We stayed at the Hotel La Terazza on the outskirts of Assisi for two nights at the end of October, 2012. Despite the fact that our Garmin did not recognize the street name, Via Fratelli Caninichetti (it defaulted to another Via Fratelli), we were able to find the hotel easily due to a street sign with the hotel's name that is posted on the road to Assisi from S75 heading north. The hotel has ample free parking.

One of the reasons we chose this hotel is the fact that it is located next to the stop for the shuttle bus to Assisi. From there you can take the bus into the Piazza de Commune in the heart of the city. When you check in be sure to ask the receptionist for the booklet that includes the shuttle bus schedules (about every 30 minutes). You need to have bus tickets when you board and you can buy them from the hotel receptionist (2 euros per person for a round trip). Also, get directions to the bus stop. It is located just opposite the hotel's back gate, which is accessed by stairs from outside the reception area (the hotel is located, like all of Assisi, on a hillside and the back gate is on the hotel's third level).

The hotel has a nice restaurant for both breakfast and dinner. I had a wonderful pasta with pesto and pine nuts. Yum yum! There is also a bar (which has an assortment of paperback books left by previous guests) and where the hotel's free wifi is available.

The best thing about this hotel, however, is the manager, Antonello. He helped us with the bus tickets, immediately made arrangements to replace a burned out bulb in the floor lamp in our room, helped me access their wifi network and made hotel reservations for our ongoing trip to Ravenna. He also has a very warm and friendly personality and speaks excellent English (for those of us not fluent in Italiano.

Our room was in a new one-story annex in front of the hotel. It was clean, well decorated and had an individual walk-out balcony overlooking the valley below. Another plus of being in the annex is that there were no stairs from the hotel driveway to the room, so it was very easy to move our luggage from our rental car into the room.

We loved this hotel and highly recommend it.

This hotel is in a gorgeous location but unfortunately I cannot see anything from my room because it opens 6 inches from a wall. It is dreadfully hot and noisy! The walls are thin and I hear everyone talking out in the hallway. Unfortunately, this hotel has just sucked all the joy out of an otherwise nice vacation.

In the light of the review of Mrs. Linda, I would like to clarify the following.

The complaint stemmed from the fact that other members of the travel group, of which Mrs. Linda was a part of, in her opinion were assigned better rooms that had views of the valley and/or on the terrace.

It would be nice to give everyone the best but when you are traveling in a group, however, it is inevitable that some will be assigned rooms better than others and above all it is not possible to be assigned to all rooms with views.

We believe this is inevitable in any hotel when traveling in a group which, amongst other things, significant savings compared to booking individually.

Great hotel! We had two lovely nights here. It's really clean and the staff are friendly and helpful. We were lucky enough to have one of the apartment type rooms that are separate from the main hotel. These are very new, very well appointed and have balconies that have incredible views! Assisi is a wonderful place to experience and this hotel will only add to it!

This family-owned hotel is efficiently run and well designed. It is just outside the walls of Assisi and the free parking is a big bonus. The walk to Assisi's Porta Nuova is 10-15 minutes (1 km) along a fairly level road, with pavement. We enjoyed our stay here and had a lovely large bedroom. Throughout the hotel everything was spotless. The hotel also has a swimming pool which I am sure would be very welcome during hot weather. Internet access is only available in the reception area (as in most of the hotels at which we stayed). The usual buffet breakfast is provided, although fruit juice from a dispensing machine wasn't very nice. Because of bad weather we didn't walk into Assisi in the evening but had dinner at the hotel every night, which was perfectly adequate. The hotel provides good value for money. with friendly and helpful owner and staff. We would certainly stay here again.

I am sure you could do a great deal worse in Assisi than stay in this family run hotel. It is friendly, good value and has very good facilities - we paid 90 Euros per room and, given the very high prices in some places in Italy, this was one of the best value places we stayed. It's in a lovely quiet setting partway up the hill dominated by Assisi, with a fine view of the valley sweeping below from the terrace by the swimming pool.

The swimming pool is excellent. Same depth throughout and a really good size, with plentiful loungers etc. The hotel also has a sauna.

The rooms are a reasonable size, and open out onto a part-paved, part-grass patio which leads down to the pool. The restaurant is downstairs (very large and a bit cavern-like). Breakfast was good with tables nicely laid, though there was nothing hot.

There is plenty of space for car parking at the hotel.

Personal service was excellent. The owner helped us with our cases when we arrived (very welcome because we were arriving after 10pm) and offered advice on visiting Assisi. A bus runs from a stop reached by a short flight off from the hotel every hour or so, costing a couple of Euros return and will drop you right in the centre by the Basilica. You can buy the tickets at hotel reception.

So what could be better? Internet access is limited to the area around reception (though it is free) and the air conditioning in the rooms could be a bit stronger. But these are small points - this was an unexpected highlight of our trip, and we have every intention of staying here again. Highly recommended.

do not accept room 23. it is barely the size of a closet; has no window and a bathroom too small for human use. everything else about the hotel was fine. the pool was pleasant, there was adequate parking and the breakfast was fine. order your coffee from the server-it is better than the machine made.

This hotel sits above the Umbria "valley" with a panoramic view of the region right from the swimming pool. You can take the bus to the basilica and other sites. If you want to be away from the crowds, enjoy an excellent dinner/restaurant and swim in peace, this is the place. There is also a spa that we didn't use. If you want to be steps from the basilica then stay in the town. Great for kids and during the hot summer months. Staff is nice too.
