“Great family house but needs some TLC”

We booked the house for a long weekend with our children and grandchildren. Although we enjoyed our stay, a few improvements would have made it so much better. The house hadn't been prepared very well i.e. One of the bathrooms didn't have toilet paper, one bedside lamp didn't have a bulb in, the windows were filthy and disappointingly, there wasn't any fresh milk provided( the first cottage we have stayed in where there wasn't a welcome pack, just some left over teabags from the previous occupants!)
The garden was large and secure and although the grass needed cutting, the main worries were broken steps and loose tiles on a low wall. We had 4 little boys under 5yrs with us and we couldn't let them outside without constant supervision. It seems that some very small changes would mean this house would have an excellent rating rather just good. Just one other thing! A safety gate for the spiral staircase would have been appreciated!

This property suited the needs of my family throughout our stay. There is ample to keep the kids occupied while recharging the batteries for the next days activities. The property layout was exceptional value for money compared to others we have stayed in, easily accommodating 7 of us and 3 dogs in a very comfortable setting. Local amenities include a reasonably priced petrol station, small shop, pub and fish and chip shop, all within 2 minutes of the cottage. Rutland water is a breeze to get to and local towns are a 20 minute trip in the car. The car is highly recommended if you want to get around Rutland and explore.

In summary, great value for money in an impressive cottage with plenty to do in the local area.

“Girls weekend away”

Roger was very quick to answer any queries I had which was a big help.
Welcome pack appreciated by all.
Certainly plenty of room for us all, very clean and well stocked kitchen. Easily fitted four cars on the drive. Great location.

“Excellent Choice for a family get together”

Amberleigh is perfectly situated for groups of people who do not want to be cooking for themselves all the time on holiday. Good fish & chip shop and great pub just down the road also local village store. The house itself is modern, well appointed with lots of space and the advantage of a garden with sitting area. The only thing we would have liked to have had would have been a larger fridge freezer - a family of 8 needs more "fridge space".
We would certainly stay there again if visiting Rutland again.

“Our 50th wedding anniversary!”

The accommodation met the needs of six adults and four children. It was spotless and comfortable and we found everything to enable us to cook a celebratory family meal.

However, little things like more mugs -10 only, so we were continuously washing up - and pegs in the hallway for numerous damp coats, would have lifted it from very good to excellent!

“A Good Choice”

Stayed with 2 other couples for a 3 night break we always take at this time of year. It was a good choice on behalf of Margaret & John. It is our turn to choose next year.

The cottage is in the centre of Cottesmore next to the church & across the road from a very good village pub called the Sun Inn. Had a good meal there on our first night. Cottesmore village is very nice & just a short drive from Rutland Water.

The cottage is spacious with a large kitchen area. Lounge very comfortable. Bedrooms all very good. We were in a twin bedded room with a shower room across the corridor. Powerful shower a bonus compared with many poor ones in other establishments. A great place to chill out,

Not visited this area before and was very impressed with Rutland water. Walked the Hambleton peninsular (7 miles) & called in at the Finch's Arms pub on the way round. The 45 mins boat trip around the lake starting at Whitwell was well worth the £8.50 fee p.p.

Would certainly like to revisit the area. Can recommend the cottage, the village & surrounding countryside. Call in at the Hambleton bakery as well which is only 1 mile away.

One word of warning; don't park your car under the tall conifer in the drive as large birds roost in it overnight.

“peaceful home from home”

we stayed at Amberleigh for a friend's birthday . there were a group of 8 of us and although there are plenty of places to visit nearby , because the weather was so bad we just stayed in and chilled . the log burner is a welcome for the winter evenings making the lounge very cosy , the house is spacious and because the kitchen and lounge are open plan no-one is excluded if they are in the kitchen . the kitchen is well stocked and the welcome pack was a nice touch . it is set back from the road so is very private and quiet , in fact the only noise we heard were the church bells on sunday morning . there is a nice chip shop opposite the house and a friendly country pub a couple of mins walking distance . thoroughly enjoyed our stay here , thankyou
