I should begin by saying that my experience at the San Rufino wasn't horrible, it's just that I found two rather essential problems which I feel I ought to alert people to.
The first is location. Although this may sound counter-intuitive, staying "right next" to the main square or cathedral in an Italian hilltop town is not necessarily a good thing. In the case of Assisi, this means having to drag your bags from the bus stop at the main gates (opposite San Francis Basilica), which is where the bus from the Railway station will drop you... or, if you are patient enough, wait for a second bus to take you up to centre. Of course this wouldn't be a problem if you can afford a taxi every time, but my guess is that, if you are considering the San Rufino, you cannot afford a taxi ride every time!
The second flaw is that the hotel is right next to a noisy bar. The night I stayed at the Hotel (a Saturday) there was live music until midnight, which didn't wholly ruin my stay, but it wasn't exactly the peacefulness and quiet I was expecting in Assisi.

Room Tip: Stay close to St Francis' Basilica!

My husband and I stayed one night at the annex hotel, Albergo il Duomo and were delighted with with the room. The location was fabulous and easy to find from the bus stop. The next morning we were greeted with freshly made coffee and a lovely continental breakfast. The staff was helpful and attentive.

We had a double room at the Duomo annexe for two nights. On arrival there was a note on the door asking visitors to check in at the Ruffino round the corner. Our room was on a corner with windows onto the 'main' street and the steep alley at the side, but noise was not a problem after about 10.00pm (Assisi seems to go to sleep early). We had to leave the windows open as there was no air-con. The bathroom was spacious, with shower over the bath.
We could not find anyone to ask about breakfast which we had booked, so turned up at 8.00 at the Ruffino - locked and no sign of life. A note (great notewriters...) directed callers to the Rocca at the top of the hill, so off we went. At the Rocca, they seemed a bit nonplussed, but gave us breakfast anyway. On our return, the Ruffino had come to life (apparently breakfast is served at 8.15) and said they would sort out with the Rocca, which they did without any problem.
Next morning we had a pretty good breakfast at 8.15.
If you are driving, it is possible to park near the fortress at the top of the town for free (navigating can be a challenge). From there there is a path and steps down which pass the door of the Duomo hotel.

Beautiful apartment situated in a wonderful city. We would definitly stay here again if we found ourselves in Umbria. The Minciotti family who own the palazzo in which the apartment is situated were exceptionally friendly and welcoming.
Gas is not included in the rent so if staying in the winter expect to pay about 50 euros a week for heating and cooking The apartment is not suitable for people not willing or able to climb stairs. Parking is expensive so if travelling by car try parking up the hill near the ruined fortress and then descend the steps to Piazza San Rufino.

My wife and I stayed in San Rufino just one night. We liked the no frills room that was clean, small and simple. The location was great and though our room overlooked the street, we didn't have any problem with noise. Assisi seemed to go to sleep around 10 pm and became very peaceful.
We had a great experience with one exception, when I asked woman working the desk for directions to the restaurant La Stella (amazing by the way!!), she was rude to me and my wife. We don't speak Italian and she was very impatient which was kind of surprising considering the large number of American tourists in Assisi. I would think she would be used to us! All in all, it's a great place. If you speak Italian and don't require a flat-screen tv in your room with cable, it's perfect.

I stayed in the Duomo, the smaller and less expensive hotel associated with San Rufino. It was fine, although the room itself looked over a very loud restaurant, so the noise level was rather high.

The bathroom was extremely large, but as always in Italy, the toilet still had trouble flushing-- even after wasting gallons and gallons of water. The shower was good, with good pressure.

The hotel is close to San Rufino Plaza, where there are some restaurants and cafes. It is about 10-15 minutes from the Basilica of Saint Francis.

If you don't want to walk to the Hotel from the Assisi Train Station (which I don't recommend-- its much too far and steep), just take the bus and get off at the last stop at San Rufino. The hotel is only a few blocks from there.

We are a mother and 2 daughters from Australia who visited in December.
The hotel was clean, quiet, welcoming, and had everything we needed. It was a five minute walk from the bus stop in the old town, on a quiet street.
The family (?) who ran the hotel were friendly and helpful.
The breakfast was fantastic- well worth the 5euro: no hot food, but yoghurt, fruit, rolls, toast, cake, cheese, juice, a list of hot drinks, cereals...
We had a triple room, which was spacious, warm and clean, with a large bathroom and a window opening a couple of stories over the street.
We could even leave our bags at the hotel after we'd checked out while we explored Assisi.
No frills, but excellent value and we would certainly recommend San Rufino to anyone heading to Assisi.
