The one bed room is very small.

The walls are so thin that all acivities in neighboruring rooms can be heard. Guests coming to there rooms or sitting in the kitchen keep you awake at night.

The light from the kitchen gets in the room through a small window over the door

Dear guest,

I am very sorry that your stay with us was not in line with your expectation. We have been very fortunate up to this point as the reviews on our accommodation have been quite positive. This is actually the first review which has the rating of "terrible", which of course is shocking for us.
Since we took over the Guesthouse from 2005 we have put a lot of effort into offering good service to our guests as well as renovating the house. The guests are very important to us and we do our very best so they will have a pleasant stay with us.

True, a single room is our smallest room as it is designated for one person, but still does have the necessity like table, char wardrobe and a good bed. It is unfortunate that you were disturbed by the noise of other guests. We do have rules/guidelines in our guesthouse, which guests will find in the common area, there it is stated that after 23:00 the house should be quiet. In your case where you were disturbed by the guests noisy we would have appreciated if you had informed us during your stay, then I would have had the opportunity to give you a different room and then at the same time hopefully made your stay pleasant.

Regarding our breakfast, this is the first complaint we receive from one of our guests. You mentioned that „Breakfast is no more than acceptable“. We are proud of our breakfast buffet table which consists of the following:

Muesli, Cheerios, Cornflakes
Yogurt (Súrmjólk an Icelandic cultured milk product) and milk
Bread and biscuits
Cheese, ham, salami, boiled eggs
Jam: Strawberry, apricots/oranges
Spreads: Honey-nut and chocolate
Vegetable (cucumber, tomatoes, paprika)
Fruit (apples, oranges, bananas)
Coffee and selection of tee

The guesthouse is on top of a hill not far from the Church that looks like a spaceship. The hosts are absolutely charming and so helpful. It's a bright and cosy place to stay in town. It is small and friendly. Breakfast is set on the top floor in front of a large bay window with a stunning view on the city. Cafés, shops, supermarkets are nearby. And it seems that everything is at a walking distance in Reykjavik. I would highly recommend this place.

We spend 3 nights at the guest house at the start of October - their winter season. We were not aware that it is no longer run as a guest house in the winter but used as accommodation by foreign exchange students. As a result the kitchen and fridge weren't really a viable option as they were always full, and breakfast wasn't provided. So if you are planning on travelling after summer, it might be worthwhile checking what the 'status' is. Having said all that, it didn't detract from our stay at all.
Our room was fairly spacious overlooking the street and we had a shared bathroom next to the bedroom. The guesthouse is very close to the main shopping street and everything in Reykjavik is close - it is not a very big city at all so walking to see the sites is very easy.
If you catch the BSI bus from the airport, they will drop you off at the guest house if you pay for the hotel dropoff.
There is a great coffee shop called C is for Cookie in the next block and a bakery one block down. We also enjoyed our meal at the Islandic Fish and Chips shop.

My wife and I stayed at the Guesthouse one night, arriving on a very early flight. It is nice and very clean and the owner is friendly, but I cannot recommend it for a stay. The Guesthouse is simply too expensive. The rooms are very small, the bathroom and shower are tiny. The breakfast room, while pleasant, is too small to accommodate all guests. Since we would be returning to Reykjavik after a stay in Greenland, we shopped other hotels and found that we could find a much better value for the money.

Perfectly located (two blocks) to all the walkable downtown shopping, sites, and dining. We got a room with breakfast for two with a shared bathroom and a big common kitchen in the cottage behind the house for 97 euros. The owner was very nice and helpful, let us keep baggage there after checkout so we wouldn't have to lug it around town with us before we got the bus to the airport in the afternoon. Breakfast was typical Icelandic; toast, meat, cheese, vegetables, cereal, skyr, tea/coffee, juice, etc. Would definitely recommend it as a good downtown value stay.

We stayed here for 4 nights and only have good things to say about it. The owner is wonderful - helpful, friendly and kind. We stayed in 3 different rooms (as we returned ater visiting various parts of Iceland) and every room was spotlessly clean, light and airy. The breakfast was a traditional European affair taken in a lovely little room with a nice view. Some of the rooms have shared bathrooms (although as far as we could work out only shared by 2 or maybe 3 rooms max) which are small but again clean and perfectly fine. The gueshouse is REALLY centrally located - it takes about 2 minutes to walk into the centre of Reykjavik and the main shopping street. We were worried about being woken at the weekend by noisy people doing the bar crawl - to be fair we were woken on Saturday night, but I think this is probably true of any city centre place...we were on the ground floor right next to the pavement that night so you could ask for a room on the upper floors and to the back - they would probably be much quieter. Other plus points - free parking on the surrounding streets if you have a car and about 10 minutes walk from the BSI Bus terminal if you don't. The shared kitchens had everything you needed for knocking up a meal and a supermarket was about 10 minutes or so walk if you're trying to keep costs down. Just wanted to mention the owner again as he was so great! - My boyfriend was unwell for a couple of days and he was kind enough to move us to a room with prviate bathroom and small balcony at no extra charge. He also made sandwiches for us along with fruit and biscuits for an early morning long-distance bus journey and checked supermarket opening times in another town. You might be able to get a room a bit cheaper but if this fits within your budget - definitley go for it! He mentioned he's not always open over the winter as he has foreign exchange students but that it's worth emailing to check as he sometimes has space available.

Room Tip: 2nd floor and to the back of the house probably the quietest if you're staying over the weekend

This was the perfect guesthouse - quiet, great central location (close to many bars, restaurants and the bus station), very clean, nice breakfast to start the day, and a helpful manager. We had a double room with a private bathroom - not a huge space, but plenty of room for two. I would definitely stay here again.
