We were very disappointed with this hotel.

We had room 1 (San Andrea) on the ground floor, which contains 2 sleeping areas with a bathroom in between. Ideal for 2 adults and a child we thought. However, we found numerous problems with the room: e.g. tatty and broken furniture, and an air conditioning unit that leaked water onto the bed below. The bathroom was tiny (anyone above average size will struggle to use the shower comfortably), and a small pool of water would occasionally appear on the bathroom floor. The shower doors kept coming off their rail every time they got knocked accidently while showering. No kettle was provided (though we were given one when we asked).

The room is said to have a view of a canal bridge - however, this is only visible if you stand up to look out (the windows are high up), and even then the view is minimal. One of the reasons we booked this room was because of the views that were mentioned on the website.

Breakfast is served in your room, which would be fine except for the fact that there is only one small (and wobbly) table on which to put it. We thus had to sit on the edge of the bed whilst balancing plates and cups in order to eat. The breakfast itself was poor - biscuits, crackers, brioches still in their plastic wrappers etc. All in all the worse breakfast we have ever had on a holiday!

There are no staff on site except 8am to 1pm, which means that if you need to contact someone you need a mobile phone, and even then it is difficult as the person we spoke to had limited English.
To be fair, the location of the hotel is convenient, and the staff on duty in the mornings were helpful but they had to work within the resources provided.

Overall, we were not impressed at all. There are a lot of B&Bs/hotels in Venice, and I am sure there are better ones available at a similar price (or less).

Excellent hotel in Venice, when we arrived we were met by Adina, very friendly lady, she showed us maps and gave handy tips about getting around Venice! The room was clean and spacious with a view of the canal outside! Location was perfect, 5min walk to main areas but away from the hustle and bustle! Restaurants and bars in this area are more local that tourist and are a little cheaper!
Would definitely recommend this for a stay in Venice- very good value as hotels in Venice are expensive!

This hotel was in a quiet part of Venice, but still close enough to the shops, restaurants, etc. and to the waterbus. The hotel itself was 'olde worlde' Venice, large bedrooms, 4 poster bed, lovely painted wardrobes and a modern shower/bathroom. Breakfast was brought on a tray to our room and was a continental breakfast. We had a key to the hotel, so could come and go as we pleased. The hotel was on the canal, but the boats were very quiet, you could just hear the swish of the water as they passed. A lovely hotel and a very friendly English speaking receptionist.

Room Tip: There are only 5 bedrooms in this hotel, but they are lovely.

This is a great location. Near the boat from airport. Walk to everywhere. Nice and quiet. Canal lapping on wall outside. Very real experience in Rome.

We stayed one night in Venice and had chosen the accommodation based on the fact it was right next to one of the first stops on the water taxi ride from the Airport and was reasonably cheap by Venice standards. The women who met us was very helpful and had a good grasp of English and was able to provide us with maps and some recommendations for our stay. The A/C didn't work however, but during September the room wasn't overly warm. The room and en-suite bathroom were small but for one night to sleep after exploring the city all day was more than adequate. The breakfast was delivered to the room and again although nothing but the coffee was "fresh" as such there was enough to get the day started. Overall if its comfort you are looking for then maybe not a place for more than one night but suited us down to the ground

We chose the Locanda Acquavita as it had two adjoining bedrooms suitable for a family of four. We stayed in July and the air conditioned bedrooms were a perfect retreat after the heat of a day exploring. The rooms were very clean and comfortable. Breakfast was brought to the room on a tray. There was a choice of coffee, hot chocolate, bread, jams, croissants and biscuits. The fridge in the room was also kept stocked with still and sparkling water.
At night there was no noise at all from the b&b or from the surrounding streets.
In general we found Venice a very relaxing place to be, very well maintained streets. There was no smell at all from the canals. The Locanda Acquavita is within walking distance of restaurants and five minutes from the boats which will take you around the island. We would definitely stay there again.

I booked Room #1 for myself and my three children (20, 14, 11 yrs). The location was great, easy access to the water taxis, and on a canal. However, the owner couldnt be bothered to check us in. We were greated by the maid. Not a problem in and of itself, but sure was a forbearing of what was to come... The beds: there was a king (actaully two twins shoved together, and two twins placed head to foot. The smaller room that had the vetical line of beds had very comfortable beds. The "king" bed must have been made in 1950 because it was SOOO soft that even my kids couldnt tolerate it. The linens were very clean. The description states air conditioning in the public rooms and in each room. What they should have said is the air conditioning doesnt work anywhere unless you consider keeping the rooms at 94 degrees (no, I am not kidding). When we arrived, I called the Manager (Gina) who promised me it would be taken care of that night- it wasnt. It was so hot that we went outside to cool down only to be greeted by a large party---of RATS-- playing in the street. As there were no screens, we couldnt even open the windows, lest the rats come inside. We ended up sleeping on the marble floors just to stay somewhat cool. Gina then promised that when we got back that afternoon that the A/C would be working. It wasnt. It was 96 degrees inside.A guy did show up to "look at the A/C, but turns out that he was a taxi driver who didnt know anything about the A/C. We asked to be transfered to another of their hotels which she was unwilling to do. She did offer us a 20% discount to stay. We refused and ended up leaving Venice as everyone felt so ill from the heat. I wouldnt recommend this place to anyone. The nice Australian who was also staying was treated the same and left as well... This is the first bad review I have ever made. But I STRONGLY advise that you stay as far from this "hotel" as possible. Oh, and the breakfast provided was great if you like pre-fab'd (read Little Debbie) "pastries- not even the toast was made on site.
