Brilliant B&B and very welcoming and friendly host. This is so much more comfortable and spacious than a hotel and you get get so much information on the local area from Marjorie, your host. Tried several local restaurants and pubs and can't fault them. All very good service and food at a reasonable price. The location of this converted barn is so convenient. we visited the Leeds castle, Hever castle, Ashford, Rye and the coast with many other towns and villages en-route.

The barn is in such a great setting with a stream one side and surrounded by trees and wildlife. Breakfast is great! You can't go far wrong staying at Foley Farm Barn! Hope to return!

Room Tip: Ask for the double room at the back next to the stream, great views and very peaceful

picked this because of the location near to a family party but would recommend to anyone staying in the area Do not usually stay at b&b's preferring hotels, but after staying here may have to have a rethink The barn is a fantastic building that has been very cleverly and tastefully restored and decorated the rooms are clean and comfortable The hosts are extremely friendly and helpful welcoming you in to what after all is their home, but for the night felt like ours. Little touches like the flask of fresh milk ,a jug of water when we got back make all the difference
After a Sunday lay in something I rarely do we were treated to probably the best breakfast I have had in a long while fresh fruit with choice of cereal ,homemade jam with the toast and the best scrambled eggs and salmon I have ever tasted

Room Tip: there are only four rooms and I think they all overlook the delightful stream that runs past

Wow, what a find!!
Just spent three wonderful days at Foley Farm Barn.
The proprietor (Marjorie) kindly booked us a table at The George for our first night. This is a quaint little pub, walking distance from the barn.Portions are very generous to say the least!!
From the moment we stepped foot into the barn, we felt at home.
Marjorie & Craig are extremely friendly, warm hosts. Nothing was too much trouble!
The breakfast was plentiful, cooked to perfection & delicious, from the full english to the scrambled eggs with salmon, fresh fruit & toast with homemade jam.......mmmmm!
The bedroom was very spacious (best bed we have ever slept on!) and the ensuite had a very large efficient shower.
The barn was spotless throughout. It is in a delightful setting, with a stream running alongside the bedroom window - great to wake up to the tranquility of the birds singing!
We've never stayed in the same place twice, but loved it so much & have already booked to go back again this year, can't wait!!!

I came with my son for a night and stayed four...
Beautiful house, very kind and helping hosts, very good breakfast.
Located at the end of a "secret lane" so very very peaceful and quiet.
One minute walk from a warm and welcoming pub.
5 minutes drive from Leeds Castle.
Walking paths in the woods surrounding the property.
just go !

This is my second visit to Foley farm and was so impressed the first time I had to bring my parents back. As before, Marjorie and her B&B did not disappoint. The barn is stunning and in such a lovely location. Have absolutely no complaints about this beautiful spot, and would 100% recommend to anyone travelling to Kent

Absolutely nothing! From our arrival on Friday afternoon to Monday morning when we left, we were so well looked after. The location is superb and atmosphere very relaxing. The room was spotlessly clean and spacious and bed really comfortable. Breakfasts were above and beyond what you would expect. We have travelled to Kent on many occasions and never stayed at the same place twice but we will definitely return to Foley Farm Barn. Thanks Marjorie.

Room Tip: Would recommend any of the 4 rooms available
