We have just returned from a fantastic stay at The Derwent House Hotel in Scarborough. The room was clean , good value for money and the owners were lovely. We have had a wonderful time and are even thinking about coming back next year!

The staff were very friendly and helpful and everything was clean. The breakfast was fine. However, we stayed in room 2, it was absolutley tiny! We had no sea view. The shower was a bit dodgy. Kept going hot and cold. Noticed that the window had a chain on it so couldn't be fully opened. Not sure about fire regulations there!

The guest house is well situated, easy walk to town. Free on street parking and internet access. However, we were in a VERY small room - harldly enough space for the suitcases. Towels were tiny, toiletries very sparse. No biscuits with tea and coffee. Asked choice of breakfast on arrival and that was it for the rest of the stay - tough if you change your mind I suppose. Breakfast was very basic, toast was cold but fresh was brought after requested. Lack of fruit and limited choice of cereals, only one type of fruit juice and milk. Too many lights on everywhere - unnecessary in today's climate...
Nevertheless, the hosts were friendly and welcoming and many people seemed happy with their stay judging by the comments in the visitors' book. Just a little tweaking and this place could be quite a gem, but some way to go as yet in our opinion.

It is unfortunate that we are not able to please all our guests all the time, but we do our very best to try. In this circumstance the guest had booked the cheapest room online, where she was able to see room pictures and read the description. The room booked was a non en-suite room. We upgraded her free of charge to an en-suite room and offered her the chance of a further upgrade to a much larger sea view en-suite room at an extra cost. She refused this.
We offer free toiletries and tea and coffee making facilities in all our rooms. Along with free view television and free wifi throught out. The towels that are provided are a standard size for both hand and bath.
For safety reasons we must keep all the lights on, that are on our stairs and landings. Obviously turning these off could endanger people. This guest did repeatedly keep turning these lights off. All of the lights are fitted with energy saving bulbs, so we do try to conserve energy.
As we have just been recently rated by visit britain as a high end 3star guest house we cannot see what this guest can complain about. Obviously if you want 5 star luxury we are not the place that she should have booked, but in this case we feel that the price dictated where the guest booked.
We take great pride in the fact that we have many happy and returning guests who return to stay with us many times .

I'm struggling to write this review as this place really is a mixed bag. To start with - it really depends which room you book. My parents stayed in a beautiful, large room overlooking north bay which is great. We, on the other hand, stayed in another room which, tough warned it was small (and to be fair were charged less for it), we found impossible to move around. I'm talking smaller than your typical London budget hotel(!).
Parking is really down to luck - street parking means that you have to drive about looking for parking which usually doesn't take too long although I suspect with small children or with people with disability might become quite annoying.
Breakfast was very good and there are some nice touches like an honesty bar. The place is fairly central and pretty quiet - far better than South Bay's commotion for my taste.
I think this is your typical 3 star B&B with a friendly service. It was a bit of a let down after the great reviews here, but I would have no problem recommending it to a friend - at least the big beautiful rooms with the great views.
