this is a gem of a boutique, worth the slightly higher rates. staff, mostly ex-pats, very friendly and helpful, ended up running into them in the town in the evening. breakfast exceeded anything I've had in several trips to Europe, and the "honor system" bar in the evening are wonderful extras.

This little botique hotel has a warm and welcoming feel from the minute you arrive. Nestled in the heart of Amazing Siena, it feels like a happy family home away from home. Our room was gorgeous and to be expected small, with a lovely luxurious bathroom. Spotlessly clean, with high quality fittings, furnishings and linen. The breakfast room is a sun drenched delight with crisp white table cloths on wrought iron settings, the little balcony where i had breakfast each day has jaw dropping views of the city. There is also a intimate lounge room, nicely furnished with antiques where you can curl up and have an evening drink.
Two important factors make this one of the best places we have had the pleasure of staying at:
Firstly The Staff - Interested, charming, helpful, faultless service always with a smile. Congratulations to Dennis, Carlo, Tomasio and Shaymalie for attending to our every need, arranging first rate tours, private transfers, taxis and coffees to our liking!.
Secondly - Value for Money - our room was around 220 euro per night including breakfast.
My advise is to book early to avoid dissapointment, there is also a balcony room and a duplex room which were booked out months in advance.

We stayed five nights in this lovely little hotel. Our view of the city from the balcony was gorgeous and we enjoyed some of Tuscany's finest wines there each evening, listening to the church bells and sounds of the city. The staff is terrific - extremely friendly and helpful. The breakfast includes a large variety of foods and it is laid out in a very pretty dining area. Our room was immaculately cleaned each day. We would not hesitate to recommend this hotel to anyone visiting Sienna.

Room Tip: Room number 5 provides the most beautiful terrace overlooking the Duomo.

We travelled to Siena by bus from San Gimignano. A lovely journey through the hills of Tuscany.

Arrival 4/5 - the hotel is hard to find and even when you do find the correct street, the hotel entrance is easy to miss. We arrived at 13.00, but could not check in - so we went for a stroll around the center. The staff were helpful and friendly and printed bus and train timetables off for the next day.

Room 4/5 - we stayed in room 2 on the first floor. A rather small room with a small bathroom. Immaculately clean in every way. Lovely linen sheets on the king size bed - very comfortable. Minibar, safe and a bowl of fruit. No proper bedside storage (just a tiny glass shelf), so much of my stuff ended up on the floor!! No international TV channels at all. Good wardrobe space. Robes and slippers.

Bathroom - walk in shower, bidet, high quality towels, nice toiletries. again immaculately clean.

Other 5/5 - there is a lovely lounge area (breakfast room in the morning). It has complimentary fruit, cake and nibbles and an honesty bar. The star though is the terrace, with great views across to the Duomo. we enjoyed a glass of wine and a cigar after dinner.

Location 4/5 - an easy walk from the bus station. a short walk to the duomo and Piazza del Campo. plenty of restaurants etc nearby and a handy wine shop opposite.

Overall 4/5 - we enjoyed our stay here and certainly they have thought of everything to help you feel comfortable, but it does come at a cost. Euro 250 B&Bplus euro 10 local tax is high, considering it is not high season.

Even though we had a GPS, the hotel was not so easy to find and when we finally got to the hotel we found out we had probably been fined because we had crossed the restricted zone of the town. Dennis at the front desk told us not to worry though as he would solve the problem and cancel it. Parking was another issue. The parking lot is a good long way from the hotel and rather expensive: 38 euros a day!
The room itself was a bit too small for all that furniture and our windows faced the opposite house, but the bed was very comfortable. Breakfast was OK, but the views from the terrace were really memorable.

We both loved this hotel. We stayed for 2 nights in October. We were lucky to be upgraded to a 1 bedroom, 2 story apartment with a fantastic view of Siena. The view had the "wow factor" and we were amazed by it each morning and evening. Our room was very quiet and breakfast was very good. They have a terrace to dine outside for breakfast or you can eat inside and enjoy the view too. The location was very good and only a 5-8 minute walk to the bus station. This came in handy when we took the bus to Rome. The rest of the city is easily accessible from this location and the food in Siena is outstanding. We were also impressed by the service provided by Dennis (front desk). He took great care of us and recommended restaurants and helped us arrange laundry cleaning and delivery. We would happily return to this hotel on a future visit to Siena.

We just came back from one night on our tour of Tuscany and this was one of our favorite hotels. Yes, the view looks just like the picture..and yes, you will want to have breakfast there and a glass of spirits there and listen to the bells toll. The staff is wonderful. They helped us park our car after our GPS had led us right to the front door (something you want to avoid if you can because it takes you onto the Siena streets which is something to avoid.) Just park by the fountain when you see it on your left as you get close. Plan ahead with a map so you can see what I mean or call them as they are very helpful, it will save you some stress (they speak English well). The staff gave us great restaurant recommendations and was generally among the nicest we found in all of Italy. We stayed in the Camporegio #5 suite. This is the priciest room in the hotel but it is a room you won't want to leave. Go to the hotel's website and you'll see how nice it is. The room is clean, with modern amenities and a private balcony with the same view as the breakfast balcony. The bed was one of the most comfortable in Tuscany a welcome relief from the firm beds of most European hotels. Watching sunset from one of those balconies is an experience not to be missed in Tuscany. We did one night here on our whirlwind tour of Tuscany and wish we had another. It's pricey but a good place to up your budget if you can.

Also, eat at Divo. It's a small walk from the hotel but you eat in an Etruscan well.... the service is outstanding and there are very few experiences quite like it in all of Italy.
