Smart B&B in a very peaceful location, with excellent views across the bay and down the coast from the Esplanade.

Hotel Positives: beds comfy, hotel room spacious and quiet (although the hotel was full). DVD library useful for a wet afternoon. Breakfast was excellent, great choice and quality of food. Helpful and polite staff, especially Andrew.

Hotel Negatives: bathroom needed updating - decor, fittings, accessories and tiling etc. - a bit grotty. The shower did have good pressure though and so was fit for purpose.

Location: Great access to the Spa and beach via the funicular.
Location was good for us due to the bracing cliff top walks, views and quality of surrounding architecture.

If you were with kids or were not so fit, it's important to note that it is a 15-20 minute walk into town via some very steep inclines and declines - around 60 steep steps on the South Cliff side - and so may not suit the less mobile.

We'd stay again. A nice choice for a chilled out weekend.

We had a standard room on the 1st floor which overlooked the sea. Room was very nice, and had good furnishings.

The view was also very good. We have also previously stayed here and had a superior sea view room which was also excellent.

Tina is a very good host, and you also get a free glass of wine on arrival if you wish. Breakfast is very nice. We will stay again.

Lovely hotel, Stayed here for just one night whilst passing through but wished we could have stayed longer. Friendly welcome immediatly on arrival, rooms are spotless and a ggod size. They didn't skimp on the compimentary bits in the room e.g shampoos soaps tea coffee all branded names which indictaes that quality is probably of importance to them.
The hotel is in a great location high above the bay looking out over the beach .
Have stayed in Scarborough many many times and although this was more expensive it was by far the best.

Arrival: about 15 mins walk from train station, 5 mins in cab (£4), on the bus route (£1.60) or easy to find on the Esplanade with parking out front. We were offered a complimentary glass of wine or fruit juice on arrival while we filled in the registration form, and early check-in (11am) didn't seem to be an issue.

Room: a good size, plenty of clothes storage. Big TV, DVD player, wi-fi. Hot drinks trays plus bottled water refilled daily. Comfy beds, very clean sheets. Curtains white and let in a bit too much light on a sunny July morning, but otherwise no issues.

Bathroom: huge!! Almost bigger then the bedroom. Apparently there'd been some trouble with the water the morning we arrived, but whenever we used it there was almost too much pressure coming out of the shower - gave you a good massage as well as a wash!

Noise: almost none. Very quiet. Partly due to the location (end of south beach, 15 mins walk from town), and partly because the hotel attracted a nice clientele who respected the fact that others might be sleeping at 1am.

Breakfast: good, plentiful, well cooked, wide choice. My only gripe was that both mornings we were there, the waiting staff couldn't have been more miserable if they'd tried.

Location: lovely, quiet, nice walks down through the rose and Italian gardens to the beach. Or take the Cliff lift (funicular). Easy walk along the Victorian footbridge into town for evening food. Convenient for the bus if you or the kids are exhausted after a long day playing in the sand!

Overall, a great choice, definitely worth the money and definitely one we'll try again.

The hotel is as per many reviews. Nice, small, clean..not quite "boutique", that's stretching a point, but OK. The best part are the breakfasts - the food's good and the young staff are helpful. However there was no water. Some rooms had no hot for showers and some had no water at all. This basically meant that most people in breakfast had not been able to wash first thing. It became possible as the day went on. The owner said it was the fault of Yorkshire water. He offered a complimentary glass of wine in the evening and/or the use of a communal bathroom. If there had been more understanding, even a small discount it would have helped but on-suites that do not work are not worth paying for..and no water in a sticky July is not worth £240 for 2 nights. Comments like " well if you had been here last night, you could have had a glass of wine" don't help when your hot fanmily is wondering when it can have a shower ! We won't be going back.
