We stayed in Phoenix court for 2 nights and we were very impressed with it.The views are amazing!We booked a' kingsize seaview' room and that is definetley what we got.The room was huge!The bed was very comfortable.There are chairs by the bay window and it was lovely just to sit there and look out to the sea.(with a bottle of wine).
Breakfast was lovely it gives you a great start to the day.The service we recieved was also great,we were given a map and also recommended some great resturants.
There is also ample parking in the carpark .
We would definetley stay here again.

just spent a enjoyable weekend at this hotel. Lovely big clean room, tastey breakfast and good service I would recommend this hotel to anyone

We stayed here in July for just over a week. It was clean and spacious with an excellent choice of breakfast every morning. There was plenty of parking which is very hard to find in Scarborough, it was a proper carpark not one of those where you have to get other guests to move etc. The hotel is situated ontop of a cliff giving a spectacular panoramic view of the north bay which can be enjoyed in any weather. It was in close walking distance to the beach below, the old town and harbour, either is a fairly steep but easy walk. We would definatly stay here in the future and recomend to freinds. The only down side to Scarborough in general was the lack of freindly appealing pubs to sit and have a relaxing pint, we did find one Scalby Mills which was at the other end of North bay from Pheonix Court by the sealife centre, quite a long but pleasant walk if the weather is good along the prom, also did good food.

We stayed at the Phoenix Court for three nights and were well pleased with our choice. The owners were very pleasant and their service first class. Our bedroom had a spectacular view over the North Beach and was comfortable, clean and quiet. The breakfasts were all that we could ask and were served quickly and without fuss. The hotel has its own private parking which in Scarborough is a big bonus. We had a minor problem with a leaking shower from above but it was rectified almost immediately. I would recommend the hotel without reservation.

Stayed for a long weekend .Had a large king bed in a large non sea view room . Very comfortable clean an a great choice at breakfast including kippers.

On entering the hotel we both noticed a 'fusty' smell, we were greeted by the landlord who booked us into our room. We had quite a few bags as we had planned to stay for 4 nights, no offer to help us with our luggage. We had a room at the back of the building, this was a double room, however it was very small. On first inspection it did appear clean, however it was not up to our standards, saying this though - it was only £27.00 per night. The bathroom was clean but small, we are average size but we both struggled with the size of the shower cubicle. The bed was the most UNcomfortable one we have ever slept in, we did not sleep this night, I would recommend a new mattress. The hotel is an old Victorian one, we noticed it could do with a good refurbishment. I cannot comment on the other rooms or the breakfast for this matter, we made our excuses and checked out after our first night. I would not recommend this hotel, on a positive note, the landlady did seem a nice person.

These people were told on booking that there was only a small double left and they booked at the last minute. An offer was made to help with their bags, there always is. There is no fusty smell. We get many repeat customers and are regularly inspected for our 4 star rating. If they were so unhappy why did they not speak to us rather than putting an anonymous libelous review on the internet.

We have just got back from 2 nights at Phoenix Court and had a lovely time. It is a very nice B&B with comfortable rooms and nice breakfast. The rooms have everything you would expect from a B&B with en-suite facailities, drinks making facilities, freeview TV, a hairdryer and comfy beds. There is a good choice for breakfast of cereals, toast, fruit and cooked options including full english, any type of eggs and kippers etc.

The owners of the B&B are friendly but not intrusive and only seem to appear when you need them! As others have mentioned, it also has a car park which is very handy in Scarborough.

I would suggest you try and get a front facing room if you stay here as they have fabulous views across the sea whereas the rear facing rooms don't. The front facing rooms have also had the windows replaced with PVC windows which keep out a lot more noise than the old wooden sash windows at the back. We were woken quite a few times on Saturday night by noisy drunks heading home in the early hours.

It is very nice to hear that you enjoyed your stay with us and that you would recommend us. I am sorry that you had a disturbed night - we always feel that a good night sleep is very important to our guests. We try to ensure that we don't take large groups, that would disturb other guests and many of our guests say the place is very quiet and peaceful. I can only apologise for the unusual disturbance you had from people that were not staying here. This is the flip side of a centrally located guest house, with easy access to town centre amenities. As mentioned the front has been double glazed to enhance the stay of our guests, with the rolling programme of improvements that we have we would hope to do the same with back windows in the future.

It would be lovely to welcome you again if you return to Scarborough.
