Absolutely excellent hotel.
Bar, breakfast, hotel and staff absolutely excellent - would stay again.
Only 4 stars because of Sauna/Steam/Jacuzzi - Jacuzzi out of order, no massage service at weekends which was a pity after all the walking around the hills of Lisbon, and really could have done with a nice relaxing massage. No attendant either, so had to search for towel, slippers etc.

A group of twelve couples arrived on a Friday for a three night stay, we were early and were told that our rooms were not ready yet but that they would be made available as soon as they were. Our luggage was stored in a room designed for the purpose and we went off to have some lunch. First impressions of the hotel are very favourable, everything looks very smart and clean and the staff are very friendly. When we returned from lunch our rooms were ready and without exception everyone said how pleased they were with their room. Spacious and clean with a decent bathroom and a small fridge.
Our room overlooked a narrow street at the rear and was quiet. The air conditioning/heating worked well and the bed although firm we found to be very comfortable. There were none of the carpet stains referred to in previous reviews in our room. A kettle would be a welcome addition for most people but we had our small travel kettle, cups, tea and coffee with us. the small supermarket round the corner supplied the milk we needed and that was kept fresh in the fridge, perfect.
Breakfasts, included in the price are a lavish affair with plenty of choice. Hot eggs,sausage and bacon, a great variety of cold meats and cheeses. Cereals, yoghurts, breads, croissants, cakes and the like and especially good the lashings of delicious fresh fruit. Everything was replenished as soon as it ran low.
We did not eat in the hotel restaurant, prices seemed a bit high but the restaurants recommended by the hotel were excellent and very good value. The bar made a good place to meet and to return to for a nightcap or two. Prices were a little on the high side but the surroundings comfortable and the bar staff pleasant.
The hotel is located well for the metro and buses and within reasonable walking distance of the main pedestrian area. Taxis are very good value and the whole area felt very safe. There are a variety of shops nearby if you have time to look in them.
We found the hotel to be very comfortable with some lavish touches and very good value, never mind how many stars it has.
We would not hesitate to return and thoroughly recommend this hotel.

Booked an Easyjet holiday to the Real Palacio Hotel in Lisbon for 7 nights on 26th January After booking I read some of the reviews and was rather apprehensive as they were not very good. I should not have worried, the hotel was excellent. People had complained of stained carpets, hard beds and poor breakfasts. I am a very fussy traveller, as I run a bed and breakfast in Aberdour, Fife, Scotland. What do people expect about stained carpets, when there are thousands of people walking through this hotel and the carpets are very light in colour Yes, the beds are firm but you get used to them. The staff are excellent (above and beyond the call of duty).. Also the food is excellent. Would recommend this hotel to anyone..

Stayed at The Real Palacio with a friend for a weekend break away.

I must say that this was one of the best hotels that I have stayed at in a while.

The staff are friendly and helpful and make you feel welcome.

The hotel is of a good standard and the food in the restaurant is pretty impressive, so compliments to the chef.

The breakfast selection is good from cereals, sausages, bacon, scrambled egg, etc to cakes and pancakes and maple syrup. You can also obtain a decent espresso/cup of coffee in this hotel (as a rule, hotel coffee is usually horrid). The breakfast room does get very busy, so recommend you get there early. No shortage of servings, but can be a bit hustle-bustle.

There is a nice lounge/bar area and the bar staff are willing to make you a cocktail, not listed in the 'drinks menu'.

We used the spa facilities; steam room, sauna and jacuzzi, although the latter was cold.

The bedrooms are a reasonable size and very clean. The beds are quite firm, but that wasn't an issue for us. Good bathroom facilities - decent shower with pressure.

The location of the hotel is about 5 minutes walk from the metro station (south exit). You can catch the metro straight from the airport to the last stop on the red line (S Sabatiao). Takes approximately 20 minutes. You can purchase a travel card for around 17 euros in the station and this lasted for the duration of our stay (3 days).

The Shopping centre/Supermarket is only a short walk from the hotel and the Columbo Shopping Centre is located at the 'Orient' metro stop.

If you fancy eating out of the hotel, but do not want to stray too far, there is a nice restaurant literally over the road.

I would recommend staying at the Real Palacio and would definitely stay there again - great service!

I arrived in Lisbon last weekend using the Red subway line from the airport and the hotel is located 5 mins walk from São Sebastião which happens to be the closest red line station to the city.(It's the final station on the red line so you can't miss it!). If you are going into Lisbon you have to change here regardless so not having to change trains to another station with my luggage was a real plus.

This was a lot better than most 4 star hotels I've stayed in so arguably deserves 4 and a half stars! I would personally have given it 5 if it had a swimming pool. We stayed on the ground floor through a very discreet entrance only opened by card key. Having read previous reviews I looked for marks on the carpet (none!), Staff were friendly enough whilst Breakfast consisted of an extensive buffet with something sure to please most people. Room was spacious, clean and comfortable with a well equipped bathroom. Frankly I couldn't fault anything.

For the record, Lisbon was an unexpected delight and the Hotel certainly contributed to a very enjoyable weekend in a convenient location for public transport.

Room Tip: You don't have to upgrade to get a nice room. Standard ones are great.

We had a fantastic 3 night stay at this Hotel arriving on 23 Jan 2014. The reception staff were very welcoming and friendly on our arrival. We had an upgraded room which was great on the third floor with a lovely balcony and would like to thank the hotel for a lovely surprise which consisted of a bottle of champagne and cake in the room for my husbands 40th birthday. we used the Health club at the hotel where we both had a lovely massage and used the Jacuzzi, steam room and sauna which were great. The breakfast at the hotel was ideal with a good selection of food with very pleasant waiting staff. The reception staff gave us a city centre map and advised us of places to visit and how to get around the city which was very helpful. WOULD DEFINATELY RECOMMEND THIS HOTEL AND STAY HERE ON MY NEXT VISIT TO LISBON.

Room Tip: We stayed on the third floor with a balcony which was great.

Star ratings can be very misleading; this hotel charges a lot less than you would expect for a '5' star. Yes, the carpets have ingrained stains in places, unfortunate choice of colour (creamy beige). That aside, there were no scuff marks on the walls of the corridor to our room (fifth floor), the decor in our room was fresh and unmarked and everywhere in the hotel spotlessly clean and polished. (We did not use the gym area so cannot speak for that).

Breakfast was very varied and of high quality. Other reviews have mentioned poor coffee at breakfast, but that was easily remedied by asking one of the many staff to bring an espresso/whatever, which they did very promptly and obligingly, at no charge. The (English speaking) staff were all very helpful at all times. They cheerily helped us with an online checkin problem for our return flight. Thank you in particular to the lovely Susanna who greeted us very warmly at breakfast in the morning, and even taught us some Portugese.

The neighbourhood is quiet, safe and residential, our room, 523 was great and overlooked the street, very little traffic at night. Bin men do keep some odd hours, but the earliest we heard them was at 7.45am. Whilst it is not a central location, this hotel is on the right side of town for the airport (c15 euros). It is very easy and quick to get to central Lisbon on the metro, no change of line needed. The Lisbon Card with unlimited travel and free/discounted entry to museums etc is very good value and worth getting.

Another good safety feature is that access to the lift is only permitted with a key card, so no worries about non residents loitering in the corridors.

Finally, great selection of English channels on the TV, and free, no hassle wifi.

Room Tip: Our room, 523, was great and had a floor length window. Bathroom very spacious, bidet, deep bath
