Good location in this traditional seaside town. Staff were excellent and the rooms were more than acceptable. Cheap and cheerful. In fact really good value. I would stay there again. An elderly guests favourite I am sure.

Stayed here for two nights in August and was not disappointed.

The room had a lovely sea view and the road out front isn't too noisy even with the windows open all night. The hotel is located close enough to and far enough from the main strip that its no bother to walk in to town yet you're far enough out to miss out on the hubbub and drunkards that frequent the town centre at night.

Breakfast is lovely, with good food, a wide selection and great service.

The only negatives were that the rooms could do with being a bit cleaner (lots of hairs and fluff) and some of the furniture/fittings are showing their age (wobbly table, non-working lights, a shower head that liked to jump out of the holder at you, non-stay-up toilet seat, saggy bed divan) but these really are minor quibbles that may only be linked to this one room.

Would happily stay here again if I was visiting Great Yarmouth again.

I am also extremely pleased that you enjoyed the food. I am sorry that you experiences some house keeping issues with your room if these are reported to reception then they can be rectified immediately. We chose this guest house as it had a downstairs room with a walk in shower available for our 86 year old nan. How nice to find somewhere so accomadating that could meet our needs and our three dogs, in such a clean and pleasant envioronment, right on the sandy sea front!

All the staff we encountered were polite and friendly. Nothing was too much trouble. reakfast was fine. We had a lovely time and are already thinking of booking for next year! Highly reccomended

Thank you so much for writing such a positive review. We have high demand for our ground floor rooms as they are perfect for guests that have some mobility difficulties. Also because the facilities such as bar and restaurant are on the ground floor this makes everything so much more accessible. As a family run premises we are always keen to listen to individual guest requirements to ensure that needs are met and that rooms are well matched. We like to provide that little bit of extra care and attention which we feel enhances guest experience. Thank you once again and we look forward to seeing you in the near future

We stayed here for a week from August 3rd to August 10th,we had such a lovely holiday.All the management and staff are very friendly and nothing is too much trouble.Be prepared to gain weight as the food is exceptional!We stayed here with my elderly parents and had a family room and a double room next to each other with lovely sea views.The rooms have recently been refurbished and they were perfect for us,okay maybe the shower can be a little tempremental,but with 26 rooms in the Hotel it is hardly surprising.I would highly recommend this Hotel to anyone,it's in a perfect location and you won't find better food or more lovely staff.

Room Tip: choose a Seaview room.

We stayed here in the may half term, just a couple of nights.
I think we stayed in room 5 family room. It had a lovely sea view, nicely decorated And comfortable beds. I was staying with my two boys age 5 and 9.
I did have a noisy neighbour one night and did have to go and knock on the door!
In guest guide there is a mobile number you can ring if this happens to you but in the book it says for emergencies only. I did speak to reception in the morning and they said to ring that number if it happened again. The walls are thin as it an old place but it has lots of charm and found the staff very friendly.
We would definitely stay here again and a nice breakfast too.

Room Tip: Our family room at the front was very nice, I think room 5.

Thank you for writing such a positive review. Lots of guests request room 5 because of it being spacious and having a stunning view of the sea. This is a great room for couples or families. As we live on site, someone is always available to deal with any disturbance and we actively encourage guests who do experience any difficulties to ring the number in the book so that we can address the issue quickly and resolve it to ensure guest satisfaction. Had a lovely stay here with my boyfriend to celebrate being together for our first year.

We were happy/sad with our room on the first floor as it had open views and morning sunshine. However it was exactly next to the reception and breakfast/restaurant room. There wasn't too much noise but could hear conversations at the desk so didn't feel too private and would have preferred some notice. We also booked a double bed room but ended up with two singles pushed together which was pretty uncomfy to sleep across.
But overall, the good outweighed the bad simply because of the brightness of the room and its furnishings.

Wifi was quick and the freeview TV was perfectly clear with many channels.

Breakfast had a wide variety to choose from, from cereals to pastries and full breakfasts. We were always asked if we wanted more tea and toast and always left very full and happy.

The waitresses at breakfast also worked well with the elderly and I assume there must have been some returning guests.

Car parking was sufficient but often a squeeze if others had parked with large spaces inbetween.

The waterways 'river' opposite the hotel makes for a perfect dog walk, run, picnic and a great spot for a photo.

There were many things to do outside of the B&B, they also provided us with a magazine of things to do in the area which included coupons eg Sea life, zoos etc.

We enjoyed our stay and made the perfect mini break :)

Room Tip: Maybe pay for a first/second floor room with a view?

We are extremely lucky to have a lovely position on the seafront with unspoilt views. As B&B's go this is quite a large commercial operation that was a bit quiet when we visited. Not a super classy place, but no direct negatives apart from the shower which could have had better flow of water and also been a bit easier to mix the warm & cold water (mm adjustments required) and the main bed mattres which was quite "used" so you were lying lower on one side than the other. No trouble sleeping though. If you are only looking for a place to sleep and have breakfast this is very reasonable.
