This is the fifth time that I have stayed in Venice in recent years and so yes - the location is undoubtedly good, although it is possible to find others almost as well situated for a similar price.
The breakfast was however much better than the equivalent elsewhere... nothing extravagant, but more choice than usual and out of season, we found there was no problem with seating in the breakfast room.
The room (number 119) was clean and the bed comfortable, but it overlooked an alleyway with the window facing out onto a wall only a couple of metres away. Worse than the absence of any sort of view (unless you care for bricks!) or the noise with the early morning deliveries, was the almost complete lack of natural light. It would have been truly grim had we intended to stay there for any length of time during the day (although perhaps in summer a cool dark room would be welcome?) An upgrade was possible - at a price - but I just feel it's a bit mean to rent out such a room without forewarning. Sorry.More
