This place is a really stunning estate. A very authentic and clean upper class location in one of the most beautiful regions in Tuscany. The staff is warm and hearty. Grazie Francesca and Gilberto for the nice BBQ night. To sum it up: very recommendable! And whenever we choose Tuscany again as a holiday destination, we will come back.

Mormoraia is a beautiful place, located in the valley of San Gimignano, Italy. They produce their own red-, white wine and olive oil. The location is just fabulous, dreamlike and more then worth the visit. They came highly recommended by GeoSeason 2010, a famous German magazine. The wines they produce and sell are very good and we bought so much we could transport home.
From the breakfast table you have a direct view on San Gimignano, a popular and very touristic town. The breakfast for itself is a bit sad, and could be richer. They have yoghurt, muesli, homemade cake, ready baked baguette and juice. It degraded during our stay there, so we clearly felt that the season is over and they didn't invest in our breakfast as much as they would probably normally do.
The roofs of the wine cellars are covered with solar panels, which I think is great. For the amount of sunlight and sun hours, you see far to little solar powered buildings here in Italy. That Mormoraia embraces this effective and senseful technology is respectable.

On the downside, and I'm really sad having to say this, they have some reasonable issues. IMHO they need to change some things fast;
- They have a bad case of humidity in the rooms. The worst case is in the main buildings below at the reception. You see this and most of all, you smell it. This seems to be common in Italy, but it's fixable. We changed our room because of this and are now on the hill, looking down at the main building and the pool. At first we had an unpleasant smell though, but daily ventilating helped.
- The rooms need airco, this also prevents a large part of the humidity. And in some of the hot nights you just want a bit of coolness.
- The bathrooms clearly need to be renovated. I can't tell how old they really are, but they've past the point of no return some time ago.
- For the standard they present they have to much Ikea stuff for my taste. From bathroom furniture, to lamps and wall decoration, this just didn't fit for me.

PS: Thanks a lot to Francesca. She welcomed and took care of us with all her heart. So friendly and helpful, you just gotta love her. ;-)

Room Tip: Rooms on the hill, looking down on the pool. The room to the back has a great view on San Gimignano. From the rooms to the front, the one on the left has the most sun.

(Firstly, Tenuta is not a hotel. It offers Bed & breakfast in apartments or self-catering.) This was my 2nd visit to Tenuta and we will be returning many times in future. 5 years ago we visited with our kids and had a great weeks holiday. The pool was brand new then and a real hit for all the family. This time just my wife and I for a few days, following a short break visiting Lucca & Florence. Much though we love these beautiful cities, it was the incentive of a return to San Gimignano and Tenuta Mormoraia that we looked forward to most. It was striking to me that there had been absolutely no signs of ageing in the intervening 5 years. The place was in fine order and clearly well managed. From the friendly receptionist Laura, and owner Franca, to the bubbly warmth of Francesca's welcome, we found the staff uniformily helpful. All the people we spoke to were clearly enjoying it just as much. The property has the most wonderful view of San Gimignano and its 5 mins to get to the town for evening meals (it's very busy in the day). I note that some people have given this property one star. That is not only laughable but extremely unfair. Let me say that I am a person who normally never goes back to a place twice. Tenuta Mormoraia is my exception to the rule - it's special, trust me. Go and absorb the wonderful setting and facilities, and let the place relax your mind and body.

We stayed at Mormoraia for 2 weeks. We had a wonderful time. It is a beautiful very well maintained agriturismo. The people that work there are very nice.
The views are just stunning and beautiful sunsets at night.
The pool area is very nice and very well maintained as well. Same for the patio area.

Few things I could recommend for the owner are:

Please put accurate pictures of the rooms and appartments on the website. I had asked before we arrrived if there were any pictures available of our appartment and there were not. But I was aware (by asking questions) that it would not look like the pictures on the website, so I was prepared. For example the kitchen on the website shows a dishwasher. There is no dishwasher in the appartment. Again, I knew about it before our arrival, but I can understand people could be disappointed about it. And of course it is always nice to know what your appartment looks like before arrival.

Please organize the dinners twice a week in high season. It is such a nice way for guests to get to know eachother. And that is the way to do it. The dinners were absolutely great by the way. People also expect it by reading it on your website. You can expect in high season that there will be enough participants.

Same for wine tastings. A group wine tasting was not organized while we were there, even though I know from many other guests that there was enough interest for it. But they expected Mormorai to organize it. Guests want to experience the Agriturismo!

I hope to be back sometime in the future!

We stayed at Mormoraia with our two kids and grandmother. The setting and grounds are absolutely beautiful. The parking lot was spacious and covered which was ideal. However.......

The garden is equipped with nice furniture (picnic style) but sadly they were reserved for the apartments.

We had 3 rooms, 2 on the first floor and 1 ground floor. The rooms on the first floor have no outside. The ground floor room had a small table with 2 chairs, unfortunately they were seated under the swallow nests and because of that they were covered in bird droppings. The other designated places; the pizza area and lounge terrace were -we believe- not clean enough to sit down and eat. (Very dirty stains on the tiles and coffee/drink dispenser and a filthy waste bin)

The main building exterior is beautiful but did not seem to make sense construction wise. Doors placed in the wrong way and unexpected steps made the children fall and hurt our toes more than once. The room was acceptable but not enough closet space. The bathroom was new but a very cheap quality (ikea?). Not at all what you'd expect from an agriturismo in this price-range.

The double room ground floor had a mouldy smell and also many strange steps, e.g. to enter the room 2 steps down, to enter the bathroom 1 step up and to go into the shower 2 steps up and then 1 step down!

The website shows that there is oil and wine tasting and a restaurant service with lunch and supper twice a week. Neither was available. We did see a flyer about a BBQ that happened 10 days ago. Price 35€ P.P and children 20€. That would mean 145 euro for us having an informal residence BBQ!

The staff was certainly friendly but perhaps not the specialized personnel they advertise on their website.

What a pity. This agriturismo could be spectacular but (in our opinion) due to a lack of professional management is less than mediocre and because of that not a good value!

We would like to comment on the unfortunate review.
Cleaning is Mormoraia's priority together with guests satisfaction: thousands of them have recognized it and congratulated us on this. We take the opportunity to invite them to express their opinion.
Swallows are part of the nature. They only nest in very pure and incontaminated areas. However we understand that swallows droppings can be annoying and our personnel is engaged in this cleaning more times in a day.
The stains on the tiles are unfortunately not removable. It is well-known that tuscan earthenware cannot be washed as ceramic.
The buildings are part of an ancient convent of the XVIII century. The renovation maintained the original structure of the construction, steps included.
The bathrooms have been recently upgraded, the features are intended to be in accordance with the “rustic” tuscan atmosphere, and not in hollywood style.
Concerning restaurant and tastings, as per our web site there must be a minimum number of participants. Unfortunately during that time such minimum number was not reached. Furthermore, complaining about the price of a dinner without any information about the quality of the products served, in our opinion does not make any sense!
For the TripAdvisors visitors the 35€ menu included appertizer, first course, mixed grilled meat with vegetables, dessert, coffee and Mormoraia white & red wines.
The personnel of Mormoraia is trained to operate in an agriturism where the management is simpler than the one of a hotel and all information is clearly disclosed in the web site.
