We have always wanted to spend a week in Llandudno. For us the quality of the property can help make or break a holiday.
The cottage is thoroughly well equipped and lacking in nothing. Julian is a delight to deal with and always responds quickly to any message - nothing is too much trouble.
If you are looking to relax, be in close proximity to the town then this is the place for you. Views out over the town and beaches, and you can sit outside and watch the world go by - even trundling by on a tram.
I cannot speak highly enough of the whole experience. It is no wonder it is always well booked and rightly so.

The house was perfect, can't fault anything. Everything we needed was there. Superb location for the town and fantastic walks.
Julian was very welcoming and helped us light a decent fire!
The area is very beautiful.
A group of us stayed in February. The weather was great. Blue skies, crisp and dry.
We will definitely stay here when we visit Llandudno again.
Julian, thanks for making our stay wonderful.

Whilst this isn't our first visit to Wales it was our first time staying in Llandudno and at Tram Cottage. Firstly the correspondence and welcome meeting was great from Julian. We chose Tram Cottage as it appeared to be well placed within the town. It looked to have fabulous views, great facilities and ticked all the boxes for us, even thought there was only 2 of us we like a bit of space. The Cottage is lovely and warm, the log burner makes it even more cosy on a cold night. Even though it is in the town it is quiet, but the shops and the prom of Llandudno are just 5 minutes away. The open plan lounge/diner was warm. The kitchen was well supplied with equipment. And having the wifi was great. The shower wasn't that great in the main bathroom, and the pressure not that great in the ensuite shower we used but this wasn't a problem for us and wouldn't stop us returning. There are 3 bedrooms 2 doubles with en-suite and one bedroom with 2 single beds. The grounds are lovely and it caused plenty of amusement when we realised we had to close the gate to stop the goats from the Orme coming down for a wander around the garden, ....class. We had lovely walks along the promenade, well wrapped up, the Christmas fayre was on and was lovely for a browse. We cycled up the Great Orme a couple of times and cycled to Bangor which was a revelation, the views were spectacular. I have a feeling we'll be back next year, and I can't wait.

Well, what can I say... a warm welcome from Julian started off a lovely break in a fantastic property. Well positioned for all amenities, cottage has everything you could wish for, including welcome pack, which was very welcome! Beds and pillows very comfy, love the open plan layout. Perfect for our party. Children loved having breakfast in the summerhouse, as did I. All in all a lovely cottage with stunning views. Would highly recommend and hope to rerurn one day.

This seems to be a perfect location for anyone wanting to experience Llandudno and all it has to offer. The cottage has such stunning and extensive views that we felt like we could see out onto the entire area. Also, being so close to some of the main attractions, we felt 'involved' in the local activity. For the duration of our stay, we did not need to use the car once and got to know the area quite well. We particularly enjoyed the 20 minute walk to the West Shore, via Haulfre Gardens, which gave us spectacular views looking westwards. The cottage itself was light and airy with plenty of space and was also very comfortable -ideal for relaxation in the evenings. We also had use of the garden and summer-house, where we sat after breakfast to plan our days.

What a brilliant cottage and location,easy to get to and easy to book,Julian the owner was there when we arrived he gave us all a very warm welcome such a nice guy and very pleasant.close to all amenities such as pub,chippy,town and local shops,not forgetting the tram that takes you up the great Orm you also have as a bonus beautiful gardens that take in all the views of Llandudno bay and deganwy,we spent quite a bit of time in the gardens,having somthing to drink and eat usually fish and chips from Fish Tram Chips chippy round the corner which were delicious.The cottage was such a warm modern and welcoming place,home from home,the flowers and welcome pack were a lovely thought by Julian and his team,lovely views from all aspects,comfy furniture and beds and the added bonus of WiFi with a great reception,massive kitchen and dining room with all the equipment you would ever need,bedrooms were also excellent,good on-suites and large family bathroom.All in all a brilliant holiday home,we were lucky really and had excellent weather but even if it wasn't we would have still stayed there,the only negative we all had was having to come home.we have already booked for 2017 and would recommend this cottage to everybody,a big thank you to Julian and his team,can't wait for 2017.

This is a lovely cottage to holiday in Julian and his team have thought of everything. It is in an excellent location . Llandudno has lots to do really enjoyed the invalid walk in the mornings the scenery is beautiful and its nearby and takes you to the other beach in about 20 minutes. We always sat in the garden later on it has lots of different areas to sit in,a glass of wine and admire the view perfect ! This was our second visit and we will be returning again didn't want to leave.
