The location of the apartment was superb. Right alongside a small canal which was surprisingly busy, with a small Hospital across from the balcony, and all the vendors boats and gondolas passing daily. The apartment itself had everything we needed, plenty of space, and comfort. Stefano the owner kept in touch by message, and was there for us if we needed anything, and left a welcome bottle of Prosecco in the fridge! There was no trouble finding the apartment, as Stefano had given us precise directions before we arrived. It was very close to all amenities, and some wonderful local bars and restaurants. Thank you Stefano for making our stay a lovely experience, and I can say that I would definitely recommend Stefano and his lovely apartment to anyone.
An amazing apartment with a balcony over the canal. Very clean, comfortable beds & well supplied with towels, linens & the basics necessary for a perfect holiday. The location is quiet but close to bars restaurants & an easy walk to major attractions. This was our third stay in Venezia & this apartment ranks as the best due to the location & facilities available. Two bathrooms was a bonus especially since there were 7 in our family. Stefano & his wife greeted us for check in, were extremely helpful & answered all our questions prior to & after our arrival.
When we return to Venezia in the future we will try to stay in this apartment again. We thoroughly recommend this apartment for families & or couples. Thank you Stefano for ensuring our holiday was Memoranle one indeed.
Our stay here was very nice, the place is situated off of tourist paths and is a few blocks from some great restaurant options that are also quietly located, or if preferred is about the same distance to tourist routes and groceries. I would recommend this place for a couple or family of four, as it will provide privacy for the parents and a room and bathroom for the kids. The kids room has a bunk bed and a portable crib. There are several options for coffee including a regular coffee maker and French press. The place is in excellent condition and has a balcony for two on a small canal.
This is my new favourite place to stay in Venice! The surrounding area is busy enough to be interesting yet away from the crowds. There is a well stocked supermarket close by and the walk to the Grand Canal takes about 7 or 8 minutes.

The apartment itself is attractively furnished, well equipped and comfortable and the balcony on the canal is the perfect place for pre dinner drinks.
Stefano was FANTASTIC to work with. Responded very fast to all questions. Even set up a taxi from the airport at my last minute request which dropped us off right across from the balcony. Apartment was easy to find by the "TripAdvisor" sticker on the door. A great area not packed with us tourists.:) Only issue was the upstairs neighbor shushed us both nights at 10pm while we were enjoying the balcony. Prehaps we needed it the 1st night by talking too loud but not the 2nd night. Im 60 yrs old so it wasn't like a crazy party. But, that's out of Stefanos control. A sidenote... The bathroom had the BEST hair dryer EVER! :)

We thoroughly enjoyed our two night stay at this rental. We were a family of 4 and never felt cramped we really enjoyed the location away from the crowds but within easy walking distance. The patio on the canal was great to relax on with a drink in the evening. Stefano was a great host and answered all questions efficiently. Highly recommend.
To sit on a balcony hovering over a quiet canal in Venice watching the real life of Venetians being lived. We became the fans of a family of ducklings and their parents who swam by daily. We offered them whole grain cereal and then they became fans of ours. The apartment is well appointed. The sheets were luxurious, the bed very comfortable, the hangers plentiful (and of a very cool design), kitchen cabinets held all we needed including wine glasses that many rentals seem to lack. Silverware matched, also rare in our experience. Attention to detail was evident. A bottle of Prosecco and buttery Burano cookies were set out for us. Location was absolutely perfect because we didn't want to be among the throngs of visitors. All we needed was within a 5 minute walk: the vaporetto stop, coffee, bakery, pizza slices, ristoranti, spritz, Bancomat, and supermercato all near our place. Stefano made a special stop to introduce himself and we enjoyed getting to know him. I would definitely stay here again.
