I booked on line at 55 pounds, and added 10 pounds for breakfast for 2.

Arrived at 3pm. All the doors were locked. Telephoned, but the phone wasn't answered. Finally sent an email and left. One hour later received a phone call "I was in but upstairs".

Rooms are nice enough, though the fridge was hidden in a cupboard and I had to move it out and plug it in. No soap or shampoo in bathroom - I had to go out and get some.

Next morning it was like the Marie Celeste. No sign of any staff even after repeated shouting. Telephone was off.

I sent an email requesting refund of the price of breakfast.

I believe the owners changed recently. These new ones need to buck their ideas up

Had read mostly rave reviews of this 'hotel' on booking.com, but when we were shown our room we thought we were in the wrong place. It's a side-street pub with a few rooms above it, not a 'hotel'. How/ whydid the AA give it 3 stars?

-Room: pretty basic- one bath towel on bed (for two of us); others were hand towels in bathroom
-Carpeted bathroom- ugh. Small, windowless bathrroom with noisy fan & shower that alternately scalded & then boiled the user.
-Wardrobe: one coathanger- yes ONE lonely coathanger
-Door: big gap left by warped room door: bright light from landing shone in all night
-Music - really loud noise from bar occupants/karaoke? till 11.30, so don't try sleep till then. Hoping for lie-in on Sunday morning: loudspeakers underneath on (on bar ceiling) mean't we were rudely awakened at 7.15 by music- gave up & got up.
-Light cotton curtains- no blackout blinds- light shone thru

Good points:
-Flat-screen TV with digital channels (we drowned out the noise from the bar below)
-Very large breakfast (once confusion about what we were entitled to, as residents, sorted out)
-Radiators worked well, so warm
-Clean if slightly odd, room- and also clean bedding with mattress covers & pillow protectors- important to us

Room Tip: WEAR EARPLUGS OR DON'T TRY & SLEEP OUTSIDE 1130PM- 7AM. Hard to give any other advice as jus...

We had a very friendly welcome from Mac and the other staff who were all helpful and very flexible - nice not to have a rigid time for breakfast or checking out! Our room was fine with a comfy bed and nice en suite though we couldn't watch the TV at all as it was directly linked to the TV in the pub, meaning football or nothing. Our evening meals and breakfasts were second to none, really excellent food prepared and served by people who obviously take great pride in their work, couldn't have asked for more.Really enjoyed our stay at a nice down to earth unpretentious inn, and would visit again if we return to Ipswich

Room Tip: Room 7 is directly over the bar and all the noise carries easily in this very old building. Best sug...

Very disappointed on the whole, however the land lord was very helpful and friendly, paid £65 for a grotty room, dinner and breakfast was very poor, this place is just a pub that does food with some rooms to stay in at the building next door, I think the room was worth around £30 if I'm honest. Wouldn't go again.

The landlord and lady are charming and went out of their way to make our stay comfortable and relaxing in every way. There is a terrace, conservatory for dining outdoors as well as a cozy wood-beamed inn dining area. Our breakfast (pork-free option with chicken sausage and chef's speciality made of Aztec seeds!) was the best we've had in recent memory! Parking was convenient and plentiful. We took the suite which was well equipped and comfortable. We will certainly be returning when next in Ipswich, the accommodation is very good value and service exceptional.
