We stayed out of season and were the only guests in this establishment of four rooms.
The rooms are accessed externally from the restaurant via an adjacent outside door .
The restaurant itself was closed for the winter , breakfast was served next door in the Marco Polo restaurant .

The rooms are quite large for Venice, stone floor ( cold in winter! ) , with an en- suite toilet and shower. Though basic, they are clean with nice decor .

There is no reception as such and contact and key collection is with the waitress in the nearby Marco Polo restaurant who though nice speaks no English.

The rooms have central heating, and what looked like a/c for summer.

There were issues though. Only two very flat pillows, bed quite uncomfortable to be honest, there is a fridge but it didn't work. There is also a TV but the remote did not work and you could not operate it without the remote.

Water on last day was stone cold , don't think system for rooms was on.

Breakfast - poor! Consisted of a few stale pieces if bread, left over from the restaurant the previous evening, with some marmalade . You did get a cup of coffee and a piece of cake or Tiramisu, again left over from previous night in restaurant. Orange juice was of the powdered Tang type - awful. I know that Venetian breakfasts are notoriously skimpy but there was really not much point to this apart from getting a cup of coffee, particularly as there are no tea/coffee facilities in the room. No cheese, meat etc at all. It is served from 9:15 to 11 am.

Given the costs of Venice, it was quite reasonably priced, but gives the impression if an establishment that has seen better days.

Very convenient for San Marco and Rialto.

Tip - most places in Venice are in walking distance. Worth getting a Valporetto ticket for one day though to see the Islands. Venice is more relaxed place in Winter - but you may need your Wellies for the flooding! All part if the experience!

In all it is ok and somewhere to stay, but don't pay over the odds in Summer for these rooms.

They have nice and clean rooms, big bathrooms and nice shower. The breakfast is in the restaurant and it's really good too. The B&B doesn't have receptionist, but problably you won't need one because the manager explains everything on your arrival. And if you do, just go down to the restaurant and the waiters will help you with whatever you need. Excellent location!

Lovely clean spacious room close to Rialto Bridge and main square. Great breakfast with good service. Would stay again.

Very bad welcome from the girl working there. We had chosen my room 3 months in advance (at the time of booking) which has never been given to us: instead, we ended up in the smallest, ugliest and darkest room.
Breakfast was good, but - again - the treatment we received since the good morning was very very bad: people in the restaurant/hotel were rude and unfriendly for the whole 4 days we stayed there.
Directions were wrong and to be honest, Piazza San Marco is not even the nicest place in Venice. Nothing happens at night and it is just a very touristy/shopping area.

I would go to the Jewish Quarter area next time: far more authentic and nice.
The price (140 Euros) wasn't worth it at all!

The directions given to us were excellent and we found the place very easily. This hotel is in a great location, right in the main square. Upon arrival were greeted by a very nice man who carried my bags up the stairs and gave us all the information we needed about the hotel. Our room was large and immaculate. For us, it didn't matter that there was no reception because the restaurant workers were able to answer any questions we had.
The breakfast was very simple but good. Sweets, bread, coffee and juice. My boyfriend is 6'3 and needs a little more in the morning, so the same man that helped us with check in offered to make him eggs and didn't even charge us. We also left very early on our last day, so they gave us our breakfast the night before so we could have it in the room before we left. The only Problem we has was the Tiny bathroom. My boyfriend (being 6'3 could not fit And had to shower with the Door open!) Overall I was very pleased with this bed and breakfast and would recommend it.
