Hotel was a really friendly place with modern, well maintained rooms. Back rooms were well equiped if a little on the small side but more than adequate for a few nights stay. Late night drinks were served with no hassle in the bar. Breakfast was brilliant and served by the waitress come receptionist as the cook was delayed by a rail problem; she coped with a smile and no disruption to the quality of service or food. Vegetarian alternative was simple but good.

First of all, the hotel will tell you that there will be lots of parking on the seafront. Incorrect. We arrived at about 5pm and really struggled until I found a space I could JUST get the car into - a five minute walk from the hotel. If you are driving make sure you are aware of this - though I appreciate that 5pm on a Saturday might not be the best time, but then, we did call up to check beforehand...
The room was small but this was not a problem. Lovely bathroom and bedroom - great ambience. Even the inland view wasn't so bad.
We ordered the bath butler service which was ridiculous, but only because the lady on reception accidentally filled the bath with cold water before she realised her mistake. Instead of pouring it out and starting again, perhaps offering us a drink while we waited in reception, she merely informed us of her error with a giggle and then left us to it! So I had a cold bath that I had to refill myself.
Reception was rarely manned and there was no way of getting anyone's attention, so we had to wait for an indefinate period of time.
The bed was two singles pushed together, which was uncomfortable when rolling onto the middle.
They offered complimentary cocktails, but for this you had to weave your way back down to the lobby through the maze of corridors and stairs, so for virgin cocktails we didn't bother.
Breakfast, in contrast, was absolutely delightful! We had eggs benedict and it was the best I've ever had.
So - we had a good night's sleep, the shower and bath worked perfectly (we could figure it out, at least), breakfast was lovely and Eastbourne was nice. A bit more information about the area would have been useful for the hotel to provide, though.

After changing rooms due to the first room's heating not working, the second room was comfortable although it really didn't have a bathroom, the shower was open to the rest of the room without a door or even curtain, the sink in the hallway and the toilet thankfully behind a closed door; however the light didn't work.
Please also note, if you find stairs hard work - do not stay here as there are lots of them!
In the morning I called to order breakfast and was offered it to be brought up to the room. This was a lovely touch, even though the food really was below average. Cold scrambled egg, soggy hash browns and baked beans which looked more like orange mash potato.
When paying our bill, we were told that breakfast was charged for as it was brought up to our room and this was on the small print of a card in our room. When booking the hotel, I was happy to pay the extra as it was classed as boutique and breakfast was inculded so now feel cheated. To be honest, I probably would have had just a good a night's sleep at the Travellodge close by and paid half the price. Such a shame as this really could be a lovely hotel.

Room Tip: If you have trouble with stairs - as for something near the ground level Room 12 is very small and...

Thank you for taking the time to review our hotel with your honest comments. We receive a lot of mentions about the stairs within the hotel but being a listed building, we unfortunately do not have the capacity to accommodate a lift. With regards to your breakfast, I am sure a quick phone call to our reception team would have ensured this was corrected. I am sorry that it was not to your satisfaction in the first place but I would always encourage a customer to let us know when they are not satisfied so that we are able to resolve the issue straight away.

Booked a basic room at the hotel and it suited us perfectly. We have stayed in a few hotels in Eastbourne and this one that we would definitely use again. The hotel is clean, the staff are friendly, the rooms are lovely, the bed is comfortable and the breakfast was really good too. Price wise it was in line with many of the hotels in the area, but we have found some of the others not to be of this standard.
I would agree that the rooms and storage may be a little small if you are there for more than a couple of nights, but this is also true of most of the hotels in the area we have stopped in.
Excellent value for the money and will definitely stay again.

Staff were helpful from the moment we arrived and as it is only a small hotel they made you feel much more welcome. Stayed in the lowest priced room but it was nicely decorated and spotless! Lots of nice little touches including complimentary popcorn & alcoholic cocktails. Had a lovely sleep and in the morning we received an update of the weather forecast and news headlines. Breakfast was delivered on time and was delicious. My partner is an ex-chef so is usually quite critical of food but he loved it, especially the sausages. Check-out was hassle free and we left feeling very relaxed. I will definitely be staying here again and have already recommend it to several friends.

We checked in really late, didnt know what to expect but we got room mars and it was Lovley, really well presented. All mars themed. Staff were excellent! We had room service in the morning were 2 members of staff deliverd a full English to our door. Well deffo be back and deffo reccomend to anyone and everyone! Thanks !! :-)

Amazing room, amazing staff. Lots of little extra touches that added to a totally wonderful stay. Really welcoming, calm and friendly atmosphere. Modern spacious room with stand alone bath in bay window overlooking sea, walk in shower and breakfast served in yr room if requested. All totally top standard. Will definitely be going back again soon. Recommend it 100%.
