“Caveat Emptor”

Wife booked a room here for a couple of nights during a bank holiday weekend, soon after booking she received a call to say that actually they were full but they were arranging for us to stay at another B&B next door.

We weren't sure what to make of this really but we decided to go with the flow and trusted that all would be okay.

When we arrived here we were directed to a B&B a little walk away but were disappointed to see that it was lower priced than the price we paid on laterooms.com, we actually paid £28 more than the normal rate even though we thought we were getting a bargain.

Apparently it's quite a regular occurrence this hotel being over booked and you can see why.

We were only staying overnight so arrived at midday thinking we may have to wait till 2pm for our room but we were greeted by one of the staff who showed us where to park and said she would make sure the room was available immediately.
The whole hotel is spotlessly clean and decorated in a lovely old fashioned but colourful way. Our room had a four poster bed and was overlooking the promenade. Again it was tastefully decorated and had everything we needed (including black out blinds behind the lovely curtains). The only thing I will say is it was smaller than we'd excpected for the price.
We didnt see another guest or staff after that until breakfast which, as stated by other reviewers, was plentiful, well cooked and served by very friendly staff.
When settling the bill I spoke to Tess, the owner, who apologised for not being around to greet us due to her workload.
We enjoyed our stay, the location couldnt have been better and we would certainly have no hesitation in recommending the hotel.

What a great hotel run by Tess & Ian the owners. Room 6(Montclare) large bay window with sea view .Spacious room with 2 arm chairs large flat screen tv.Ver clean well equipped bathroom shower
Bedroom very clean well stocked tea coffee facilities.Large bed with great matress The breakfasts large very tasty you don,t need to eat the rest of the day.
Tess & Ian very friendly nothing to much trouble. Well stocked bar which Ian and his brother in law like to look after. Tess and her sisters run the rest of the hotel.
will go back just to spend time looking at all Tess's ornaments, pictures, curios she has acquired.
Situated by cenotaph , pier and town centre. Ideal hotel stay.

Room Tip: room 5 or 6 montclare side

Yes i know we have stopped here before but when you have found a place this good why move.I have found Tess and Ian at all times to be professional and courteous with standards that are hard to beat .Yes its a cleans place yes its well positioned but boy oh boy what a breakfast.For the man who didn't like the bell being rung, we and i mean all six of us, missed it. Sometimes you want that bit of nostalgia when that's how things were and to say he would rather sleep in and miss breakfast of this quality says more about him then the hotel.Roll on Tess and Ian see you again next year!

Room Tip: Got to be at the front.

Situated in an excellant area right by the sea plenty of good restaurants from english,chinese and indian etc.

Bedrooms clean tidy and comfortable excellant views friendly and warm welcome from Tess and Ian

Breakfast out of this world plenty

The position is very handy for good restaurants and the main tourist attractions. The sea view rooms are well set up to sit at a table having tea and looking out at the views. The breakfasts can be suited to your tastes but the full English is the most comprehensive and well presented that I have ever had. The décor is individual in taste but we liked the quality dark, solid wood furniture, four poster beds and lush co ordinated materials and furnishings. There is art work everywhere which may be too much for some- but not for us as it proved care and attention to creating an atmosphere. There is a quite bar and a lounge well away from each other- so tastes can be accommodated. As with nearly all of the town the Hotel is 2 guest houses joined almost seamlessly to one hotel. I saved money by booking direct as they had more rooms available. Stairs were easily managed by my 92 year old Aunty as there is no lift. Ask for one of the 6 parking spaces at the rear and arrive on time to park as the streets can be fully parked.

Room Tip: sea views at the front. Can access through the rear of hotel if you get one of 6 only parking spaces...

Myself and my 2 friends wanted a little break away. This hotel was perfect. Warm friendly greeting and easy booking with the lovely lady that answered. We ha the family room as there was 3 of us.

Beds were comfortable and clean and had a wonderful sleep. Was very pleased also a tea pot in the room so could make a pot of tea. Bathroom was clean and a good size. Lots of handing and storage space.

The lounge was homely clean an tidy. Bar was also homely and lovely. Cheap drinks also :) breakfast was fresh and well cooked. Lots of choice ad staff were friendly and helpful.

Hotel is right on the front so easy access to promenade and beach. Also across the road is a lovely tea room and a pub so that was nice surprise.

All in all I would defiantly stay here again and recommend to anyone.
