When we arrived at the guest house, we were suffering from Climatic Shock (it was 50 degrees F cooler than when we left the island in the sun where we live) and also very tired after our flight and five changes of public transport to get from Luton Airport to Ipswich. Rosie, the manager, could not have been kinder. We were taken to a fairly large, airy, newly-decorated room with a pleasant ensuite bathroom with a bathtub and had the heating put on specially for us. Not only that, but we were told that it would be perfectly ok for us to order ourselves a take-away dinner so that we didn't have to go out again, and eat that in the guest house breakfast room. Rosie had a wide selection of take-away menus available for us to choose from. Breakfast was an enjoyable experience. We were allowed to choose what time we wanted to eat and what we wanted to eat from quite a wide range of possibilities. Not only that, Rosie had gone to the trouble of shopping around to find us low-salt bread and decaffeinated tea following my call a little while before our arrival to her to ask if it would be possible to have these things,
We stayed for a week and always looked forward to going back to the guest house, especially since Rosie had given us permission to switch the heating on and off in the evenings whenever we felt we needed it. On the day of our departure, we had to get up very early to catch a train, so Rosie agreed to make sandwiches for our journey and leave them in the breakfast room for us to pick up. Needless to say, we were very impressed by all of this. The only thing that was a bit of a problem for me, since I am a light sleeper, was the light streaming through the large bay window from four o'clock in the morning. I have lived for so long away from the UK and most of my return visits have been in winter or spring and so I had forgotten that the UK is much closer to the Arctic and that midsummer nights are so much shorter. Even with the curtains drawn, I still woke up early every day and found it hard to sleep properly again, especially since we were close to a busy road. This is, of course, my problem and not a complaint about the guest house but anyone else who wakes easily might want to bear that in mind. So, to sum up, we were very pleased with our stay there and would be happy to do so again with only a small reservation about the price, which we were told would be increased to 70 pounds per night B&B - we paid 60, which seemed to be a fair and acceptable price, given that the guest house is not in a central location or in a particularly interesting part of town. It was extremely convenient for us, as we had come to visit my father who lives close to Abbey House.

I stayed here with my 2 young children wile visiting family for the weekend. very welcoming on arrival by Rosie room was clean and tidy beds very comfortable and a lovely full English breakfast I would stay there again and highly recommend to anyone.

A nice little guest house, the accomodation isnt luxurious, but its very clean and comfortable, also its excellent value for money, two of us stayed for £50 B&B.

The welcome was great, we even had a phone call to ask us what time we were arriving, breakfast was great and again service was friendly and homely.

I stayed at the Abbey for two nights. I stayed in the single room which is next door to the communal bathroom. If I stayed here again, I would pay extra to stay in a double room. The breakfast was excellent and I was served the largest vegetarian breakfast I had ever seen, served by the lovely hosts.
