This B&B has the perfect location. Within less then 10 minutes you are on S. Marco square. Also close to Rialto bridge and the vaporetti that will take you everywhere. Staff was friendly, the rooms were good (with airco and a large bath). Also nice: you can close the wooden things outside the window so that it is dark and you can sleep well. No noises at night. The breakfast was basic. There was a croissant and just one pistolet a person. If you don't like cereal/yoghurt, that's not enough. But still: i can't complain. It's located next to the water where gondola's sail.

Nice Hotel with clean rooms and a small breakfast. Friendly and helpful stuff. The Location is the same like almost every Hotel in Venice have. Perfect Location because is a small nice city so U can just walk arround in between one day u will see the most hot sposts in Venice.

We enjoyed our stay, the room was very comfortable and had great air conditioning.
The breakfast in the morning is fine but minimal. The location of the hotel for check in is next door to the address so a bit confusing to find.

We booked this B&B last minute with no previous research except for its central location, we wasn't expecting much.
First use a smartphone with google maps, search for the address and before you leave download the offline maps (satellite view) for venice, this saves a lot of time on arrival as venice is very hard to navigate. This B&B is only a 5min walk from the Rialto Bridge water bus stop (grand canal).
The B&B building looks a little rough from the outside like most buildings in Venice however this is deceiving, the room we had was very clean and modern with a fridge, safe, suitcase stand and wardrobe. The bathroom was modern with good shower and hair dryer.
The breakfast area consisted of 4 tables that serves the several rooms. On one occasion I had to wait 10min for a table. The young girl who was attending the breakfast counter was very kind and helpful, on one occasion she noticed my wife wasn't present, after I explained she had a tummy bug she put a breakfast tray together to take back to the room. She also doubles as a cleaner ensuring the rooms are clean, tidy with beds made daily.
I would highly recommend this B&B.

川沿いに面しているホテルで、部屋はリバービューでした。
最寄駅から徒歩10分弱、リアルト橋へも徒歩15分弱の好立地の割に、安くで宿泊することが出来ました。
朝食はパンとコーンフレークのみ、コーヒー、紅茶、ジュースなど。
ホテルの方はとても親切で朝ごはんは通常8時半からですが、我々が8時前に出発したいと申し出ると事前に用意してくれるなど心遣いに感謝です。
エレベーターがないので、階段の登り降りはきつかったです。

There is a good location and inexpensive. You can walk to Rialto by 15min on foot. And we could enjoy the rive view from the room
There is an air conditioner, on August in Venice is so hot, we thought it was one of the most important facility.
There are nice staff guys!!
However there is no elevator so we had to use hard stairs.
