If you are going to Iceland then you must stay here. This is the most incredible hotel I have ever stayed at. The apartments are beautiful and unique, you have access to a roof deck with a jacuzzi, you are in the center of town, and the owners go out of their way to help you and take care of you. My experience staying here was the best hotel experience I have ever had. I really can't recommend it enough-

We had a great time in Iceland and couldn't be happier with our stay at Room With a View. I travelled with two other female friends and it was nearly impossible to find a reasonably priced room for three until we stumbled upon Room with a View. Our apartment was spacious, well-appointed, and clean. The location and price could not have been better. My favorite part was probably sitting in the hot tub on the roof deck with a glass of wine looking directly at the lit church. A wonderful stay during a wonderful holiday!

I've just returned from a five night stay at the Room With A View apartments in Reykjavik. I booked the cheapest of their rooms (403 at £75 a night) after being impressed by the photos on their website and most of the reviews on Tripadvisor. The most notable thing about other reviews was comment on how hard it is to find the entrance - absolutely right! We wandered up and down Laugavegur street for 20 minutes before we spotted it, nestled in beside the bookshop Mal og Menning, so I took a picture to help anyone planning to stay there. We arrived a few hours before check-in time, but the lady who answered the door offered to look after our suitcases in the office (there's no reception or lobby here) leaving us free to explore the city until our room was ready. When we did return to check in, we were surprised to find we'd been upgraded to a bigger apartment, room 404 at no extra cost. I was prepared for the worst after reading about the cleanliness of the rooms of a few reviewers, but I had no complaints at all, the apartment from the bathroom to the kitchenette, was spotless. There was a decent sized TV, DVD player, sofa, coffee table, large double bed, spacious mirrored wardrobes, free-standing lamp, three smaller table-top lamps, dimmer switch on the 'big light', and the whole room was stylishly furnished. The apartment certainly caters for couples - from the CD 'Sex Songs for Lovers' on the stereo, to the two-person jacuzzi bath, to the hooks on the ceiling and rings on the bedframe next to the full-length mirrors...as long as you don't imagine what other people have got up to in the room you should have a comfortable stay! The kitchenette was fully equipped with crockery, cutlery and pans all clean. Also provided was a kettle, toaster, coffee maker, microwave and two electric hobbs. What I liked most was that you could hide the kitchenette by sliding the doors across it to hide any mess we made. I read a lot about how noisy it can get during the night as it is situated just yards from Reykjaviks main nightclubs. We had no disturbances at all Monday to Thursday, however Friday night was very noisy. Although we just turned up our TV, and the bed is so comfy anyway we had no trouble falling asleep. Failing that, you can always go and join the revellers! We didn't see much of the owners during our stay, but we had their phone numbers, and were told not to hesitate to ring them if we needed anything. It was reassurring as well knowing how they'd assisted other travellers when they'd had problems. At the end of our stay they arranged our transfer to the airport which was helpful. The weather was awful during our stay, so much so that some of our excursions were cancelled, so it was a small comfort we had such a nice apartment to retire to and dry off in! I would like to visit Reykjavik again (preferably in the summer next time) and I would definitely stay at this hotel again.

We stayed at the beginning and end of our visit to Iceland and both apartments we stayed in were very smart and clean on the inside even though the building looks ordinary from outside. At the weekend the noise from the local club did disturb our children though otherwise we found the staff helpful and the stay enjoyable and the apartment well equipped.

We missed an essential point in booking this hotel, and that was that its clientele was predominantly male homosexual. It didn't bother us, but it was an influencing factor in the way the place was run, and in the fact that it was excessively noisy with parties in stairwells and a high level of inter-room social life.

The place is an office block conversion: its website glamorises it considerably, because from the top (5th) floor, which the website suggests offers a panoramic view of Rejkavik's pulsing heart, the view is of rooftops and greyness - see photo. Entry to the hotel is between two shops, and could be hard to find. There is no reception desk.

Our apartment, #510, could have been very pleasant, except that it was dirty, and although our beds were made for us, we were never provided with clean towels in the three days we were there - in spite of ensuring the towels were on the floor clearly requiring replacement. Fortunately the 5th floor had a supplies cupboard from which it was possible to "steal" clean towels when we needed them.

The office block conversion is not entirely a success. On our first night there, a mysterious grey box in the upper corner of our bathroom erupted into noise at 1.30am. Our hosts never explained what had happened, but cured the problem by switching off the electrical mains, and - in fairness - gave us that night's accomodation for free. In addition, our apartment shared its balcony with others'; and while that may make for some successful encounters it's not entirely successful for customers such as ourselves.

Our hotel experience didn't diminish our Iceland stay overall, and in some respects has brought us home with more to talk about, but the hotel needs work in terms of its condition and in the way it's run. On the other hand the owners were generous to us in helping us with the logistics of checkout and airport travel, in letting us leave our luggage in the hotel until late in the day, for example.
