My husband and I and our two teenage daughters enjoyed a week long stay at L'Ippocastano. We stayed in the two bedroom "Girasole" (Sunflower), a rustic-styled apartment and we felt like we had a delightful taste of Tuscany. We loved...
...the clean and spacious rooms -- each room having comfortable beds and a window with a wonderful view of Cortona and beautifully decorated with sunflower art. We found that air conditioning was never needed because the thick stone walls and Massimo's recommended use of shutters in the Tuscan-style building.
...the kitchen - equipped with a stove, microwave, refrigerator, and plenty of pots and utensils - made it easy to make meals.
...the quiet...I loved hearing the birds chirping and the doves cooing.
...the POOL!! Our two teenage daughters especially loved the pool and met several other children of families staying at L'Ippocastano with whom they enjoyed playing! My husband and I also enjoyed being able to use the pool in the morning or evening to have a refreshing swim. We enjoyed meeting other families as well. :-)
...the safety of the gated property so my husband and I even felt comfortable taking a short excursion up to Cortona for a couple of hours while our teenage daughters stayed at the property.
...the location...the train station and bus stop was a very short walk away so we could easily take a shuttle bus up to Cortona (such a delightful town). Maria helped us rent a car and we took day trips to Siena, Montalcino and Montepulciano (as recommended to visit by Massimo). There was also a Co-op (a large supermarket) and a delicious gelato place within a short walk. As a fan of sunflowers, I also appreciated the fields of sunflowers within walking distance as well. There were many friendly Italians in Camucia who greeted us with a smile on our walks.
...the OWNERS... Massimo and Maria were so friendly, and so helpful and made our stay in L'Ippocastano so memorable and our favorite of our holiday in Italy and France. We so appreciate their warmth and kindness!! Thank you so much!!

Room Tip: We loved the Girasole apartment. It was on the upper level and we easily accessed the pool.

Nice place. Very good location. Nice pool and clean rooms. No wi-fi, no air condition, but when you keep windows closed, it's ok. Maria and Massimo were very helpful and kind. There is lot of building sites and they made noise and neighbors dogs barked during night times. We enjoyed our holiday anyway.

We have just returned from a week long stay at L'Ippocastano where we stayed in a 2 bedroom ground floor apartment. As with most Italian apartments we have stayed in, it was pleasantly rustic; clean, with comfy beds and it had everything we needed. Although there was no oven (which we knew about) I was able to cook several meals, using the hob and microwave since there were plenty of pots, pans and cooking equipment. It was great having 2 bathrooms for our family of four. We were pleasantly surprised how quiet our apartment was since other villas we have visited in italy have had much more noise from adjacent apartments. We were fortunate in meeting up with other families with children of a similar age, so the shared pool was lovely. There were plenty of sunbeds and chairs and we enjoyed the fact that the pool could be used at all times, since it was very hot. We managed to keep our apartment cool by keeping all shutters closed, pretty much all the time as advised by Massimo, who was really approachable. He also explained about how to use all the equipment on arrival. The apartment was 5 mins walk from the train station, (trains to Arezzo, Perugia, Florence etc). you could hear the trains, but the noise was not intrusive. There were a few restaurants and pizza places in Camucia itself, but also loads more restaurants in Cortona, about a 5-10 minute car ride away. There was a big co-op within walking distance which was open until 8pm most days and a lovely ice-cream place in the same bank of shops. Overall we had a fantastically restful holiday and would love to visit again.

Our whole stay was very nice! We stayed for 10 nights and only enjoyed our stay. Massimo was very helpful and friendly and the kids loved him;) Also Maria was always available by phone if needed. Some updating with the kitchen equipments would be ok, but it really did not bother us. Also changing of linen would be needed if staying over one week. But nevertheless value of money! We were on holiday!

It was a very clean apartment. Advise to speak a little more Italian than in larger cities. We were here for 4 days. No one came to give clean towels even though the note in washroom stated if you leave towels on floor means you need clean ones. There is a washing machine on site, but only took tokens. Was not sure how to obtain these tokens. Bring small packets of detergent to handwash clothes. They did have a drying rack in the apartment. Also garbage was not taken. The proprietor was not available by phone after we checked in. We managed, but it was good learning experience to ask a lot of questions before making that final payment.

but the L'Ippocastano Archi holiday home was a bit too low maintenance for me. At the start of this review, I rated it poor, but upon reconsideration, I have changed my rating to average since the faults and failures are mostly minor. Although when added up, the things I am about to mention became annoying.

First of all the positives:
- the location was absolutely fantastic
- I loved the rustic charm of the place with its beams and brick
- the beds were very comfortable
- the size of the master bedroom was excellent
- the water pressure in the showers was excellent
- the dining area was fine

The big negative was the lack of attention to detail. I am not a foodie or one who spends much time in the kitchen. Yet even I would have spent a few $ to supply this property with necessary items in the kitchen and elsewhere. Examples:

- basics such as egg lifter, whisk, proper big knives, proper serving spoons, and an oven. At the end of our week, we spotted a portable oven at the coop which would have been useful, for only 30 euros. The lack of an oven limited us in meals, and we had to purchase the necessary kitchen utensils
- essential items such as soap, shampoo
- better quality towels
- extra bedding, and single bedding
- wifi, which is becoming very essential to today's traveler
- updated TV as this one was very very old and small, and could have been updated very inexpensively

The inside was lovely but a quick coat of paint on the prominent ceiling stain in the dining room would have made it look less run-down. And the showers had quite a bit of mildew which should be scrubbed before the arrival of visitors.

There was an absence of essential signage in English, except the obvious 'do not' signs; since this place is advertised as a holiday home, English signage should have been present

The other big negative was the poor lighting outside, specifically near the gate and on the porch. There were lights there but they were either shut off or burnt out light bulbs had not been replaced. It was a real hazard and we had to be sure to remember to carry a flashlight. Considering it was dark at 5 pm, proper lighting should have been in place.

For under 300 euros, the above things could have been addressed; in that case, this property would be excellent and I would highly recommend it.

With all this said, if this were the only place you could get in this location, then I recommend that you take it because the location could not have been better. We had a plethora of choices of wonderful places to visit, all within an hour or an hour and a half's drives.

The other thing worth mentioning is that even though the property manager, Rinaldo, did not speak English, he did make an effort to make up for the problems we had with the malfunctioning washing machine (English instructions by the washing machine might have prevented the malfunction). Rinaldo's note to us and bottle of wine was appreciated, and thoughtful.

Suggestions to Rinaldo. Spend a bit of money on a coat of paint for the ceiling, the above mentioned kitchen utensils and items, and perhaps a newer (not extravagant) TV. Clean out the mildew. Replace the burnt out light bulbs. And put up English signage. And then you will have yourself a wonderful holiday home.

We stayed here 1st week of August 2010, grounds are stunning, peaceful location and all facilities you would need. Remember Gas has to be turned on by a handle nr the sink ( we didn't know this until check out day !! ) Owner very helpful. Restaurants not great in the town & take your Italian phrase book, you will need it, but its part of the adventure. Scenery stunning, Cortona, Siena, Florence & Pisa all accessible & go to Lake Trasimeno, the village itself is just gorgeous.
