Excellent location,close to everything Clean rooms,cosy garden.The owner Simona is very friendly.The hotel is near to all the touristic attractions.The room is nice.Very reasonable prices.There is bar and a supermarket nearby

My girlfriend and I stayed for 5 nights in early September and I don't think we could've found a better alternative anywhere in Florence.
As previous posts mention, the place is under new management, so I would disregard older reviews.
I had payment issues as well but was not overly concerned by this.
Now run by a lovely lady, Simona, who could not have been more helpful to us finding our way around Florence and Tuscany.
Rooms are not luxurious but have an antique kind of thing going on, are air conditioned and clean.
Location is prefect for seeing the sights in the centro storico with the residence being located at the heart of this area. At night, the area is quiet with no bars nearby ( Bar Nabucco is at the end of the street and perfect for breakfast btw ; )
A nice garden area is available to residents providing tranquil times late at night for drinking wine and gecko spotting!
My only gripe is that the room (quatro) didn’t have a fridge. Discussed this with Simona so maybe this will change in the future.
All in all, great value.

Ps. Take a taxi from SMN. 10 mins walk but dragging cases about the streets of Florence is not fun.

I stayed here 1 night before I had to fly early. It was not possible to pay by card (the machine refused it at the reception). I had to go alone, in the middle of the night, to get money from a cash machine.

When checking in to the hotel earlier, the reception lady already said it is better to pay in the evening in case of problems with paying. So I would say the problem is known to the hotel.

Furthermore a noisy hotel, stone floors, so I could hear my neighbours very well.

We were a little worried when coming to Florence. We'd been looking for places mostly based on their price, but we wanted somewhere within walking distance of everything. Some of the reviews we had looked at were a bit worrying, but we had decided it was our best option.

First thing to say: the management changed recently (about spring 2013), so any comments from before then don't really apply. The landlady was absolutely charming and very eager to help and answer any questions we had (she also spoke very good English). She provided us with maps of the city, advice on where to go and how to get tickets for things, and generally made us feel very welcome. Checking in was very easy: we'd been asked to give a time when booking and we turned up and phoned the number on the door.

The room itself was clean and well equipped. We had a double room which had an en-suite shower room. The room also came with a separate private kitchen (hob, fridge with freezer compartment, table, sofa, cutlery, crockery, dishcloths, etc. all provided) which was not advertised at all and was completely unexpected and incredibly useful. You're unlikely to get any views in this residence (we were ground floor), but on this budget you wouldn't expect one. There was also a nice garden with seating and tables so we could eat outside. There was free wifi too.

Location is about 5mins walk from the Duomo, even closer to San Lorenzo and the leather market. You can even walk to Piazza Michelangelo and up the hill on the other side of the Arno from here: the whole of Florence is very walkable.

In short: much better than we expected, especially impressed with the landlady and the kitchen facilities/cleanliness.

Room Tip: Having not seen any of the other rooms (so I don't know if they all have kitchens), it may be wo...

I stayed here a week in July, and it was nice ! The residence is located in a quiet street, but isolated from possible noises by a corridor ending a courtyard where give rooms. It's perfect after tourist visits in Florence ! We had a useful kitchen, and our double bed was very comfortable. Unfortunately, tea or coffee are the one availables for breakfast, but a supermarket is neighboring the hotel, the same as a lot of bakeries where croissants and similar products are delicious and cheap ! Our host, named Simona, were very nice and cordial. She made everything to make us more comfortable. We called her in advance to the number indicated on the website of the residence, to warn her of our later arrival, and she was here to welcome us friendly at nearly midnight ! To conclude, the hotel is about 2 minutes walk from Piazza San Marco (where there are a lot of city bus stop), 5 minutes from Galleria dell'Accademia and 7 minutes from the cathedral Santa Maria del Fiore with the Duomo, the Campanile and the Battistero. However, the residence is about 15 minutes from the Santa Maria Novella's station. Nothing was lacking to us during this week, that's why our stay was charming in this place !

Room Tip: For a week-stay, ask for room 3, because, you will have a kitchen.

My girlfriend and I booked this hotel because we were on a budget, and got a lot more than we expected out of it. Bottom line: it's in a fantastic location and the rooms are great, but don't expect 4-star service (not that we did!)

Bad first: you have to call someone when you arrive and wait for him to get to the hotel and let you in. This generated a big issue for us and another guest who arrived at the same time, because they'd written the phone number down incorrectly on the paper stuck to the door! We wound up waiting outside for several hours (my gf and I taking turns spelling each other for walks around the city) until a neighbor who new the caretaker saw us and called him. He was very apologetic and gave us a discount, which was nice...still quite annoying though. As far as I could tell, he was the hotel's only staff member...but I'm sure there's a cleaning crew as well.

The good? The room was huge and furnished with very cool antiques (and the ceiling had painted designs that had clearly been there for hundreds of years). A very romantic, quiet setting, in what's basically a glorified set of apartments with very few people milling about. And our bathroom had two showers in it! Forgive me for finding that so exciting, but it really does cut down on prep time for a couple.

Location was fantastic; a short walk to pretty much everything, and on a quiet street that felt perfectly safe at night. All in all, it was a great value for our money.

The room we had was lovely, full of antique furniture, including an old pedal-operated sewing machine. The building itself is also very old and the ceiling has wooden beams across it, which are very attractive. The bed was large and very comfortable and the bathroom was decent.

The only difficulty is that, since they have no reception, you have to ring a number when you arrive and wait for them to come. They didn't speak any English but I know some Italian. It gave a lot of freedom though as the rooms are just in an ordinary apartment building. The wi-fi didn't work either as the walls in the room are very thick and the signal just doesn't get through.

The location is pretty near to the station but a fair walk to the city centre. Not too far from San Lorenzo market though.

All round, very enjoyable stay!
