We have just returned from two nights at Kinloch House to celebrate our first wedding anniversary. From start to finish, it was just wonderful. The house looks beautiful on the approach, and was very warm and welcoming. As it was a special occasion, we had booked a suite, which was very spacious and elegantly decorated. Mineral water and chocolates on the lounge table, and beautiful toiletries in the again very spacious bathroom. The only negative I could say is that the bathroom was in need of redecoration, the wallpaper was peeling, the skirting boards and carpet next to them were dusty, but this was a minor point.
The food was delicious, although not a huge choice, everything we had was perfectly cooked with a great balance of flavours and the menu was different each evening. The staff were very efficient and attentive without being irritating,quiet, but happy to chat if you wished to. Nothing was too much trouble.
The hotel is quite remote and there is no entertainment so it is not the place for a lively time, but for a quiet relaxing break it is absolutely perfect. It was expensive, but we felt it lived up to its promises, unlike other "luxury" places we have stayed in.
We love Perthshire, and will certainly return to this beautiful hotel.

After reading the reviews on this hotel, I felt that I had to share my experience during our short stay in May this year.
We had booked a 3 night stay with my cousin and her husband and we were all looking forward to a pleasant reunion as we don’t get a chance to see each other often as I live south of the border.
Anyway when we arrived at the hotel, it all looked very nice, although maybe a bit smaller than I expected. The manager was serving tea to a couple outside and he came over to greet us, which I thought was very welcoming. We were then shown to our rooms and I was immediately disappointed, as the first thing that struck me was how dirty the windows were, which did somewhat spoil the view and how rippled the carpets were too. The room in my opinion was dated and although quite spacious, not what I was expecting for a 5 star hotel.

The hotel only has about 12 rooms and you become aware of this straight away, with what seems like only returning customers.

We were allocated a very nice table for dinner and the service was very good, however we felt that he other tables were listening to our every word.
After dinner we retired to the conservatory to have a drink and a chat, but the place was empty and anyone who was in the bar had gone to bed at what seemed like 10 o’clock, leaving us feeling like we were keeping the manager up, who had let the bar staff go. We decided to leave the conservatory and go to our rooms to let the manager retire too, as we felt guilty and went to my cousin’s room, for a nightcap, but when we got there we heard someone shushing us from another room. It’s not as if we were having a party or anything, just merely having a conversation.

I personally felt very uncomfortable there and had to leave the following day. I have stayed in many 5 star hotels around the world, but in my opinion this one is more like a glorified guest house, with nice scenery.
If your waiting for God (sorry for want of a better expression) then this is the place to come as any sort of entertainment is out of the question, apart from sleep maybe.

As I said earlier the manager and the rest of the staff were very nice, but unfortunately the hotel was not for me.

As others have said, totally quiet relaxing superb hotel. Made to feel welcome on arrival, lovely big room with view of the countryside. Lovely breakfast in the morning and service was superb. All the staff are very friendly, great service at the bar and they bring your drinks out to you if you are sitting outside. Lovely big conservatory to sit in as well. 3 miles outside of Blairgowrie, so a short distance if you want to eat out.

Room was spacious with king sized bed, really comfy. Bathroom with gold taps, bath with hand-held shower, not set up for a proper shower

Staff were always attentive but not overly so. Would recommend for week-end break

I've been here a few times but never written a review before as it just feels like a home away from home.
Just a brief review to reiterate all the wonderful words others have said. It really is a lovely hotel, peaceful, relaxing and a great escape from the day to day stress.
The staff are very friendly and attentive yet discrete. You are left to relax yet there always seem to be a member of staff there when you want something.
The food is good. It's not Michelin style but the produce is fresh and well cooked. I had turbot and a delicious salted caramel parfait for pudding, it really was SO good! We were given petit four with our coffee, having known there were coming I would perhaps have not eaten pudding but it didn't matter.
Our room was luxurious, a big bath with endless hot water. A big comfortable four poster bed, peaceful and quiet room.
I would highly recommend this hotel to anyone looking for a peaceful, tranquil stay.

My husband and I stayed here for two nights along with a couple of friends, and from the moment we arrived we were made to feel at home. The setting is fabulous, set amongst fields, in an elevated position with rolling views of the countryside a mile or so outside Blairgowrie. The decor is pure country house with a Scottish twist. Comfortable lounges, pretty orangerie and dining room, and a welcoming log fire burning in thehuge stone fireplace in the hall, whichalso has beautiful oak panelling. Well furnished with antiques and tasteful soft furnishings, the public rooms are more like a private house than an hotel. We were welcomed and shown to our room (no 16) on the ground floor, which was spacious and well appointed, with views over the drive and fields in front of the hotel. The bathroom too was of generous size with a big bath. No separate shower.
On arrival we found our rooms to be very warm as the radiators were turned up to full, so we turned them all down to the lowest setting, however we still found it unfomfortably warm through the night (despite the cool April temperatures). We discovered in the morning that the radiators had been turned up again, presumably when the bed was turned down for the night by a member of staff.
Breakfast was delicious, with a good selection - fruit juice, porridge, fruit and yogurt, ham, full cooked breakfast (gorgeous black pudding). We particularly loved the toasted fruit bread.
As you would expect from a hotel of this quality, the staff were unobtrusive but attentive and efficient. All in all a restful and relaxing hotel which we will certainly use again when we visit Blairgowrie.

Room Tip: I don't think you will find a bad room at this hotel.

My husband and I were delighted to attend a birthday lunch here. We assembled for champagne in the delightful and comfortable conservatory, followed by lunch in the main dining room. Service was attentive and unobtrusive, and the staff coped very well indeed , given that there were about 40 of us. The main course was salmon which was cooked to perfection. . I love anything with chocolate, but I was just a tiny bit disappointed in the chocolate truffle tart, which was very solid and difficult to eat........but that aside , it was a most enjoyable meal.


The interior is warm and welcoming. Look for a very interesting display of hand mirrors on a wall close to the ladies loo.

I noticed that there is a smaller private dining room which would seat 10+ people at one large table. That would be great for a smaller party.

We did not stay overnight, but those who did said it was very comfortable indeed.

Arrived in a bit of a blizzard having had a large family party the night before.

This was a special family lunch for 15, which had been carefully planned and arranged with the hotel.

What a wonderful welcome to the smell of log fires and an extremely pleasant hostess greet us, take our coats and show us to the most delightful lounge area, which was one of a few we could see. We had pre-lunch glass of champagne whilst looking at the menu, which was limited but excellent choices of what appeared to be local specialities. The order was taken decreetly and efficiently and some time later we were shown into a private dining area that was so tastefully furnished, as was the remainder of the hotel.

The reason that this was so special, apart from the occassion itself, was the quiet, professional and so efficient way the staff conducted themselves. They must have been so highly trained to be empathetic and receptive to each and every person. They were extremely attentative without being obtrusive, to the point that once we had ordered nothing more was discussed, our food was place before us without being asked - something you rarely fine except in exceptionally expensive fine dining.

It was a real treat and a very lovely occassion made particularly special by the staff, wonderful surroundings and good food at this lovely hotel.
