Great value, lovely hosts, clean room, strong wifi (downstairs) and fan location close to everything. Breakfast piping hot and delicious, even a cosy bar in the basement, would recommend to all, I for one will be back ...

When things look a little bit on the cheap side I often think where is the catch and most of the time you find it when it is to late. Well not with this place. It was wet with a howling wind, and add to this North Wales you can imagine the environment. I got to the door and saw litter at the bottom of the steps and a sandy staircase and thought what have we done. The wind had probably blown it there minutes before but first impressions and all. We walked through the door and it is a typical early century Gentleman's residence converted to a B & B. We were shown to our room by a very pleasant and friendly Lady. Although a little old fashioned in décor especially the bathroom with its seventies style grey porcelain, the place was immaculate. The view out of the window on this particular day was that of flat roofs and tall buildings. The bed was very comfortable and although dated the bathroom was large and again immaculate. There is a quiet restriction after 9.30pm so we slept like a log. In the morning the breakfast was fine and our hosts were impeccable. When you look at what we paid I can only describe this as amazing value for money. If you want a fancy bathroom and are willing to pay an extra £50 a night and more for it, well good luck . For those of us that count the pennies but want a very clean no nonsense place to stay look no further. We look forward to staying here again.

Room Tip: They are all pretty similar so don't worry.

Great location, a few minutes walk to the beach, around the corner from the train station and close to the shops. Warm, clean and very friendly place. Returning guest and would have no hesitation booking again. The breakfasts are fantastic - well organised with fresh fruit, yoghurt, cereals, fruit juices and a full English which is nicely presented. Plenty of tea, coffee and condiments. There is a comfortable lounge and a small garden area to the front. 10/10.

Small and very friendly, rooms are very comfortable, 3 of us stayed in 1 room which had a double and a proper single bed not a bed settee, beds very comfortable.

TV and coffee/tea making which was replenished each day, we stayed for 2 nights B&B and the breakfast was very good plenty of tea and coffee, cereal, fruit, and the full english was very nice lots of toast too.

We arrived on the Sunday and there was plenty of free parking right outside hotel.

It had a small bar which we did not use.

The hosts are very friendly

This is the second time that I've stayed at the Karden House and it was just as good as the last time a year or so ago,
We've just spent 2 nights as a family group of three couples and it was superb.
The comfort, cleanliness, great service and lovely food along with the helpful friendly hosts made it a very enjoyable experience from the moment we arrived until we left.
The hotel is in a nice quiet location, close to the railway station and only one street back from the main road through town.

Room Tip: all rooms I've seen are a good standard, although rooms in the front seem to get more daylight

One night staying solo in a room overlooking the street. Only noise was waking up to the seagulls. Good night's sleep and fresh all round. The only criticism was that I couldn't access the internet despite several attempts.

I stay in a lot of branded hotels who talk about style, comfort and elegance but rarely achieve that but at this family run hotel tucked away in a obscure corner in Llandudno had all the ingredients were there. Friendly, helpful, comfortable and just nice is enough for me. Thanks for a great two day stop, also fantastic breakfast plus a good plumber???
