Stayed at the Royal Oak last night, for the 1st time in a few years. I guessed it had improved, and indeed it has - a little.
The ground floor has been completly redecorated.
The room I got was in the main building, over looking the road. The stairs & coridoors are somewhat tired, shame the redecoration did not extend to them. The room had a decent TV, new oak furniture, and looked OK. The shower was good. The loo was close to useless, a very week flush, and a 20 minuite refill time, ensured it took a couple of hours to flush away any deposits.
The room was despratly hot, even though the raidiator was off, but not to worry about that too much, the window would not stay closed, and the secondary double glasing was so dilapadated, it was close to a H&S hazzard. The room cooled down at arround 3am. Good job I had been out on the beer in 7Oak, else sleeping on the lumpy bed would have been impossible. The open window ensured an early wake up as the traffic on the road outside gets going fairly early.

All in all, drink enough beer so you can sleep trough anything, and the place is acceptable, else I suggest you stay elsewhere.

Stayed for 1 night in a double room and wish I'd camped instead. £105 and breakfast was the best part of my visit. The room I was given was in the main building, overlooking the road outside, and firmly stuck in the 1980s.

Decor was hideously tired, and opening the window to combat how wastefully hot it was inside was akin to breaking the Da Vinci code. Staff at check-in seemed unaware of the concept of "customer service". A friend that was staying in another room didn't have any hot water in the morning, but when telling reception about this, was greeted with "Well what can I do about that?"

Goes some way to explaining the issues experienced when booking, as my stay was part of a wedding party. Fully booked one minute, rooms available the next. Nobody appears to know what they're doing, or even care that much.

There were refurb works taking place when I stayed - let's hope there's a comprehensive training programme along with it, as there are better hostels in Serbia than this place.

Stayed here for two nights and I would just like to say what a wonderful hotel! The room was clean and comfortable. The food was lovely and the service from all the staff was very good. Will be staying here again and would recommend.

Looks nice from the outside but sadly that is where it ends. No mention when booking that undergoing refurbishment but once you arrive you find that the bar is closed & intermittent problems with power & hot water. Our bathroom had a new shower fitted over the bath but a filthy toilet with a broken seat. A new basin & taps which had never been cleaned as dirty & covered in lime scale. The bathroom ceiling was damaged in several places so refurbishment seems a bit random. The bedroom had some new furniture but also a bedside table that looked like it had been retrieved from a skip & the mattress was the worst I have ever slept on. Breakfast was chaos, we got some of the food which was ordered but not what was on the menu. Definitely not worth the money.

Stayed here as part of a wedding party...the problems began at booking. Initially I was told the hotel was fully booked. Yet bride and groom were subsequently told rooms were still available. Called again and booked. Then bride and groom double checked all of their guest reservations and a number of guests were not booked in, including me. At third time of asking the booking was taken.

Now to hotel itself. On arrival the hotel was going through a refurb. This in itself would have been acceptable had bride and groom not been assured that refurb would be finished by time of their big day. Due to refurb bar had been moved and had to be closed at 11pm, although spoke to a very nice barman in the day who said that he would arrange for the bar to be open after the reception, which it was.

Room was in the coach house. Decent enough size and good size en suite but not what I was expecting for £105 per night. Old fashioned and worn furniture. Very tired and dated decor and carpets too.

Slept ok but woke to no hot water in the morning. Other guests complained and was told there was a problem with the boiler and were offered the use of a shower in the main hotel.

Breakfast was included in the price for the wedding guests, and good job it was as I wouldn't have paid extra for it, especially at £14...is any breakfast worth this amount??? Complete chaos in the breakfast room, although staff were friendly. Waited 40 mins for my full English that consisted of one sausage, one poached egg, one rasher of bacon and a spoonful of beans....somebody deserves shooting for the pricing of this!! However, what little I did receive tasted very nice.

Had already received a £20 refund for the refurb having been ongoing so didn't bother to complain or try to get any more money back as sure I would have been unsuccessful.

Overall, if I'd paid £50 for the room and breakfast I wouldn't have much to complain about but if you charge premium prices then you expect a lot more than what the royal oak had to offer.

Having read other reviews we were dubious, however the hotel staff, service and food were excellent.

The refurbishment has started and the bar service is limited but sufficient.

We are looking forward to returning to see all the changes.

Spent a night here as it is one of only two hotels in the town of Sevenoaks. Opposite Sevenoaks School and therefore, one suspects would be popular with parents and you'd think ought to be quite good. It isn't.
For £105 per night excluding breakfast, it is overpriced. We had a poky little room in the annexe. On our arrival, all the windows were wide open and the room was cold. On talking to reception, we were told that the heating system was switched off in Summer (it was September) but they promptly provided us with a heater. We then discovered that there was no hot water. On contacting Reception again, we were asked whether we could wait until the morning to have a wash! Since we were going to a party, this was clearly odd advice. We were then offered the use of a room in the main hotel, but only to change & shower in, not to actually move rooms! As time was limited, we ended up boiling kettles and sharing 2 inches of bathwater.
The receptionist tried to be helpful, but just didn't quite manage to solve the problems, although he offered to discount our room rate when I asked to speak to the manager. The manager apparently does not work weekends, so we won't be able to take our complaints further until Monday.
The hotel itself is looking very tired, carpets are worn & grubby, paintwork dirty. The room was sparsely furnished and also in poor state of repair. The bathroom radiator was rusted from leakage and there was no shaver point at all.
All in all, a pretty grim experience. Poor and expensive
