My husband and I booked this hotel for our anniversary. We paid a good price for 1 week BnB but knew the room was one of the cheaper ones. However we were not disappointed. Our room was below the pool but still with sea views. The bed and pillows were the comfiest i think i have slept on. The room was spacious.

Good nights sleep..apart from the chorus of barking dogs on the street most mornings to wake me up!!..not the hotels fault though!

Breakfast was fine..continental and eggs beans bacon etc. plenty of it. No complaints.

The pool area is a little dated and could do with more sunloungers but amazing views and we spent many relaxing days here. We had lunch a few times too. Very well priced and tasty.

The location is the best thing..5 min walk to beach and old town one way and 5 min walk to marina the other. We loved the resort and would definately return and yes we would come back to this hotel.

Visited this hotel with friends for a long weekend and loved it.
Personally I prefer smaller hotels over large complexes as you tend to get a better service.
One of the big pluses for all of us was "there were no children at all" which was fantastic!
Although there wasn't a massive selection for breakfast or dinner it was good quality food and we all really enjoyed it. Far better than some of the large complexes that give you loads of choice but of poor quality food.
We had an amazing 3 bedroom apartment with a fantastic sea view. All the staff were lovely and we will definately return next year.

We arrived at the hotel to be advised that we would not be getting our permanent room until the next day,I was naturally disappointed especially as I could not be told when I would be given my correct room the next day. We did get our room by 11am & actually thought it was nicer than the suite we had been given on the first day, window in the bathroom also made a huge difference. To acknowlege the error we had been left a lovely basket of fruit & bottled water & the manager had left a message at reception to invite us to a free evening meal on any evening during our stay - thank you! It is obvious that the hotel is being renovated in stages, our room had a very modern sink & wall tiles, but do remember these hotels are being used all year round & to refurbish will take time, the hotel is built into a rock face, hence why the corridors have no windows with exception to the 5th floor which has been added to the top of the original hotel. You enter reception on the fourth floor where some of the rooms are located & then go down to the 1st floor to the restaurant & pool area, we were on the 4th floor & only 1 evening disturbed by people returning from a night out, there are 2 lifts, one by reception & one towards the rear of the hotel. If you want fantastic views, a quiet location (the dog in previous reviews only barked a couple of occasions during the day, never at night), have good mobility - then this hotel is for you! We had a lovely relaxing holiday utilising the pool area some days & the beach on the others, also far enough away from the hustle & bustle of the main square but also within walking distance of the marina then book. We have probably returned fitter than when we went due to walking everywhere, sore calves for the first few days but hey this is portugal & is hilly! Ps they do try & provide an a la carte menu for evening meal so if you are booked half board you will be waited on with exception to the salad bar & desert, yes we did have our free meal the night before we came home as we had an early pick up. Breakfast was very adequate, full continental choice, cereal, hot food selection that differed daily & able to make toast, although typical very slow machine that you get abroad. Don't let the negative reviews put you off, book a sea view room & you will not be disappointed, yes some of the rooms are below the pool area but these are not classed as sea view rooms

We stayed at the hotel for four days. The place was very clean, nice communal ares and the best sea view whilst lying on our loungers. Short walk down to the beach and old town which was perfect. Breakfast was superb, lovely choice of cold plates, fruits and hot choices. Glass of cava with breakfast at the pool could not be beaten.
Great prices, we will definately be back

We have stayed at the Boa several times over the yrs and find it to be a relaxing, quiet hotel best suited to couples. The location is beautiful with fab views over the ocean and bay of Albufiera (unless you have walking difficulties- as it's up on a hill) Gercia, head waiter/barman always provides excellent service! it's always a pleasure to see him. Definatley recommend this hotel to able bodied couples. Pool area is lovely( though a change of cd is in order,lol) Breakfast is good, plenty of choice and serves frm 7.30-10.30am! We will come again no doubt.

More than 3 months ago I made a reservation at Belver Boavista Hotel & Spa for 7 nights, together with my boyfriend. All was ok and we received the booking confirmation from the hotel.
We were looking forward for a small break at a 4*star hotel but, surprisingly, when we arrived they acknowledged my reservation but proceeded to say that the hotel was full so they were going to put us on a 1 bedroom apartment next to the hotel.
We were obviously surprised with the comment' we are full' as we had made the reservation 3 months ago, but apparently we were going to receive an upgrade. So you can imagine our faces when they took us to an apartment that didn't belong to the hotel. It was a building next to it, a flat that was on sale with a german shepherd guarding the property.
The apartment was probably bigger than the hotel rooms, but if we wanted to rent an apartment we would have done so, but we wanted the comfort of staying at a hotel. The apartment was very dated, no air conditioning, very old and degrading furniture plus a barking dog. We immediately went back to the reception asking to be transferred to a hotel room. The answer was that there were no rooms available but in 2 days we could move into a hotel room if we were willing to pay an upgrade. So basically they gave us a downgrade and wanted to charge us for an upgrade.
We were on holidays so we didn't want to get upset and went back to our 'penthouse' as we call it and tried to enjoy the rest of the days.
Next day we noticed that they didn't change our towels, so again we went to reception (forget room service or phone, we didnt have that), to which they answered towels were changed every 2 days. Come on...is this a 4* hotel??
The place was not properly cleaned either and even though the staff was not rude, they were the minimum polite necessary.
The breakfast was average, not great, but it was a stressful experience having breakfast. The staff was always complaining, being shout at by the grey hair manager, and there were constant shouting from the kitchen or even staff complaining about the boss. He was always running around, giving orders, speaking loudly...that most of the days I was eating as quickly as possible so they could clean my table for lunch.
So, all in all, the experience was very unpleasant to the point we left 1day earlier.
This is not a 4* hotel, I wouldn't even rate is as a 3*. I doubt they even have licence to place us in a different property.
The staff is not friendly.
They put as in a property next to the hotel and tried to charge us to be transferred to a hotel room.
Very poor cleaning.
Towels and sheets changed every 2 days, sometimes 3.
Breakfast is a stressful experience.

We left and made a complain in the official book. I would alert other people to the fact they can use this book in case they feel mistreated as it is an official tool that is constantly checked by the regulator.

Not returning.

We were disappointed with the original room we were given as we had booked and paid for an executive suite. When we complained the receptionist was very nice and we were able to get a large room on the 5th floor with an excellent sea view. It felt like we were in a different hotel. The hallway was larger, brighter and nicely decorated compared to the dark staircase we had to use to get to the original room we were given. Our room was cleaned daily and the towels were changed daily as well. The TV was old but we got many channels. The breakfast was good and we found the wait staff to be friendly. The only issue we had was the poor internet connection as It was extremely slow making it unusable. However, we did not need to be connected for work so we used the internet in the lobby to check personal emails. I would recommend the rooms on the 5th floor that had a full sea view located over the pool. It is about a 10-15 minute walk to the old town. It is uphill all the way back so probably not good for people with mobility issues or people with small children.
