticket booths on the left hand side as you leave the airport. You also have the option to take the ATVO no. 2 bus that stops at the railway station and you can walk to the hotel. Be aware the ticket salesman will tell you that if you ask the driver he will drop you closer to the hotel but this will not occur, you will then have a min. 20-25 minute walk dragging your cases. Take the ACTV no 7 bus to Venice (again only 50m from the hotel) this costs 5 euro paid on the bus for 2 people with cases, or, next to the hotel is a tobacconist where you can purchase a return ticket for 2 this costs 5.2 euro (ticket must be used same day) the bus stops in Piazzle Roma which is the start of your Venice experience. If you are on a cruise and you have time before your departure, after you get off the bus take the people mover to the port (cost 1 euro each way) drop off your cases and enjoy your day. Or if you would like there is a luggage drop off next to the people mover entrance this costs 5.5 euro per piece of luggage. Taxis will cost over 30 euro from the hotel to Venice / Port and over 40 euro to the airport. Try to pal up with some other people for the return to the airport, we paid 45 euro for 5 people on 9/10/12

Room Tip: only use hotel as overnight stay

If I had to say something good about this place, it's the lobby - and even that's average. The room was very small and the breakfast was horrible. And the staff member thought he was doing us a favor by granting us a free breakfast(our original booking did not have it included). Speaking of the staff, there was one member of the staff that was extremely rude. He would talk over us, yell at us, and was very unfriendly. We thought he gave us the wrong room and got upset at that. He made our stay very unpleasant and that's why I say do not book here. Please spend a little more and go somewhere else. This place was not worth what we paid for.

I am still trying to find the room that were shown on the internet.
The bathroom was dirty, there was no hot water, mosquitos flying around coming up through the drains.
The "Continental" breakfast is a diabetics dream, you needed to pay an extra 5 euros per person for extra food
The homeless people who took residence in the park was very amusing especially when they were always arguing over the booze.
The receptionist was obviously having a BAD day every day, she was very rude and not very forthcoming on information regarding busses,etc..
The only good thing about this hotel was the day we left.

The hotel is very clean and the employees were very kind. Another plus is the bus station located near to the hotel (40-50 m) from where you can take bus no 7 which leads you to Venice. Also, near to the hotel is a supermarket from where you can buy whatever you want. The breakfast was very poor: only butter, bread, orange juice, coffee and couple of muffins and cakes. But if you'll pay an extra 5 EUR you'll get additional food for your breakfast. From my point of view it's a good place to stay.

Room Tip: Rooms from 5th floor are the best.

When we arrived, they said they were fully booked.. however the receptionist told us they would let us stay in their other hotel (Hotel Piave) and breakfast for no extra cost and even gave us some water as we were exhausted and hot. We were a bit skeptical of this other hotel and extremely annoyed that they had disregarded our booking, but nevertheless took a short bus ride to Hotel Piave. The receptionist there seemed hesitant when we told him our story but soon after took us to some rooms in a seperate buliding from the main hotel. The room was fantastic with aircon, tv, etc. and the bathroom looked brand new. We were definately upgraded!! The breakfast was fantastic but I have to say the service from the Hotel Piave was not that good as the receptionist showed no hospitality during our trip.
