The location is 15 minutes (by tram 26) away from the centre so that is excellent. The B&B is a nice, Italian run, little but comfortable place to stay. We had the smallest room of 3 and we were fine. The address is a bit difficult because it is not on the main road but on the second lane of the waterhouses, you can't miss it. Free WIFI (and a notebook to use when needed) and the breakfast is very nice. Adviced for people who, after a hectic day in the centre, prefer a calm environment near the lake and all shops and a few restaurants in walking distance.
