If you've read just a few reviews on this property, you are probably struggling with all the comments about the noise. It's a big issue for this property and depending on a) how noise affects you and b) which specific room/apartment in the building you have, it will either be a minor annoyance for you or a huge dissatisfier.

If you are a heavy sleeper or if you have good earplugs or if you can fall asleep with the T.V. on or if you are in town to party and will be up until 5:00am anyway then you'll probably be OK. However, others may have issues sleeping which isn't a good way to start a vacation day. The good news is that noise is really only a major Friday and Saturday nights. So I would encourage you to try and power through the noise issue because....

...this property is absolutely fantastic and I definitely recommend this hotel. They are way better then their current Trip Advisor rating. The location is great, everything is within walking distance. The value is great for the rooms/apartments in an otherwise very expensive city and most importantly the front desk staff is absolutely fantastic. Talk to them and let them help you get the most out of your vacation. They are all very genuine and not trying to make a buck on you. They will help you and can be counted for great advice. Ask Thor for a view of the city from the roof deck and you will be amazed!

Reykjavik Marathon and half marathon runners: this hotel is a five minute walk to the start/finish line so a great option if you can figure out a sleep strategy for Friday night...

Couple of minor points: I was a little disappointed that I didn’t get a fresh towel every day, even with it on the floor?? But no worries, I got one when I asked for one. The jacuzzi was broken. Not filtering very well and no jets.

And finally, like most hotels in Reykjavik, the water, particularly the hot water does smell like sulfur/minerals/rotten eggs. It actually smells like that in the air and even at the Blue Lagoon. It’s natural and safe, just not what travelers, particularly from the US, expect, so unless you can find a property with an expensive filtration system, expect some slightly funky smells in and around town.

If you are on the fence, book this hotel, they won’t disappoint. You can always sleep when you are back home…

This is a pretty nice hotel, with full kitchens and an excellent location in the city centre. However, the rooms are not as good as the website suggests. I think your experience probably varies according to which room you get. My room was generally quite nice, overlooking a courtyard with graffiti art and a dog. However, there were small many technical problems with the room. The shower didn't work at all (but the bath did). I asked them to fix it, but it was still not repaired by the time I left. One of the lamps didn't work (if the problem was a lightbulb, they never changed it). The maintenance here is generally not very good (e.g. I had to remind them to refill the toilet paper). The cords on the window blinds were always coming loose, forcing you to stand on a chair and roll the blind up by hand. The furniture in the room was quite cheap and flimsy. Also, staff were not particularly friendly (some of them were, some of them weren't). I felt that I paid too much for this room (even by Icelandic standards). Look elsewhere if you want a luxurious room and helpful staff. However, I liked their early morning check-in and the taxi driver (his name is Gisli) from the airport was excellent.

We had a fabulous time staying at Room with a View in Reykjavik, Iceland . Their staff are top quality and so pleasant. They were certainly there to help their patrons. all very knowledgeable in what is going on in Reykjavik. The apartments were very clean very modern and well serviced all in all a great place to stay... we will certainly recommend to any one......

Very (very) nice apartments pop-style decorated, just in the middle of Reykjavik but at the same time quite, extremely nice and friendly personnel that welcomes in a way that you fell like home, very reasonable prices.

Room tip: Look out for the room that suits you best (not all apartments are the same)

We stayed for three nights and they combine the best of a hotel (for example 24 hours reception, rooms are cleaned every day) and an apartment (small but fully equipped kitchen). The center of town is noisy at nights and we suspect this is a problem for all the hotels in the area so they were nice enough to leave by our bed earplugs!
