The rooms were old with dirty carpets and really bad bathrooms !! The 189 euros for an old single room were more than too much !!

Used to stay here when it was a Hilton, and nothing positive comes to mind from then, but as The Hotel I am seriously impressed? Think convenient, well managed, well located business hotel, with excellent rooms, all mod con, and well trained staff.

Room Tip: Height pays in this hotel, for reasons of traffic and views.

First of all, many points raised by reviewers are true: decor and fixtures look slightly dated (apart from the lobby) and noise can be an issue - not just from the construction workers (although you'd need to be a princess to be truly disturbed by that), but also from the somewhat awkward pluming. I read it's being overhauled and I can see why. On the map Boulevard de Waterloo looks a bit intimidating in terms of traffic, but it didn't turn out to be a daunting thouroughfare. Busy, yes, but you can still stroll along its leafy sidewalks.

Overall, I'd still consider it again for my next business trip: as the headline made clear, the front desk was not just as polite as you could wish, even my passing comment about a slightly leaking bathroom sink (without any explicit request, since it was ever so slightly) was quickly dealt with and fixed upon my return in the evening. This tied into my overall impression: they know about the inconvenience of renovating while staying open and try so their guests still get the most out of it.
Just going through the list: rooms and bathrooms were spacious and clean, the usual quality amenities provided (nice espresso maker, by the way) and the beds comfortable. And since they make it clear on their webpage that a huge renovation effort is under way, I find it useless to bang on endlessly about it needing new carpets...
I did not try the restaurant and frankly, the in-room breakfast (with service charge) zooming in at almost 40EUR I was not enthusiastic about trying that either.
Since the location is pretty good - you get there from the Eurostar terminal in under 15mins on the 2&6 Metro and a leisurely walk gets you to the Grand Place in under 25 mins, with a few nice sights along the way - and it's probably only going to improve from an already solid base, it will remain on my list of hotels to be considered in Brussels.
In the near-term however, check for good rates that take into account some of the troubles mentioned.

This hotel has the facade of quality but does not deliver. There was only warm water from the hot water taps and so cool when showering that you don't need to use the cold water. The restaurant is a major, major disappointment with expensive food and very, very, very mediocre quality. A rude and abrasive waiter added another note of disappointment to an already disappointing two-night stay. Never again though!

Room Tip: Find a different hotel, fast.

It looks nice from the outside and the lobby and elevators are attractive, however, that’s where the appeal ended. There was a distinct smell of strong antiseptic in the lobby. Our room had not been renovated or upgraded since the hotel was built. The bathroom was “old and tired” in appearance with outdated fixtures. The plumbing was noisy- our taps vibrated loudly when the water was turned on and you could hear water running in adjacent rooms. There was mold in the tile grout. Air conditioning in the room was ineffective. There was no hotel directory in the room. Service was satisfactory. The breakfast buffet was “good” except that the bacon was not cooked or even hot.

Old, but adequate, in good location. Shops and bistros accross the street for budget shoppers. Heavily used business and tours hotel. Breakfast buffet to start the day, OK. Making remodel improvements which could be annoying if you gelt the wrong room. Beware.

Room Tip: Ask about construction noise.

My first thought upon entering the lobby was "Why does it smell like toilet cleaner?" Otherwise, my room itself was big. It also had a nice view of the city. As the other reviewers mentioned, the hotel is undergoing renovation, so there was construction noise (e.g. drilling and hammering) at all times of the day, save 8pm-7 am. This renovation is probably much needed as the faucets were faulty and the wallpaper was falling off in my room. It takes about 5-10 minutes to walk to the Fine Arts Museum and 15 minutes to walk to Market Square (all downhill on your way there, uphill on the way back to the hotel). The staff was not very useful or efficient either (e.g. on multiple occasions, the front desk and concierge did not answer the phone and when they did, they gave conflicting information about what services were offered). Only other good part was free wifi. Definitely not worth the price.
