Assisi is so beautiful & picturesque & was my favourite of the medieval hilltop towns we visited during 10 nights in Umbria. It's best to stay a night or two if only to benefit from the quieter evenings after the coach-loads of tourists have left for the day as the character of the town is completely different then - so much more peaceful & atmospheric.

We stayed in ground floor Room 44 from which we enjoyed stunning views. Compared to the public areas of the hotel - e.g. the reception, dining room & bar areas which appear a little jaded - most bedrooms had benefitted from refurbishment. Spotlessly clean, well lit, with a large comfortable bed & nice decor; gleaming shower room - big fixed shower overhead with hand held type too in bath sized space (presumably had replaced bath) - fitted wardrobe, full length mirror, tv, mini bar & wi-fi. No kettle though so couldn't make a hot drink in the room however you're so close to Assisi, with the entrance gate just a short uphill walk away, with all it's cafes, that it wasn't a problem. Breakfast was excellent, nothing hot, but a wide selection of cheese, boiled eggs, meats & bread rolls, pastries & cakes, yoghurts, cereals & fruit. Tea & coffee is made to order. The staff, especially those on reception, were so helpful. We were with a party of 8 cyclists & they were very accommodating when we turned up with everyone's luggage well before check in time.

Excellent location just outside the walls of the city with free parking on site. Nice room ,although small bathroom (no room at basin to shave!!),but at the back of the hotel , backing on to the main road( although not really noisy) we had no view at all!! Ask for a room overlooking the countryside. Helpful staff, good breakfast.

Room Tip: Easy to find through use of sat nav. Good value.

We loved Assisi and this hotel, literally just across the road form a gate into the town, was an excellent, great value for money choice. Easy to find, on the main road, good car park and with a helpful reception, we found our room to be the very best during our three week holiday. Nicely modern, clean and comfortable, with quiet air con and a lovely bathroom. A good breakfast was also provided, sincerely recommended.

Although it was the very first day of their new season the hotel was very much ready for business. The weather was cold but our room was pleasantly warm. It was immaculate and very well equipped with all the usual modern necessities such as wi-fi. Staff were delightful and if you happen to like cats - I do - the hotel has a gorgeous and playful tabby called Camilla. We normally avoid hotel breakfasts preferring instead to check out local cafes. However breakfast was included and in fact it offered a plentiful selection of perfectly good quality food and drink. The fact that off street parking was included in the price made the hotel particularly convenient. It is a few minutes walk away from the start of the city. Getting to the Basilica San Francesco takes around twenty minutes - and almost everything you see along the way is interesting.

Room Tip: Try to make sure you get a room with a view of the countryside.

This hotel is about 50m outside the City wall, but Assisi is a small place and you can walk to the central square in about 10 minutes. It's also right next to a bus stop (called Porta Nuova) which is used by the busses to and from the station. The bus is definitely the most economical way to get here from the station (no more than 1.50 Euro's per person). If you can't be asked to get your luggage on and off the bus, a cab from the station will cost 15 - 20 Euro's.
Our room was good with good air con, but no view at all. The other side of the hotel faces over the valley so the view is better.
The hotel says it has a sun terrace which is technically true, and whilst it certainly does get the sun it's very small (1 table, 4 chairs). Having said that, most visitors to Assisi are only there for a day or two and aren't looking to chill out on a sun terrace, so we had no problems using it. We spent four nights at this hotel which by all accounts was a bit unusual. We didn't regret our decision.. If you move slowly, you can chill out in Assisi..
Breakfast at the hotel is good, but the breakfast room could do with being a bit bigger.
If you're ok walking, you can easily reach the main attractions in the town (probably 30 minutes to get to Bascilica San Francisco) and you're well placed to get to San Damiano which is about 40 minutes walk (slightly longer coming back which is all uphill). They don't do other meals as far as I know but it's a short walk to some very good restaurants in the town.
Staff were friendly and helpful, and made the effort to speak English.
We weren't using a car, but I wouldn't have wanted to drive through the town. It's medieval with some very narrow streets and one way systems. This hotel has the advantage that it's on the main road outside the wall and has its own car park.
Enjoyed this hotel and would recommend it.

Although this hotel is technically outside the walls of Assisi, don't let this discourage you. The rooms are clean (ours looked to have been redone fairly recently) and the staff is very pleasant. The church of Santa Chiara is a 3 minute walk, while the basilica of San Francesco can be reached in about 20 minutes - and the walk is through the picturesque streets of Assisi. For travelers arriving by car (as we did), there is a parking lot directly in front of the hotel, making parking a breeze (it's impossible to park inside Assisi without a residence permit, thus having free parking just outside the walls was a big plus).
