My mother and I stayed in the ground floor room at the back. It was perfect for us as it had a walk in shower with grab rails and Bryan was happy to provide a chair to use in the shower for mum, who finds it hard to stand for long. There was a great choice of food for both breakfast and dinner and it was all delicious! The staff couldn't do enough for us. They were all super :) Highly recommend to stay here. We'll definitely be back!

The Sea Beech House is more a large guest house/B&B than an hotel and it does it excellently.
It's on the sea front save a flower bed abd road and only 5 minutes walk from the pier which can easily be seen from the sea view rooms. Not all rooms have a se view and you will pay a premium howvere we wnt in March for a night out and got upgraded for free which was nice.

The building is quite old but beautifully maintained and the rooms were a decent size and nicely decorated in a modern traditional style if that makes sense?

The bathroom was a bit dated but not a problem at all although you'll struggle to towel your back using the standard saw across the back technique in the shower cubicle.

There's a flat screen on the wall but we could only get 2 channels and the signal was pants so luckily we were out for the night.

The owner is fantastic, friendly, funny, jolly and honest. We asked where was good to go to for the evening and the advice he gave was spot on (Brighton! LOL). Out the front door and left and there's a nice sofa and coffee table bar called The Marine or out and right leads you towards the pier and inland to the main town.

The breakfast was good but the hangover precluded full enjoyment.

All in all highly recommended. We paid £50 for a twin room with breakfast which was about right, any more and I might have looked for an hotel.

Thanks for a good stay and sorry about the 3am naked masked man routine!!

Upon arrival you find the Sea Beach House Hotel overlooking the seafront – what a great location. Set slightly back on an adjacent road and away from the noise of the passing traffic, this large, 3 storey, red brick house looks imposing to its neighbouring B&Bs.

On entering the hotel you pass what looks like an inviting and recently refurbished lounge, a dinning area to your left and a reception directly ahead of you. A ring of the bell summons a cheery member of staff.

The twin and double rooms we were given at the top of the house, are plenty big enough for two and also looked recently updated.

I was very impressed with the choice of breakfast, from full English or a veggie option to warm croissants, porridge to pancakes with maple syrup.

Parking maybe a slight issue though, as you fight for a place with fellow overnight visitors and day trippers.

All in all, I thought our stay was good value and feel £34 p.p.p.n. for B&B is priced correctly.

I can’t help feeling that in a few years time this is going to be a lovely little hotel and I particularly liked the small touches in each of the rooms – the bathrobes; the Cole and Lewis of London soap and shampoo collection; the complimentary chocolate mint; the cafetiere. With a little more investment over time, the Seach Beach House Hotel is going to be the place to stay in Eastbourne.

However for the moment, I think there are one or two tiny things that should to be addressed, which are really just ‘attention-to-detail’.

For instance:
• housekeeping need to check and replace all dead light bulbs as there were five out in the dinning room alone and our shaving light wasn’t working.

• the dinning area was a pleasant, sunny room, but the curtain hanging from the rail slightly ruined it.

• your painter needs the sack! Our bathroom looked like it had been painted at 3am, after a night at the pub. The walls need a second coat as the colour beneath is showing through, making the room look really quite grubby. In our friends bathroom the tiles were splattered with paint.

• the shaving light cover needs replacing.

• the bathrooms were spotlessly clean, however, the top of the tiles had been forgotten.

• a shower curtain would be ideal, to stop water spraying onto the carpet.

• the water pressure, for the shower, at the top of the house needs reviewing.

• mattresses need replacing and the pillows were horrid.

Room Tip: Definitely go for rooms overlooking the sea front. The views from the side of the house aren't...

We stayed here for one night as we were attending a wedding reception at the Pier. The room was small and a bit dated; however it was spotlessly clean and lovely and warm. The bed was very comfortable and, had it not been for the noise of the torrential rain outside, we probably would have slept extremely well! A nice touch were the bath robes and toiletries.

Breakfast was excellent and Brian, the owner, was very friendly and helpful. Value for money - very good at £68.00. We would stay again.

I stayed here one night at the end of my walk of the South Downs Way. Welcomed by Brian who is a great host. My first floor room at the back of the hotel was ok, although rather dated with a smallish bathroom, good tv though! The bed was comfy, good linen & towels with some nice biscuits on the tea tray. Quite a nice touch were fresh fragrant lillies on the landing. Good cooked breakfast served by very convivial Brian. Hotel is well located for pier and shops. Although it could do with a bit of refurb here & there, the building has character & I'd rather stay here than the nearby Travelodge!

Very friendly and helpful host, Brian. Our 3rd floor room was spacious with a sea view and huge comfortable bed. Bathroom was clean and tidy although a little dated, carpet around the toilet might not be such a good idea. Breakfast, served in the groundfloor sunny dining room was delicious. Parking is free in the street outside the hotel but only if you can find a space - we were lucky. Overall we thought this a very nice place to stay and the location is perfect - handy to the shops, pubs,restaurants and beach, a short stroll to the pier.
When booking on-line; email the host directly, otherwise you pay the full amount up-front to the agency, plus their fee.
