February is our annual pilgrimage to Lowestoft to play bowls in an area Railway indoor bowls competition, Eight guys stayed at the guest house last year so it was without hesitation we returned and it was no suprise we had a warm welcome, clean comfortable well equiped rooms and an excellent breakfast. the breakfast must have set us up well as our teams finished 1st & 2nd in the competition, we have provisionally booked for next year.

Room Tip: All the rooms seem to be of the same quality

I wanted to spend a weekend in Lowestoft, came across the website of this guest house and booked a room there for three nights. I was impressed. The room (on the top floor, clean and en suite) was large for a single room and felt very cosy. It had absolutely everything that I could want for, such as tea and coffee making facilities, colour TV, wifi and a good bed. Because it was very quiet and dark in the room, I had a lovely night sleep. Unfortunately my stay was cut short to just one night because of unexpected work commitments. However, Mike and Val were very flexible and insisted that they would not except any extra money for their loss. They were excellent hosts and provided a delicious breakfast. The location of the guest house is perfect; just a few minutes from a absolutely marvelous sandy beach. I would definitely recommend staying here. And lastly, I thought Molly the dog was gorgeous.

We stayed here for the second time and were not disappointed. Had been concerned that standards may have dropped since our excellent first visit but we need not have worried. It's so reassuring to know that we're going to have great accommodation when we're away from home along with the convenient location, excellent breakfast, warm and friendly hosts and unbeatable value for money. We'll be back on our next trip to Lowestoft.

This converted Edwardian townhouse has been converted sympathetically retaining many original features. Mike and Viv are excellent hosts, and full of advice of where to go, to eat, etc. The room we had on the top floor was spacious. The breakfast was first rate. It is worth finding a reason to stay there, just for the pleasure of staying there.

Having been to Lowestoft many times, this was our first stay at The Edingworth, and definitely not the last one. 10 mins footwalk to central station and town centre, 3 mins to the lovely beach, in a quite neighborhood. The house is very lovely and modern, the room was excellent - large enough for the three of us (family room), very clean, modern bathroom, excellent beds, free wifi, even a hairdryer for the girls. The owners, Mike and Viv, are very friendly and make one feel rather with a family than in a guest house. Their dog is cute and friendly (if you don't like dogs, don't worry, she's not around much). Breakfast was excellent and made a brilliant start into the day. Also the breakfast room is lovely and makes you stay in there longer than you'd need just to eat. An excellent experience, one of the best in Lowestoft. We'll be happy to return to our friendly hosts and say thanks a lot for a great accommodation, service and food!

A stay at Eddingworth B&B is like staying with family - comfortable, but not like staying in a hotel.

Our room was at the top of the house. It was large with a single and double bed, and a bathroom. It was clean with all the expected amenities, except for soap in the bathroom, which was inconvenient. We could also hear noise from a television through the fire escape door in the morning, but is was lovely and quiet at night and we slept well. The power shower was nice if a little noisy while in use.

The breakfast was large, traditional and tasty, although not "luxurious" as some reviews here suggest. There is fresh fruit salad which is a nice touch and a full range of juice and cereals.

Viv and Mike are great hosts, attendant and accommodating, and ready to help with plenty of practical local knowledge. The guest house is also only five minutes walk to a beautiful beach!

I travel a lot for work and have stayed in B & Bs all over the country. The Edingworth is definitely one of the best. Large clean rooms, free wifi, and excellent breakfast made from top ingredients. All too often B & Bs serve up the cheapest bacon/bread/sausages that they can get away with, but Mike and Viv take real pride in providing a quality meal. The fresh fruit salad every day is a really nice touch.

My personal yardstick is the state of the light switch pull in the bathroom. In lots of B & Bs this is grimy and horrible. I'm happy to say that The Edingworth passes this test with flying colours!
