Hotel was clean, shower powerful and beds comfy. The gentleman that checked us in wasn't great, not giving much info. We had to go back for wifi password and to check times for breakfast and check out. The man that checked us out through next morning however was much nicer and ordered us a taxi to the airport. Breakfast was fine, nothing special but enough there to keep you going until lunch. Location good, can see the tower out the window! Would stay again if back in Pisa.

We could not believe our luck when we realised this hotel was right next to the Leaning Tower, so close we could actually see it from our hotel window. Our room was fabulous, we actually had a large double bed, the most comfortable in our whole Italian adventure and definitely the biggest, as we had an extra room with another bed in it. The bathroom was clean but we were disappointed the shower was only just warm enough when turned full on. Breakfast was also the best we had in Italy. The lady bought us a big jug of foaming hot chocolate and there were lovely croissants and bread rolls with butter, cheeses, hams, jams as well as fruit juices, yoghurts and cereals. On the morning we left the reception called us a taxi to the airport, only 14 euros door to door, and a last view of the Tower as we left. Will definitely be back Pisa is a lovely town and we enjoyed our stay, and it was a great place to end our italian adventure.

We chose this hotel because it was close to the leaning tower of pisa and was well priced. We walked from the train station, which was a beautiful walk over the river and took about 20-25 minutes. The hotel is situated one minute from the leaning tower. We were greeted by a friendly receptionist who was welcoming and helpful. He recommended a place for dinner which was great and places to see. We only stayed one night as we were visiting florence. The room was petite, but perfect for us. The best part of the room was the view of the leaning tower. There was a shower in the bathroom which only had luke warm water throughout our stay. The bed was comfortable. The walls are thin and we could hear our neighbours who were quite loud. Outside was quiet. We visited the leaning tower of pisa and the cathedral which were stunning. Overall a pleasant stay, good value for money with friendly receptionists. We would stay here again.

Stayed here for just one night with a really good rate via Expedia.

Yes, the rooms are a little 'tired', but this is Italy! The bins in the road under the hotel are emptied at 6am and this can't be done quietly. The staff at reception were incredibly helpful and friendly. They looked after our bags while we went up the tower ... (Better than leaving them at the ticket office)

Excellent coffee at breakfast time. No queues and again the staff are FRIENDLY!

Would we stay again. Yes. Absolutely.

We stayed here between 13th - 16th February 2014. Fiirstly, I should point out that the location is excellent and is probably the closest hotel to the tower. The thing that we really liked about this place was the friendly and helpful staff. The two men on the reception are brothers and both were so helpful and friendly and spoke excellent English.

The rooms are quite basic although very clean. The breakfast is a typical 'continental breakfast' with cereals, cold meats/cheese, croisants, rolls and yoghurt. The hotel also has free Wi Fi access.

The friendly staff really did add to the atmosphere of this hotel and helped make our stay a comfortable and pleasant one.

Stayed in the Hotel Villa Kinzica, for three days from 11th February to the 13th February. The hotel is located almost directly opposite the Piazza del Duomo, which contains the Leaning Tower of Pisa, Saint John's Baptistery, which for the price is amazing. The hotel staff are amazingly friendly and cannot do enough to help you, especially the reception staff.
The room was basic but adequate for our needs, although the room was on the small side for two people with very basic facilities. The points that let this hotel down were as follows: the shower in the room was dirty, as it still had hair from past guests, despite having the cleaners visit the room twice, there where two questionable orange marks on the wall. The Restaurant was very limited as to what they served for breakfast; Salami, mortadella and croissants so for a vegetarian this was not ideal.
Overall, I was very satisfied with my stay; there were a few concerns which were listed above, but, you get what you pay for. Overall a good visit to Pisa.

Hotel is dated but location is excellent, right across the tower and the cathedrale. The staff at the reception were very helpful by suggesting places to eat and where to go around pisa, but the rest of the staff is a lot less cooperative.
