“Boutique accommodation at its best”

L'Espace is a mansion along the beach, near the Chedi hotel, in Muscat - a very nice area of the city. We loved staying in the beautiful house, and the rooms are very large. We had the family room with a balcony which was perfect for 4 people. High ceilings and all the modern comforts. Sofia is a great host and can give you plenty of restaurant and sight-seeing tips. There are lovely common areas including the terrace on the top floor. Breakfast is substantial and served in a lovely dining room. We had our own car and street parking was right outside the house and always loads of space available. Can be a bit difficult to nagivate to - a GPS is a big help but you may want directions before you get into Muscat. There aren't many restaurant options you can walk to so best to use this B&B if you have a car, or don't mind relying on taxis. Oman isn't a cheap place for accommodation but, in light of this, we were happy with the value.

We stayed at L'Espace for two nights in August and would certainly recommend this beautiful bed and breakfast, decorated with great taste. Our room, located on the top floor, did not have the beautiful view which you can enjoy from the terrace and possibly from other rooms, but it was spotless clean and had a very comfortable bed.
The breakfast was one of the best we had during our trip (warm croissants and fresh orange juice - it felt like home, but better !).
Although we did not get to meet the owners, all the staff were extremely nice and helpful. They were always there to answer our questions and helped us to book taxis when we needed them (unavoidable as the place is located about 20mn from the corniche and 30mn from Old Muscat, depending on traffic - the journey costs RO6, around 12€).

L'espace is an ideal place for travelers and business people who use this location as a base for excursions and business meetings. The proximity to the see offers the possibilities for short strolls along the sandy/stony beach and for swimming. The infrastructure at the beach, however, is simple and only few people actually go for a swim. In the evening excellent and tender meat is provided at the beach by "flying grill masters" at incredibly attractive prices
The b&& run by extremely friendly and helpful owners with an Indian/Canadian background.
They do the utmost for their guests. The impressive new city villa offers only 6 guest rooms. Absolutely clean and well kept by dedicated staff in-house an outdoor. Excellent and fresh breakfast, big rooms, nice rooftop veranda.
This is a phantastic place for the few who are lucky to get one of the very limited but spacious rooms,
Highly recommended.

A little difficult for our cab driver to find when we arrived at 10 p.m. Not far from the airport but it was a struggle. Not sure if it was our fault or his. Regardless, when we arrived and buzzed to be let in, it was a magnificent place. Should have taken the suggestion of a pick up from the airport which is provided. We just felt that since it was later in the night not to bother the hosts. The house was magnanimous and although it was someone's home, you wouldn't think it because you had full access to walk around, enjoy the library, the terrace, etc. Breakfast is included whether in the dining area or outside. Wi-Fi is included. Rooms were immaculate. We had a room with our own bathroom/shower. Not sure if they had shared bathrooms otherwise. Sofia was helpful with excursions to town or to the beach. They take only cash as payment so prepare for that in advance. The roof top terrace is wonderful for sunset views and casual hang outs. Their little doggie was a treat as well. He would sneak in our room, which was fine. I think he liked the attention. They also have a little boutique business of selling local jewelry, carpets and other wares. Overall, a great experience.

Room Tip: Can't comment as seeing different rooms, there is something for everyone.

We had a very nice stay at L'Espace. Set in a spacious Omani house with sweeping staircases, stucco work and rooms decorated with attractive antique furniture in traditional style, L'espace takes the concept of bed and breakfast to another level. From the breakfast terrace and, upstairs the rooftop terrace, there are views across the palm tree-lined beach on the other side of the road to the sparkling waters of the Gulf of Oman. The simple breakfast including fresh fruit salad, warm croissants and eggs cooked to order. The hosts, Sofia and her husband, were very helpful with tips and recommendations, their staff smiling and friendly, and Coquin, the little Yorkshire terrier who wanders around, very cute. L'espace also has a nice gift shop area selling a selection of tasteful souvenirs.

We did not find it a problem being in the flight path of the airport: indeed, the Chedi is situated even nearer. As for the desalination plant that some reviews mention, we did not even hear it inside and outside it is only a distant hum. Yes, we heard the call to prayer - but if you don't want to hear that, you should not travel to a Muslim country: the atmospheric 'adhan' is all part of the experience!

This is a lovely house directly overlooking beach, fantastic terrace, excellent beds and bedrooms , friendly - these are the pluses. However the desalination plant is there to be reckoned with, it's up to you, it's a blot on the landscape and somewaht noisy. The main drawback however is the location. Unless you have a hire car, it's difficult to reach. Taxi drivers don't know where it is, get lost, charge you extra and believe me they are expensive in Muscat (no public transport otherwise unless you count sharing minivans with the workers).
Conclusion - this spoilt our stay. With a hire car it would be completely different

Great establishment. Sofia and here staff are very friendly and helpful. Sofia provided great service before arrival with all the pertinent info (beware, as of Jan 2013, google maps has the wrong location). She also arranged a rental car for us with a great rate and drop off on location (taxis are expensive and L'Espace is far from downtown so rental car is recommended). Sofia has great recommendations on things to do and places to see. Only drawback is the desalinization plant next door, which is loud. Otherwise, excellent B&B overall.
