Home from home place to stay, clean and comfortable lovely hotel with lovely friendly hosts Joan, Chris and Katie the dog, in an ideal location to explore Shanklin Old Village. Lots of good places to eat, all a short walk away.
Will definitely be going back there ... Excellent!!

We were delighted that Gerry and Anna enjoyed their stay with us as we only had a small double room left to offer them. However, they told us they were comfortable, the room was extremely clean and the prospect of meeting Katie, our lab x, was a definite pulling point! It will be a pleasure to welcome them back.

Joan and Chris have provided us a lovely short break. The rooms are clean and comfortable. Joan, Chris and Jean are all really nice people and are really friendly and genuine. The food is fantastic too. We all had a great time and would definitely recommend to a friend. Really good value too. A+ all round

My Wife and I, and our dog Jake, decided to take my Mother for a short break to the Isle of White, and not having any stayed at any Hotels on the Island before we took a chance on a add we saw in the Sunday papers. After looking at the other offers It was the Hayes Barton we decided on, the price which included the ferry crossing was very reasonable. We arrived early afternoon and received a very warm welcome from Chris who showed to to our room which was very clean and comfortable. We later met Joan who again gave us a very warm welcome. The meals that were served to us were of a very high standard, and plenty of if.Nothing was to much trouble to this lovely couple to make our stay as pleasant as possible. When we return to the Island, it will be to Chris and Joan we will stay with, nothing was to much trouble. Thank You.

Look no further, there isn't anywhere better. Chris & Joan make you feel like one of the family. In a quiet location within walking distance of the village. Very high standard of cleanliness and the every meal was a delight, especially as Joan understands the requirements of a coeliac diet. Nothing is too much trouble, their aim is to make your stay as pleasurable as possible & they succeed in doing so.

Room Tip: We stayed in room No.1 which is in the front and lovely and bright. It is located by the fire door...

Dave and Carol came to us on recommendation which is a great compliment and we were delighted that the lady who told them about us also felt confident in our ability to cater to their special dietary requirements. As all our meals are home made we can easily look after any guest with allergies but have found that Coeliac guests in particular want to be confident that you are aware of the dangers of cross contamination and we are scrupulous in everything we do in the kitchen not to compromise this.

Booked a few days for my parents whilst working on the Isle of Wight. They couldnt have been more welcomed by the owners Joan & Chris. Everywhere was very clean and breakfast was lovely with a good choice and freshly cooked. Great communication via email, phone and text. Short walk into town and nearby bus routes.

We had been recommended to Sam by guests who stayed with us last year and I was pleased when she booked her parents to stay with us for a short break. It was a pleasure to meet all of them and hopefully the next time Sam is over to work she will be able to stay with us too

Thanks to Joan and Chris for a lovely few days, they made us feel highly welcome and just like being at home! Excellent location rooms and weather made it that extra bit special. Very good rates for what we had.....would recommend to any wishing to visit the island and we will definitely be staying here again soon.

Clare's parents stayed with us last year and recommended us to Clare and Richard. Fortunately the weather was outstanding and they were able to make the most of all the Island has to offer as they were booked in bed and breakfast and managed to cover as much as they could in the time available. I'm delighted they were comfortable and enjoyed their stay with us.

We have just returned from a good weeks rest at Hayes Barton and found everything to be top drawer.We have been to many small hotels and guest houses and we believe this to be the best ever.The food was great,the room was clean and comfortable and the staff and owners were lovely people. I usually have trouble sleeping on the first night in a guest house but I slept like log here every night as there was no noise in the surrounding area at all.

I can highly recommend this lovely place,Having read some of the negative reviews I think they either stayed at another hotel or are on a different planet !

Although we are fairly central to Shanklin, we are tucked away behind Shanklin Old Village which means that the neighbourhood is generally quiet and, hopefully, everyone gets a good night's sleep. It is a great pleasure when new guests enjoy what we offer and are discussing their return even before they have left! A great compliment which we appreciate very much.
