+ The villa and the garden were impressive. We liked the room and the quiteness of the surrounding.
- The management of the hotel was very bad. The attitudes of the receptionist was not very helpful. The breakfast was too poor. Hot water hardly came out of the shower.

Comfortable, eccentric place to stay. Clean. No a/c but effective fan. Good breakfast choice with very fresh croissants. Eat on terrace if you wish. Very helpful with a car hire problem. Able to use hotel phone on request. Decor very interesting and historically attractive. Great character. Not much sign of owner(s) but Asian couple very pleasant with good English.
Bus service a short walk from end of drive.
Could use better signposting by the entrance on the Via Bolognese. Had to drive up and down and finally walk to find it.

Lee, the bursar, will welcome you and take care of you as much as possible. She takes care of everything in the house, and that's amazing !

The villa is amazing. To make it simple: pictures from the web site from villa Ullivi are telling the truth.

We went there in couple, and experienced triple and double room.
The rooms are clean. They are really quiet, large, decorated according to the rest of the villa, full of linen storage. Beds were perfect for a good night after a long walk during the day. Triple room was equiped with conditional air, double room was not. The bathrooms are also clean and very nice, all in marble.

The breakfast is typical from Italy. Bread, croissant, coffee, tea, orange juice, etc. You won't have bacon or eggs, but you can really have a nice and full breakfast in the morning, and anyway there are chances that you will enjoy a pizza or a tremendous toscana meal in Florence for lunch !

The garden of the villa is huge, and there is a really nice terrace on which you can have breakfast when the weather is good, you could even buy some take away food from Florence and eat there for diner.

Florence's center is 10 minutes avway by bus / 25 minutes by feet. On a normal time, there are three bus per hour. This was not difficult to go to Florence and to get back to the Villa.

We strongly recommend this place for a trip to Florence. We'll get back.

To start, here is the description, from booking.com, of the room we reserved in Villa Ulivi:

Room 1, Suite (6 Adults)
Magnolia is a one-storey apartment, consisting of: a large sitting room, a large, bright terrace, a large, comfortable kitchen; a twin-bedded room provided with its own bathroom; an intermediate floor furnished with a single bed; a double room linked with a single room and a bathroom. Walls are decorated with fresco paintings.

So when we arrived with food for a few days and the owner only then told us that we are not allowed to use the kitchen...... well, you can come to your own conclusions. After I asked the owner if we were allowed to use the beds, it took him a few minutes, but to his credit his attitude changed and he was far more friendly and helpful.

This was our only major complaint. The Magnolia apt was very large, the beds were comfortable and it had alot of character (although some of the furniture was falling apart and the kitchen was not fully functional). The location of the villa was close enough to the center city for decent walkers and surrounding area was tranquil. The free wireless service in the apt was very useful. The philipino couple who do most of the work in the villa were friendly and helpful.

To be clear, we did enjoy our 3 days in Villa Ulivi. However, although the potential of this B&B is tremendous, it appears to fall far short due to the poor management skills of the owner.

I don't agree with the previous review. I stayed in the Villa with my family for 3 nights in "Margharita" room. Of course, the place is unusual. We arrived there late in the evening and were welcomed by hospitable host, who was waiting for us (we called the reception earlier that day about late chek-in). He answered all our questions and even helped to carry our stuff to the room. Offering tips was my mistake. Absence of TV is a nice thing. You can feel yourself part of nature, having rest after tiresome sightseeing during the day, listening to the birds, breathing fresh air from surrounding garden. And when you wake up in the morning and open the door, pleasant aroma of fresh breakfast croissants enters your nose, it's something.
Don't recommend the Villa for those who get used to stay in casual hotels, but for those who still keeps something romantic inside, you'll love it as my family did.
P.S. Free car parking is also available.

We stayed at villa ulivi last week and it was a big disappointment. The information on the website was inaccurate and misleading. We arrived by taxi to the villa and were greeted by the sight of a burnt out fiat punto in the driveway of the villa, which the owner left there for most of the week. We were met by the owner, who took our passport details, we signed forms, before being shown to our room by one of the workers. The room was grubby, dark and depressing , sparsely furnished and devoid of any facilities whatsoever. At night the room was uncomfortably warm with no air conditioning and with the added fun of flies and mosquitos tormenting you. The only saving grace was there was hot water and the shower worked. The only staff member we met for most of our stay was a young fillopino lady who was courteous, kind and hard working, but obviously expolited and burdened with most of the duties of the establishment. We had to borrow an iron from her which she secreted to our room for fear of the owner finding out. The grounds and gardens were pleasant , although a little neglected and the breakfast was average, consisting of cereal , bread , yoghurt, juice tea and coffee. The place was in darkness when there should have been lights on, especially in the evening, there was very little staff and no one to call upon once it came to the evening and the decor was very confused mix of old classical pictures and ornaments with 1970's tasteless objects and furnishings. Florence was a bus trip of about fifteen minutes into the centre . I will never stay here again. No facilities, not enough staff , depressing rooms , no service and an owner who avoided the guests and has absolutely no idea of how to run a B&B business and completely lacking in taste or social skills. Nightmare. You cannot beat a more centrally located place with enough staff , facilities and service which villa uliva did not have. Please never go to villa ulivi. You would have a more pleasant time at CASTLE DRACULA IN THE CARPATHIAN MOUNTAINS!

My daughter and I spent four nights at Villa Ulivi. I had read some of the reviews after booking, and was somewhat hesitant about our stay. However, our experience there was very positive. Everyone, to include the owners, were most gracious and welcoming. Staying at Villa Ulivi gave us the experience of being in the hills of Tuscany with only a 15 minute bus ride to the center of ancient and historic Florence. We left our car at the Villa as we found the bus stop to be very convenient to the Villa. On the evenings, if we did not eat downtown, we brought “take-out” back to the villa, and ate on one of the terraces...which was delightful. In their description, they speak of homemade breads and jams for breakfast. This we did not experience, but that did not deter from our enjoyment. Our sincere thanks to Lee and Butch.
